BIM在天津萬(wàn)達(dá)中心項(xiàng)目全生命周期管理中的應(yīng)用研究

【摘要】:工程項(xiàng)目管理,尤其是大型復(fù)雜項(xiàng)目的管理具有專業(yè)性強(qiáng)、參與方多、跨學(xué)科協(xié)作、投資規(guī)模大、風(fēng)險(xiǎn)可控度差等諸多特性。從全壽命周期項(xiàng)目管理的視角來(lái)看,大型復(fù)雜項(xiàng)目的管理存在著一定的困難,傳統(tǒng)項(xiàng)目管理中進(jìn)度、成本、質(zhì)量、安全、合同、信息以及溝通協(xié)調(diào)等七大要素難以得到兼顧。鑒于此,將信息管理技術(shù)應(yīng)用到工程項(xiàng)目管理中,實(shí)現(xiàn)工程項(xiàng)目的信息化管理正逐步成為建筑業(yè)的發(fā)展趨勢(shì)之一。BIM (Building Information Modeling)技術(shù)作為信息化時(shí)代建筑業(yè)的發(fā)展趨勢(shì),目前已在很大范圍內(nèi)獲得研究和應(yīng)用,其實(shí)質(zhì)是基于全壽命周期的工程管理信息化技術(shù)。應(yīng)用BIM技術(shù)有助于提升公司運(yùn)營(yíng)效率及項(xiàng)目管理水平,進(jìn)而降低工程項(xiàng)目開(kāi)發(fā)的成本投入、提高項(xiàng)目投資決策的效率及信息質(zhì)量、并實(shí)現(xiàn)資源的節(jié)約利用。廣泛推進(jìn)BIM技術(shù)在項(xiàng)目開(kāi)發(fā)全壽命周期中的應(yīng)用,將從根本上推動(dòng)國(guó)內(nèi)建筑業(yè)的信息化發(fā)展進(jìn)程,最終實(shí)現(xiàn)建筑信息化及建筑產(chǎn)業(yè)化的發(fā)展目標(biāo)。本文在分析天津萬(wàn)達(dá)中心管理現(xiàn)狀的基礎(chǔ)上,應(yīng)用BIM技術(shù)優(yōu)化解決其在規(guī)劃、設(shè)計(jì)、施工以及后期運(yùn)維階段存在的問(wèn)題。在基礎(chǔ)理論方面,本文詳細(xì)闡述了BIM技術(shù)的特點(diǎn)及其應(yīng)用的技術(shù)原理,介紹了BIM技術(shù)在項(xiàng)目管理不同階段的應(yīng)用,BIM技術(shù)與IFC標(biāo)準(zhǔn)之間的數(shù)據(jù)關(guān)系,BIM技術(shù)在項(xiàng)目各參與方中的應(yīng)用以及在項(xiàng)目管理不同階段的具體應(yīng)用。此外,本文基于BIM技術(shù)構(gòu)建了項(xiàng)目管理框架,并設(shè)計(jì)了BIM技術(shù)在項(xiàng)目管理之中應(yīng)用的執(zhí)行方案,以期實(shí)現(xiàn)基于全壽命周期的BIM技術(shù)項(xiàng)目管理。.在研究“BIM技術(shù)在天津萬(wàn)達(dá)中心項(xiàng)目管理不同階段的應(yīng)用”的過(guò)程中,本文在使用傳統(tǒng)項(xiàng)目管理方法處理天津萬(wàn)達(dá)中心項(xiàng)目不同開(kāi)發(fā)階段存在的問(wèn)題的基礎(chǔ)上,利用BIM技術(shù)優(yōu)化各階段項(xiàng)目管理方法。該部分研究?jī)?nèi)容主要包含以下方面:(1)在項(xiàng)目的設(shè)計(jì)階段,采用BIM技術(shù)進(jìn)行可視化的三維協(xié)同設(shè)計(jì),避免了不同專業(yè)之間的碰撞,并結(jié)合綠色建筑設(shè)計(jì)指標(biāo)對(duì)建筑物進(jìn)行節(jié)能分析;(2)在施工階段,本文主要研究了BIM技術(shù)在施工圖碰撞檢查、施工成本動(dòng)態(tài)控制、可視化的施工質(zhì)量控制、復(fù)雜施工節(jié)點(diǎn)技術(shù)交底、可視化的4D管理系統(tǒng)施工進(jìn)度分析及控制等方面的應(yīng)用;(3)在建筑物的運(yùn)維管理階段,結(jié)合竣工模型的交付,接通第三方運(yùn)維管理系統(tǒng)并參照IFC數(shù)據(jù)的開(kāi)發(fā)對(duì)接BIM模型,實(shí)現(xiàn)對(duì)商業(yè)地產(chǎn)項(xiàng)目后期的運(yùn)營(yíng)管理(包括建筑物空間資源的租售管理,商場(chǎng)安全防火管理以及建筑物設(shè)備的更新維修管理等),實(shí)現(xiàn)對(duì)建筑物智慧化的運(yùn)維管理(從單體建筑的智慧化管理推動(dòng)智慧城市的建設(shè)發(fā)展)。最后,本文基于BIM技術(shù)在天津萬(wàn)達(dá)中心項(xiàng)目的實(shí)際應(yīng)用,完成對(duì)在建筑工程管理中應(yīng)用BIM技術(shù)的策劃,希望有助于推進(jìn)國(guó)內(nèi)建筑業(yè)向綠色節(jié)能、信息化、產(chǎn)業(yè)化的方向發(fā)展。
[Abstract]:Engineering project management, especially the management of large and complex projects, has many characteristics, such as strong specialization, multiple participants, interdisciplinary cooperation, large scale of investment, poor risk control and so on. From the point of view of life-cycle project management, there are some difficulties in the management of large and complex projects. In traditional project management, seven factors, such as schedule, cost, quality, safety, contract, information and communication coordination, are difficult to be taken into account. In view of this, applying the information management technology to the engineering project management, realizing the information management of the engineering project is gradually becoming one of the development trends of the construction industry .BIM (Building Information Modeling) technology as the development trend of the construction industry in the information age. At present, it has been studied and applied in a wide range, and its essence is the engineering management information technology based on the whole life cycle. The application of BIM technology can improve the company's operational efficiency and project management level, reduce the cost input of project development, improve the efficiency of project investment decision and the quality of information, and realize the conservation and utilization of resources. Widely promoting the application of BIM technology in the whole life cycle of project development will fundamentally promote the information development process of domestic construction industry and finally realize the development goal of building informatization and building industrialization. Based on the analysis of the present management situation of Tianjin Wanda Center, this paper applies BIM technology to solve the problems existing in the planning, design, construction and later operation and maintenance stages of Wanda Center. In terms of basic theory, the characteristics of BIM technology and the technical principle of its application are described in detail in this paper. This paper introduces the application of BIM technology in different stages of project management. The data relationship between BIM technology and IFC standard is introduced. The application of BIM technology in different stages of project management is also introduced. In addition, this paper constructs the project management framework based on BIM technology, and designs the implementation scheme of the application of BIM technology in project management, in order to realize the BIM technology project management based on the whole life cycle. In the course of studying "the application of BIM technology in different stages of project management of Tianjin Wanda Center", this paper uses the traditional project management method to deal with the problems existing in different stages of development of Tianjin Wanda Center Project. The BIM technology is used to optimize the project management methods in each stage. This part mainly includes the following aspects: (1) in the project design phase, using BIM technology to visualize 3D collaborative design, to avoid the collision between different majors, In the construction stage, this paper mainly studies the BIM technology in the construction drawing collision inspection, construction cost dynamic control, visual construction quality control. The application of complex construction node technology, visual 4D management system construction schedule analysis and control. (3) in the building operation and maintenance management stage, combined with the completion of the delivery of model, Connecting with the third party operation and maintenance management system and referring to the development of IFC data and docking the BIM model to realize the management of commercial real estate project in the later stage (including the rental and sale management of building space resources), In order to realize the operation and maintenance management of building intelligentization, the management of building safety and fire prevention and the renewal and maintenance of building equipment are realized (from the intelligent management of single building to promote the construction and development of intelligent city). Finally, based on the practical application of BIM technology in Tianjin Wanda Center project, the author plans the application of BIM technology in construction engineering management, hoping to help promote the development of domestic construction industry towards green energy saving, information technology and industrialization.
