RA房地產(chǎn)公司設(shè)計(jì)管理案例研究

【摘要】:RA房地產(chǎn)公司是一家大型房地產(chǎn)開發(fā)企業(yè),每年有多個(gè)項(xiàng)目同時(shí)啟動(dòng),在引入項(xiàng)目設(shè)計(jì)管理前,需要投入相當(dāng)多的人力、財(cái)力和精力進(jìn)行項(xiàng)目執(zhí)行管理,盡管如此仍然收效甚微,本文從RA房地產(chǎn)公司開發(fā)者的角度出發(fā),針對(duì)如何做好房地產(chǎn)項(xiàng)目的設(shè)計(jì)管理工作進(jìn)行科學(xué)深入的研究,通過對(duì)RA房地產(chǎn)公司設(shè)計(jì)管理工作進(jìn)行建立和完善,幫助企業(yè)更好的發(fā)展和進(jìn)步。首先論文對(duì)研究目的和意義、研究思路及方法進(jìn)行了詳細(xì)的說明,同時(shí)對(duì)RA房地產(chǎn)公司以及整個(gè)房地產(chǎn)行業(yè)的發(fā)展做了介紹;接下來論文通過四個(gè)關(guān)于RA房地產(chǎn)公司設(shè)計(jì)管理方面的案例呈現(xiàn),來引出當(dāng)前RA房地產(chǎn)公司在設(shè)計(jì)管理方面遇到的困惑和問題;論文的第三部分對(duì)課堂上所學(xué)到的項(xiàng)目管理、設(shè)計(jì)管理等方面的理論進(jìn)行了匯總和梳理,通過理論結(jié)合實(shí)踐的方式對(duì)案例進(jìn)行了科學(xué)、客觀的分析,發(fā)現(xiàn)當(dāng)前的RA房地產(chǎn)公司在設(shè)計(jì)管理方面存在設(shè)計(jì)進(jìn)度不嚴(yán)謹(jǐn)、設(shè)計(jì)成本不經(jīng)濟(jì)、知識(shí)管理不完善和職能結(jié)構(gòu)不合理等問題,正是這一系列的問題導(dǎo)致了RA房地產(chǎn)公司的設(shè)計(jì)管理工作較為混亂,嚴(yán)重影響了整個(gè)公司的正常運(yùn)轉(zhuǎn),如果不能進(jìn)行有效地整改和創(chuàng)新,必然對(duì)RA房地產(chǎn)公司未來的設(shè)計(jì)管理工作以及整體發(fā)展帶來無法擺脫的束縛;最后論文采用了理論結(jié)合實(shí)踐的科學(xué)方法,有針對(duì)性的對(duì)RA房地產(chǎn)公司出現(xiàn)的設(shè)計(jì)管理問題進(jìn)行解決,提出了針對(duì)RA房地產(chǎn)公司進(jìn)行項(xiàng)目進(jìn)度體系建設(shè)、設(shè)計(jì)管理費(fèi)用控制、項(xiàng)目設(shè)計(jì)知識(shí)體系研發(fā)、組織架構(gòu)優(yōu)化的建議和對(duì)策,通過這些科學(xué)且行之有效的方案和方法,徹底解決了病灶的根源問題,保證RA房地產(chǎn)公司的設(shè)計(jì)管理工作步入正軌,有效地提升了企業(yè)的工作效率、工作質(zhì)量和核心競爭力。近年來,由于整個(gè)房地產(chǎn)行業(yè)的開發(fā)和管理理念不斷更新和變化,設(shè)計(jì)管理這一新興管理方式逐漸開始在房地產(chǎn)項(xiàng)目開發(fā)過程中扮演極其重要的角色,不僅可以幫助企業(yè)對(duì)整個(gè)項(xiàng)目進(jìn)行管控,同時(shí)也可以事先規(guī)避很多風(fēng)險(xiǎn),保證房地產(chǎn)項(xiàng)目的順利進(jìn)行。本文正是結(jié)合這個(gè)契機(jī)針對(duì)RA房地產(chǎn)公司進(jìn)行了設(shè)計(jì)管理問題的改良和完善,不僅解決了RA房地產(chǎn)公司在項(xiàng)目設(shè)計(jì)管理方面的后顧之憂,同時(shí)也為其他同類房地產(chǎn)公司解決設(shè)計(jì)管理問題提供了十分有價(jià)值的參考和借鑒。
[Abstract]:The RA real estate company is a large real estate development enterprise, has many projects to start at the same time every year, before introducing the project design management, needs to invest the considerable manpower, the financial resources and the energy to carry on the project execution management, In spite of this, there is still little effect. From the perspective of RA real estate developers, this paper carries out a scientific and in-depth study on how to do well the design and management of real estate projects. Through the RA real estate company design management work to establish and perfect, to help enterprises better development and progress. First of all, the purpose and significance of the research, research ideas and methods are described in detail, and the development of RA real estate company and the whole real estate industry is introduced. Then the thesis presents four cases about the design management of RA real estate company to elicit the puzzles and problems encountered by the RA real estate company in the design management. The third part of the paper is about the project management in the classroom. The theory of design management is summarized and combed, the case is analyzed scientifically and objectively through the combination of theory and practice, and it is found that the design progress of RA real estate company is not strict in the aspect of design management. The design cost is not economical, the knowledge management is not perfect and the function structure is unreasonable. It is this series of problems that lead to the confusion of the design management of RA real estate company, and seriously affect the normal operation of the whole company. If it can not be effectively rectified and innovated, it will inevitably bring the irrevocable shackles to the future design management work and the overall development of RA real estate company. Finally, the paper adopts the scientific method of combining theory with practice. Aiming at solving the design management problems of RA real estate company, this paper puts forward the project schedule system construction, design management cost control, project design knowledge system research and development for RA real estate company. The suggestions and countermeasures of organizational structure optimization, through these scientific and effective programs and methods, thoroughly solve the root causes of the focus and ensure that the design and management work of RA real estate company is on the right track. Effectively improve the work efficiency, work quality and core competitiveness of the enterprise. In recent years, as the development and management concept of the whole real estate industry is constantly updated and changed, the new management mode of design management has gradually begun to play an extremely important role in the process of the development of real estate projects. Not only can help the enterprise control the whole project, but also can avoid a lot of risks in advance to ensure the smooth progress of the real estate project. This paper combines this opportunity to improve and improve the design management of RA real estate companies, which not only solves the concerns of RA real estate companies in project design management. At the same time, it also provides valuable reference for other similar real estate companies to solve design management problems.
