上海自由貿(mào)易試驗區(qū)保稅倉庫工程項目管理研究

【摘要】:S公司是當前上海自貿(mào)區(qū)洋山區(qū)域的主體開發(fā)企業(yè),具體負責開發(fā)洋山保稅港區(qū)內(nèi)的6平方公里區(qū)域。S公司作為新成立的國有開發(fā)企業(yè),目前工程管理崗位專業(yè)工程師配備數(shù)量不足,而開發(fā)體量卻相對較大,這和短期內(nèi)大規(guī)模、高標準、多樣化的物業(yè)需求形成了供需矛盾。在此情況下,S公司必須重點做好工程項目建設管理工作。本論文選取S公司新建保稅倉庫項目管理作為研究對象,以幫助S公司優(yōu)化工程項目管理、降低建設成本、加速工程進度、提升項目質(zhì)量,形成良好的綜合競爭力,并最終實現(xiàn)對區(qū)域發(fā)展的拉動作用。 最近幾年,有多位國內(nèi)外學者基于不同角度,應用相關管理學科理論和工具,針對國內(nèi)外工程項目的管理開展了研究探索。本論文在總結(jié)歸納國內(nèi)外各專業(yè)學者的理論以及應用實踐的基礎之上,從建設工程項目質(zhì)量管理、工程項目進度管理以及工程項目投資造價管理等基礎理論出發(fā),將上海自貿(mào)試驗區(qū)X保稅倉庫工程項目作為具體研究案例,分析了項目建設過程當中的一系列實際問題,并分別基于安全、進度、質(zhì)量以及投資造價等角度做出探討,同時提出具體有效的解決對策,最終形成一整套具備現(xiàn)實操作意義的“多方綜合控制”工程項目管理體系,以期能夠為上海自貿(mào)試驗區(qū)內(nèi)后續(xù)新建工程項目管理提供參考與借鑒。
[Abstract]:Company S is the main development enterprise in the Yangshan area of the Shanghai Free Trade Zone. It is specifically responsible for the development of the 6 square kilometer area of the Yangshan bonded Port area. S Company is the newly established state-owned development enterprise. At present, the number of professional engineers in engineering management positions is insufficient, but the amount of development is relatively large, which forms the contradiction between supply and demand for large scale, high standard and diversified property demand in the short term. In this case, the company must focus on engineering project construction management. This paper selects S Company's new bonded warehouse project management as the research object, in order to help S company optimize the engineering project management, reduce the construction cost, accelerate the project progress, improve the project quality, and form the good comprehensive competitiveness. And finally realize the pull role of regional development. In recent years, many scholars at home and abroad have carried out research and exploration on the management of engineering projects at home and abroad by applying relevant management theories and tools. On the basis of summing up the theory and application practice of various professional scholars at home and abroad, this paper starts from the basic theories of construction project quality management, project schedule management and project investment cost management. Taking the X bonded warehouse project of Shanghai Free Trade Test area as a specific case study, this paper analyzes a series of practical problems in the construction process of the project, and makes a discussion based on the aspects of safety, progress, quality and investment cost respectively. At the same time, it puts forward concrete and effective solutions, and finally forms a set of "multi-party integrated control" project management system with practical operational significance. In order to provide reference for the management of new construction projects in Shanghai Free Trade Test area.
