【摘要】：在不斷向業(yè)主提供服務(wù)的同時,業(yè)主的需求隨著經(jīng)濟和社會的發(fā)展也在不斷的發(fā)生改變,他們的利益已經(jīng)從原來的眼前的利益投身到一種比較長遠的利益之中,追求一種比較舒適、便利以及完善完美的現(xiàn)代生活,物業(yè)管理要不斷的進步,不僅要達到業(yè)主的基本需要,而且還要想到業(yè)主之所想,做到業(yè)主之所急。建設(shè)一套符合物業(yè)公司的智能化物業(yè)管理系統(tǒng)平臺,是為了加強物業(yè)公司管理水平建設(shè),能夠更好的服務(wù)管理人員對物業(yè)相關(guān)工作的管理,更好的建立高效的服務(wù)。本課題主要是結(jié)合物業(yè)公司智能化小區(qū)物業(yè)建設(shè)的相關(guān)需求并實地進行調(diào)研,根據(jù)軟件開發(fā)理論和項目管理理論進行了設(shè)計,本文基于J2EE平臺,結(jié)合了SQL Server2005、Struts等技術(shù)對智能化小區(qū)物業(yè)管理系統(tǒng)進行設(shè)計與實現(xiàn),在設(shè)計的過程中利用了MVC設(shè)計模式。首先對相關(guān)技術(shù)進行了簡要的概述,進而從可行性、非功能和功能等方面進行了分析,在此之上,從概要、詳細和數(shù)據(jù)庫等方面對系統(tǒng)進行了設(shè)計。在系統(tǒng)實現(xiàn)部分,依次從系統(tǒng)實現(xiàn)環(huán)境、數(shù)據(jù)庫的實現(xiàn)和基于B/S的智能化小區(qū)物業(yè)管理系統(tǒng)的實現(xiàn)三方面進行展開,其中基于B/S的智能化小區(qū)物業(yè)管理系統(tǒng)的實現(xiàn)對房產(chǎn)管理、住戶管理、收費管理、綜合管理、系統(tǒng)管理等模塊進行實現(xiàn)。本課題所設(shè)計并開發(fā)的物業(yè)公司智能化小區(qū)物業(yè)管理系統(tǒng)能夠?qū)崿F(xiàn)物業(yè)公司對智能化小區(qū)物業(yè)相關(guān)工作的信息化與流程化管理,對于房產(chǎn)相關(guān)信息的管理、收費的信息管理等業(yè)務(wù)提供了很大方便,同時梳理了物業(yè)實業(yè)公司智能化小區(qū)物業(yè)業(yè)務(wù)流程,能夠有效提高智能化小區(qū)物業(yè)管理的工作效率。
[Abstract]:While providing services to the owners, the needs of the owners are constantly changing with the development of the economy and society. Their interests have been thrown into a relatively long-term interest from the original immediate interests. In pursuit of a more comfortable, convenient and perfect modern life, property management should not only achieve the basic needs of the owners, but also want to think of the owners, to achieve the urgent needs of the owners. Building a set of intelligent property management system platform in line with the property company is to strengthen the property company management level construction, can better service managers to property related work management, a better establishment of efficient services. Based on the theory of software development and project management, this paper is based on J2EE platform. Combining SQL Server 2005 Struts and other technologies to design and implement the intelligent residential property management system, the MVC design pattern is used in the design process. Firstly, this paper gives a brief overview of the related technologies, and then analyzes the feasibility, non-function and function of the system, and designs the system from the aspects of summary, detail and database. In the part of system realization, the realization of system environment, the realization of database and the realization of intelligent residential property management system based on B / S are carried out in turn, in which the realization of intelligent real estate management system based on B / S is applied to real estate management. Household management, charge management, integrated management, system management and other modules are implemented. The intelligent residential property management system designed and developed in this paper can realize the informationization and flow management of the property related work of the property company, and the management of the related information of the real estate. Charging information management and other business provide a great convenience, at the same time combing the property business process of intelligent residential property companies, can effectively improve the efficiency of intelligent residential property management.
