【摘要】：工程質(zhì)量不僅關(guān)系到工程項(xiàng)目的功能、使用價(jià)值、使用年限,更關(guān)系到國(guó)家利益,人民群眾生命財(cái)產(chǎn)的安全。改革開(kāi)放以來(lái),尤其時(shí)至今日,現(xiàn)代化建設(shè)事業(yè)突飛猛進(jìn),建設(shè)領(lǐng)域無(wú)論是建設(shè)規(guī)模和投資規(guī)模都在不斷擴(kuò)張,對(duì)工程項(xiàng)目質(zhì)量管理的技術(shù)和方法的創(chuàng)新提出了新的要求。特別是很多有特色建筑工程正在成為某些城市地標(biāo)等。建筑業(yè)在整個(gè)國(guó)民經(jīng)濟(jì)中的地位凸顯,因?yàn)榻ㄖ䴓I(yè)是以勞動(dòng)密集型的產(chǎn)業(yè)活動(dòng)為主,在為社會(huì)提供大量的就業(yè)崗位,緩解就業(yè)壓力的同時(shí),建筑業(yè)也能夠帶動(dòng)其他相關(guān)的產(chǎn)業(yè)的發(fā)展,如建材業(yè)、物業(yè)管理類的服務(wù)業(yè)等。另外,建筑業(yè)也是各類突發(fā)事件、救災(zāi)搶險(xiǎn)的重要力量。建筑業(yè)在發(fā)展的同時(shí)不僅滿足了消費(fèi)者對(duì)物質(zhì)(房產(chǎn)工程)日益增長(zhǎng)的需求,更推動(dòng)社會(huì)經(jīng)濟(jì)的增長(zhǎng),提高我們國(guó)家的綜合實(shí)力。建筑業(yè)在社會(huì)發(fā)展中的作用顯而易見(jiàn),而建筑業(yè)要想取得長(zhǎng)遠(yuǎn)發(fā)展,必須要提高工程質(zhì)量。企業(yè)在發(fā)展過(guò)程中,工程質(zhì)量決定著建筑業(yè)的發(fā)展,一旦出現(xiàn)工程質(zhì)量問(wèn)題,會(huì)對(duì)企業(yè)產(chǎn)生致命的影響。所以以質(zhì)量求生存,以質(zhì)量求發(fā)展,成為企業(yè)生存并發(fā)展壯大的質(zhì)量管理目標(biāo)。本文以虞河小鎮(zhèn)房產(chǎn)開(kāi)發(fā)工程建設(shè)項(xiàng)目為例,通過(guò)運(yùn)用項(xiàng)目質(zhì)量管理的理論與方法,對(duì)虞河小鎮(zhèn)房產(chǎn)開(kāi)發(fā)工程項(xiàng)目的質(zhì)量管理過(guò)程進(jìn)行研究,在分析其質(zhì)量管理存在問(wèn)題的基礎(chǔ)上,提出了全過(guò)程全面的質(zhì)量管理模式,按照全面質(zhì)量管理思路,以工程質(zhì)量為紐帶,將工程建設(shè)各周期階段和施工階段影響施工質(zhì)量的各因素綜合進(jìn)行研究,實(shí)施縱向的全過(guò)程和橫向的全面質(zhì)量管理,并對(duì)本項(xiàng)目正在進(jìn)行的質(zhì)量管理進(jìn)行評(píng)價(jià)并提出在質(zhì)量管理中的改進(jìn)建議,進(jìn)一步提高企業(yè)的經(jīng)濟(jì)效益,為探索適合我國(guó)國(guó)情的工程質(zhì)量管理模提供參考。本文對(duì)虞河小鎮(zhèn)房產(chǎn)開(kāi)發(fā)工程項(xiàng)目的質(zhì)量管理案例的分析,是通過(guò)查閱大量文獻(xiàn)和實(shí)地調(diào)研相結(jié)合進(jìn)行的,同時(shí)采用了圖表演示等方法,綜合項(xiàng)目管理等相關(guān)學(xué)科的概念和理論進(jìn)行研究。
[Abstract]:The quality of the project is not only related to the function, use value and service life of the project, but also related to the national interest and the safety of the people's life and property. Since the reform and opening up, especially today, the cause of modernization has been advancing by leaps and bounds. Both the construction scale and the investment scale are constantly expanding in the construction field, which puts forward new requirements for the innovation of the technology and method of project quality management. In particular, many characteristic construction projects are becoming some city landmarks and so on. The position of the construction industry in the whole national economy is prominent, because the construction industry is dominated by labor-intensive industrial activities, providing a large number of jobs for the society and relieving the employment pressure at the same time. Construction industry can also drive the development of other related industries, such as building materials industry, property management services and so on. In addition, the construction industry is also a variety of emergencies, an important force in disaster relief. The development of construction industry not only meets the increasing demand of consumers for material (real estate engineering), but also promotes the growth of social economy and enhances the comprehensive strength of our country. The function of the construction industry in the social development is obvious, and the construction industry must improve the engineering quality if it wants to obtain the long-term development. In the process of enterprise development, engineering quality determines the development of the construction industry. Once the engineering quality problem appears, it will have a fatal impact on the enterprise. Therefore, to survive by quality and to develop by quality has become the goal of quality management for the survival and development of enterprises. Taking Yuhe small town real estate development project as an example, this paper studies the quality management process of Yuhe small town real estate development project by using the theory and method of project quality management. Based on the analysis of the existing problems in the quality management, the overall quality management mode of the whole process is put forward. According to the train of thought of total quality management, the project quality is the link. The factors that affect the construction quality in each construction cycle and construction stage are studied synthetically, and the whole process and horizontal total quality management are carried out. The quality management of this project is evaluated and some suggestions are put forward to improve the economic benefit of the enterprise, and to provide a reference for the exploration of the engineering quality management model suitable for the national conditions of our country. In this paper, the case analysis of quality management of Yuhe small town real estate development project is carried out by consulting a large number of documents and field research, and using the methods of chart and illustration. The concept and theory of integrated project management and other related disciplines are studied.
