長春國際廣場工程項(xiàng)目施工進(jìn)度控制研究

【摘要】:建筑業(yè)已經(jīng)成為我國名副其實(shí)的支柱產(chǎn)業(yè)。預(yù)計(jì)到2050年,中國城市化率將提高到76%以上,城市對整個國民經(jīng)濟(jì)的貢獻(xiàn)率將達(dá)到95%以上。都市圈、城市群、城市帶和中心城市的發(fā)展預(yù)示了中國城市化進(jìn)程的高速發(fā)展,也預(yù)示著建筑業(yè)有更廣闊的市場空間。“十二五”規(guī)劃中建筑業(yè)仍占據(jù)重要地位,同時建筑市場的競爭將日趨激烈。自從90年代以來我國建筑市場的激烈競爭,業(yè)主單位處于主導(dǎo)地位,對施工企業(yè)的要求也越來越高,利潤率呈下降趨勢,特別是對施工進(jìn)度和質(zhì)量的要求達(dá)到了近乎苛刻的程度,一旦施工單位中標(biāo)簽訂了施工合同,業(yè)主單位就對工程項(xiàng)目的進(jìn)度要求十分緊迫。根據(jù)項(xiàng)目管理專家的統(tǒng)計(jì),由于工程項(xiàng)目的工期超出合同工期而造成項(xiàng)目經(jīng)濟(jì)效益失敗的占80%以上。我國自80年代在建筑行業(yè)引入了項(xiàng)目管理方法,經(jīng)過了多年的實(shí)踐和發(fā)展,已經(jīng)取得了巨大的經(jīng)濟(jì)效益和社會效益,但是我國大多數(shù)施工企業(yè)還相當(dāng)缺乏高層次、復(fù)合型的項(xiàng)目管理人才,在管理過程中憑經(jīng)驗(yàn)管理較多,還停留在粗放式的經(jīng)營管理模式上,,仍然存在一些薄弱環(huán)節(jié),未廣泛應(yīng)用項(xiàng)目管理的理論和方法進(jìn)行全面的管理和控制。而一個好的項(xiàng)目進(jìn)度的管理,必須建立科學(xué)的項(xiàng)目進(jìn)度計(jì)劃,有效的動態(tài)進(jìn)度管理與協(xié)調(diào),以及合理的控制影響項(xiàng)目進(jìn)度的其他因素,才能使項(xiàng)目得以順利進(jìn)行,達(dá)到預(yù)期工期目標(biāo)。 隨著我國建設(shè)項(xiàng)目的數(shù)量和規(guī)模不斷增長,要求施工工期越來越短,建設(shè)工程的進(jìn)度控制工作作為工程管理工作中的重要環(huán)節(jié),將直接決定工程自身能否順利竣工,關(guān)系到施工單位的聲譽(yù)與利益。工程進(jìn)度的有效控制是提高工程項(xiàng)目管理水平和節(jié)省工程投資成本、縮短建設(shè)周期的重要保證。工程進(jìn)度的水平直接關(guān)系到施工單位的效益及成本的控制水平,要達(dá)到進(jìn)度控制目標(biāo)需要項(xiàng)目建立有效的控制體系做以保障,采取可靠的措施,培育符合項(xiàng)目實(shí)際的項(xiàng)目文化,以提高管理人員的執(zhí)行力。因此,對建設(shè)項(xiàng)目的進(jìn)度管理,是施工管理中不可或缺的重要一環(huán),有著特殊的重要地位與作用,本文的研究可為類似項(xiàng)目的進(jìn)度管理提供借鑒意義。同時,對建設(shè)工程的施工進(jìn)度控制的探索和研究,無論對建設(shè)單位還是對施工單位而言,都具有十分重要的意義。 本文結(jié)合長春國際廣場工程項(xiàng)目,主要解決工程項(xiàng)目進(jìn)度編制以及工程項(xiàng)目進(jìn)度控制,同時制定出進(jìn)度方案的保證措施。通過在項(xiàng)目進(jìn)程中的進(jìn)度控制,提高項(xiàng)目管理的效率。
[Abstract]:The construction industry has become a pillar industry worthy of the name of our country. By 2050, China's urbanization rate will increase to more than 76 percent, and the urban contribution to the national economy will reach more than 95 percent. The development of metropolitan areas, urban agglomerations, urban belts and central cities indicates the rapid development of China's urbanization process, and also indicates that the construction industry has a broader market space. The construction industry still occupies an important position in the twelfth five-year plan, and the competition in the construction market will become increasingly fierce. Since the fierce competition in the construction market in our country since the 1990s, the owners and units are in the leading position, the requirements for the construction enterprises are also becoming higher and higher, and the profit margin is declining. Especially, the requirements of construction schedule and quality have reached a nearly harsh level. Once the construction unit has won the bid and signed the construction contract, the owner's unit has a very urgent request for the progress of the project. According to the statistics of project management experts, more than 80% of the project economic benefits fail due to the project duration exceeding the contract period. The project management method has been introduced in the construction industry in our country since 1980s. After many years of practice and development, it has achieved enormous economic and social benefits, but most of the construction enterprises in our country are still lack of high level. There are still some weak links in the complex project management talents, which are managed by experience and stay in the extensive management mode. The theory and method of project management are not widely used for comprehensive management and control. A good project schedule management, must establish scientific project schedule plan, effective dynamic schedule management and coordination, as well as reasonable control of other factors affecting the progress of the project, in order to enable the project to proceed smoothly. Achieve the target of the expected time limit. With the increasing number and scale of the construction projects in our country, the construction time limit is getting shorter and shorter. As an important part of the project management, the progress control work of the construction project will directly determine whether the project itself can be completed smoothly. Related to the reputation and interests of the construction unit. The effective control of project schedule is an important guarantee to improve the level of project management, save the cost of engineering investment and shorten the construction cycle. The level of the project schedule is directly related to the control level of the benefit and cost of the construction unit. In order to achieve the progress control goal, it is necessary for the project to establish an effective control system to ensure that the project should take reliable measures to foster a project culture that conforms to the project reality. To improve the executive power of the management. Therefore, the progress management of construction projects is an indispensable part of construction management, has a special important position and role, the study of this paper can provide a reference for the progress management of similar projects. At the same time, it is of great significance to explore and study the construction schedule control of the construction project, whether for the construction unit or the construction unit. Based on the Changchun International Plaza Project, this paper mainly solves the problem of project schedule preparation and project schedule control, and formulates the guarantee measures of the schedule scheme. Improve the efficiency of project management by controlling the progress of the project.
