【摘要】：本文基于中國2004—2013年289個地級市面板數(shù)據(jù),從空間經(jīng)濟(jì)學(xué)視角探究房價、土地財(cái)政與城鎮(zhèn)化三者關(guān)系,通過理論與實(shí)證檢驗(yàn)發(fā)現(xiàn):第一,中國房價有利于促進(jìn)土地城鎮(zhèn)化發(fā)展,卻抑制人口城鎮(zhèn)化發(fā)展,而土地財(cái)政是地方政府實(shí)行"攤大餅式"城鎮(zhèn)化發(fā)展的根源;第二,2004—2013年289個地級市人口與土地城鎮(zhèn)化發(fā)展大部分處于不協(xié)調(diào)狀態(tài),即人口城鎮(zhèn)化遠(yuǎn)滯后于土地城鎮(zhèn)化;第三,2004—2013年各地級市房價、土地財(cái)政、人口城鎮(zhèn)化、土地城鎮(zhèn)化及人口與土地城鎮(zhèn)化協(xié)調(diào)指數(shù)之間存在正的空間相關(guān)性;第四,基于地理距離、地理相鄰與經(jīng)濟(jì)距離權(quán)重,利用靜態(tài)SDM模型實(shí)證檢驗(yàn)發(fā)現(xiàn),商品房價格與土地財(cái)政收入水平越高,越不利于人口與土地城鎮(zhèn)化協(xié)調(diào)發(fā)展。
[Abstract]:Based on the panel data of 289 prefecture-level cities in China from 2004-2013, this paper explores the relationship among house prices, land finance and urbanization from the perspective of spatial economics.China's housing prices are conducive to promoting the development of land urbanization, but inhibit the development of population urbanization, and the land finance is the root of the local government to implement the "big cake" urbanization development;The second is that the population of 289 prefecture-level cities and the development of land urbanization are in a state of disharmony in the period 2004-2013, that is, the urbanization of the population lags far behind that of the urbanization of the land; third, the housing prices, land finance, and urbanization of the population in all prefecture-level cities in 2004-2013,There is a positive spatial correlation between land urbanization and population and land urbanization coordination index. Fourthly, based on geographical distance, geographical proximity and economic distance weight, we use static SDM model to test empirical results.The higher the price of commercial housing and land revenue, the more unfavorable to the coordinated development of population and land urbanization.
