【摘要】：贛州市對中心城區(qū)的危舊房實(shí)施改造的目的是為了城市發(fā)展的需要,更好的利用土地資源，改變城市面貌，實(shí)現(xiàn)城市更新，提升城市品位。 本文的研究主要是通過對贛州市中心城區(qū)的危舊房進(jìn)行實(shí)地調(diào)查，發(fā)現(xiàn)現(xiàn)實(shí)危舊房改造存在的問題，其主要表現(xiàn)在房屋征收補(bǔ)償?shù)倪^程中，只有有效地解決了房屋征收補(bǔ)償?shù)膯栴}，才能加快危舊房改造的步伐。根據(jù)危舊房改造的現(xiàn)實(shí)數(shù)據(jù)和相關(guān)信息資料，運(yùn)用危舊房改造的相關(guān)理論，結(jié)合實(shí)際情況，不斷總結(jié)經(jīng)驗(yàn)，對贛州市中心城區(qū)危舊房改造房屋征收補(bǔ)償出現(xiàn)的問題進(jìn)行定量定性分析，歸納總結(jié)，得出結(jié)論，為加快危舊房改造提供政策建議。在房屋征收補(bǔ)償方面主要結(jié)合贛州市中心城區(qū)危舊房改造的實(shí)際情況，運(yùn)用博弈論的方法對危舊房改造房屋征收補(bǔ)償過程中利益主體之間的利益問題進(jìn)行博弈分析，得出研究結(jié)論。 本文重點(diǎn)對贛州市中心城區(qū)危舊房改造在房屋征收補(bǔ)償過程中的利益主體之間的利益問題進(jìn)行了主要分析，結(jié)合實(shí)際情況建立博弈模型，將利益主體之間復(fù)雜的利益關(guān)系轉(zhuǎn)變成簡單的數(shù)學(xué)關(guān)系，再對數(shù)學(xué)關(guān)系進(jìn)行分析得出結(jié)論，提出對策建議。在房屋征收補(bǔ)償過程中，通過征收人與被征收人之間的博弈分析，提供有利的政策依據(jù)，減少經(jīng)濟(jì)利益矛盾糾紛，加快房屋征收的步伐；有利于被征收人和征收人之間達(dá)成房屋征收補(bǔ)償協(xié)議，要根據(jù)房屋征收補(bǔ)償?shù)膶?shí)際效果，提高房屋征收補(bǔ)償價(jià)格，，才能順利地完成房屋征收補(bǔ)償工作。 只有進(jìn)一步推進(jìn)贛州市中心城區(qū)危舊房改造房屋征收補(bǔ)償?shù)母黜?xiàng)工作,解決危舊房改造房屋征收補(bǔ)償工作中遇到的各種困難，才能加快贛州市中心城區(qū)危舊房改造的進(jìn)程，順利完成危舊房改造任務(wù)。
[Abstract]:The purpose of the renovation of the dangerous old houses in Ganzhou is to make better use of the land resources, change the appearance of the city, realize the renewal of the city and improve the city grade for the sake of the development of the city. The research of this paper is mainly through the field investigation of the dangerous old houses in Ganzhou City, and finds the problems existing in the reconstruction of the real dangerous old houses, which are mainly reflected in the process of house collection and compensation. Only by effectively solving the problem of housing collection and compensation, can we speed up the pace of the reconstruction of dangerous old houses. According to the actual data and relevant information materials of the reconstruction of dangerous old houses, we can use the relevant theory of the reconstruction of dangerous old houses. Combined with the actual situation and constantly summed up the experience of Ganzhou City in the city of dangerous old houses reconstruction of housing collection and compensation for the problems of quantitative qualitative analysis, summed up, draw a conclusion. In order to speed up the reconstruction of dilapidated old houses to provide policy recommendations. In the housing collection and compensation mainly combined with the Ganzhou city center of the city of dangerous old housing reconstruction of the actual situation. In this paper, the game theory is used to analyze the interests of the main bodies of interest in the process of collecting and compensating the houses for the reconstruction of old and dangerous houses, and the conclusion of the research is drawn. This paper focuses on the main analysis of the interests between the main interests in the process of house collection and compensation for the reconstruction of dilapidated old houses in the central urban area of Ganzhou City, and establishes a game model combined with the actual situation. The complex relationship between the main interests of the interests into a simple mathematical relationship, and then analysis of the mathematical relationship to draw conclusions, put forward countermeasures and suggestions in the process of housing collection and compensation. Through the game analysis between the expropriator and the expropriated person, it provides the favorable policy basis, reduces the economic interest contradiction dispute, speeds up the house collection step; It is beneficial to the house levy and compensation agreement between the expropriated person and the expropriator. According to the actual effect of the housing collection and compensation, the housing collection compensation price should be raised so as to successfully complete the housing collection and compensation work. Only to further promote the Ganzhou city center of old houses reconstruction of housing collection and compensation work, to solve the problems encountered in the collection and compensation of dangerous old houses. Only in order to speed up the process of reconstruction of dangerous old houses in the central district of Ganzhou City can we successfully complete the task of rebuilding dangerous old houses.
