【摘要】：“代建制”作為一種項(xiàng)目管理模式,最早起源于美國(guó),距今已有近百年的歷史,它主要是指建設(shè)項(xiàng)目、投資主體以合同的形式,選擇專業(yè)建設(shè)或管理公司代行投資主體職責(zé),負(fù)責(zé)投資管理和建設(shè)組織實(shí)施,項(xiàng)目建成后交付投資主體。但隨著市場(chǎng)需求的不斷變化,“代建制”在工程建設(shè)中的應(yīng)用模型也在不斷的發(fā)展演變。目前國(guó)際上廣泛運(yùn)用的“代建制”模式主要是工程總承包和項(xiàng)目委托管理。 而我國(guó)關(guān)于代建制管理模式改革的研究正在經(jīng)歷一個(gè)從不成熟到成熟完善的過(guò)程,大多研究只是針對(duì)“代建制”這種項(xiàng)目管理模式的研究,而對(duì)企業(yè)如何發(fā)展代建業(yè)務(wù),如何有效運(yùn)用這種模式的研究少之甚少,因而,本文以大連港口建設(shè)監(jiān)理咨詢有限公司為研究對(duì)象,對(duì)該公司的代建業(yè)務(wù)進(jìn)行了深入研究。 本文在對(duì)代建行業(yè)自身的發(fā)展?fàn)顩r及該公司的代建業(yè)務(wù)發(fā)展現(xiàn)狀進(jìn)行分析的基礎(chǔ)上,指出該公司代建業(yè)務(wù)目前存在的問(wèn)題,又從代建業(yè)務(wù)發(fā)展的外部環(huán)境狀況角度,分析了代建業(yè)務(wù)目前所面臨的威脅與挑戰(zhàn)；為了更好的發(fā)展代建業(yè)務(wù),本文運(yùn)用SWOT分析法,進(jìn)一步分析了該公司發(fā)展代建業(yè)務(wù)的優(yōu)勢(shì)、劣勢(shì)、威脅與挑戰(zhàn),并從建立科學(xué)合理的投資決策機(jī)制、明確經(jīng)營(yíng)范圍,鞏固和開(kāi)拓市場(chǎng)、實(shí)現(xiàn)代建業(yè)務(wù)管理創(chuàng)新、構(gòu)建代建業(yè)務(wù)管理體制、完善代建業(yè)務(wù)監(jiān)管機(jī)制、借助現(xiàn)代信息化手段提高代建業(yè)務(wù)管控水平等六個(gè)方面對(duì)該公司代建業(yè)務(wù)發(fā)展提供了相關(guān)建議,也為公司整體效益提升創(chuàng)造了有利條件。 此外,本選題的研究還可以為企業(yè)發(fā)展代建業(yè)務(wù)作出參考,促進(jìn)整個(gè)行業(yè)水平的提高。
[Abstract]:The "agent" as a model of project management, originated in the United States, which has a history of nearly one hundred years, it mainly refers to the construction project, investment in the form of a contract, choose a professional construction or management company took the main responsibility for investment, investment management and construction project organization and implementation, after the completion of the delivery of the investment subject but with the changing market demand, the application model of agent construction system in project construction is developed continuously. The extensive use of the "agent" is the main mode of general contracting and project management.
Research on agent construction management mode reform of our country is undergoing a process from immature to mature, most research is only for the "agent" of this project management mode, and on behalf of the construction business enterprise how to develop, how to effectively use this type of study less, therefore, this paper takes Dalian port construction Supervision Consulting Co. Ltd as the research object, on the company's behalf of the construction business has been studied.
In this paper the development status on behalf of the construction industry itself and the company's current generation built business development on the basis of the analysis, pointed out that the company on behalf of the construction business problems, and from the business development of the external environment perspective, analyzes the threats and challenges facing the construction business; in order to better the development of construction business, using the SWOT analysis method, further analysis of the company's development of construction business strengths, weaknesses, threats and challenges, and from the establishment of a scientific and reasonable investment decision-making mechanism, clear the scope of business, consolidate and develop the market, realize the management of construction business innovation, constructing the management system of construction business, perfect on behalf of the construction business supervision mechanism, with the help of modern information technology to improve the six aspects of construction business management and provides some suggestions on the development of the company on behalf of the construction business, but also for the company to improve the efficiency of the whole creation Advantage.
In addition, the research of this topic can also make reference for the enterprise to develop the construction business, and promote the improvement of the whole industry level.
