【摘要】：銀行企業(yè)在商業(yè)地產(chǎn)方面的開(kāi)發(fā)建設(shè),對(duì)其核心資產(chǎn)中固定資產(chǎn)部分的保值、增值具有重大意義。本文在結(jié)合BSB銀行商務(wù)大廈的開(kāi)發(fā)建設(shè)實(shí)務(wù),對(duì)BSB銀行商務(wù)大廈業(yè)務(wù)發(fā)展戰(zhàn)略進(jìn)行了深入的分析和研究,探索BSB銀行這樣的銀行企業(yè),考慮銀行企業(yè)經(jīng)營(yíng)范圍限制因素、滿足政策要求的前提下,降低建設(shè)開(kāi)發(fā)成本,總結(jié)出一套適合銀行企業(yè)投資開(kāi)發(fā)與經(jīng)營(yíng)商業(yè)地產(chǎn)的模式,達(dá)到既要降低投資風(fēng)險(xiǎn),又可獲得更高的、穩(wěn)定的投資效益。 本研究首先通過(guò)項(xiàng)目背景情況、BSB銀行背景情況,以及BSB銀行商務(wù)大廈項(xiàng)目的建設(shè)效果研究,分析了BSB銀行商務(wù)大廈產(chǎn)生的商業(yè)投資背景；然后,通過(guò)對(duì)項(xiàng)目開(kāi)發(fā)面臨的國(guó)家及包頭地區(qū)的政治法律、經(jīng)濟(jì)、技術(shù)分析、社會(huì)文以及商業(yè)地產(chǎn)環(huán)境研究,詳細(xì)分析了BSB銀行商務(wù)大廈項(xiàng)目面臨的外部環(huán)境；再通過(guò)對(duì)BSB銀行企業(yè)文化、企業(yè)管理、市場(chǎng)運(yùn)作、財(cái)務(wù)管理和產(chǎn)業(yè)轉(zhuǎn)移綜合駕馭能力的研究,分析了BSB銀行相關(guān)能力；詳細(xì)分析研究BSB銀行商務(wù)大廈項(xiàng)目開(kāi)發(fā)建設(shè)的優(yōu)勢(shì)、劣勢(shì)、機(jī)遇、威脅；最后提出了BSB銀行商務(wù)大廈的業(yè)務(wù)發(fā)展戰(zhàn)略,并提出了BSB銀行在商業(yè)地產(chǎn)方面發(fā)展戰(zhàn)略中所需的戰(zhàn)略相關(guān)
[Abstract]:The development and construction of commercial real estate of bank enterprises is of great significance to the preservation and appreciation of the fixed assets part of their core assets. This paper analyzes and studies the business development strategy of BSB Bank Commercial Building, explores the bank enterprises such as BSB Bank, and reduces the cost of construction and development on the premise of considering the limited factors of the scope of operation of the bank enterprises and meeting the requirements of the policy. This paper sums up a set of models suitable for the investment development and management of commercial real estate by bank enterprises, which can not only reduce the investment risk, but also obtain higher and more stable investment benefit. This study firstly analyzes the commercial investment background of the BSB Bank Commercial Building through the background of the project and the construction effect of the BSB Bank Commercial Building Project. Then, the paper analyzes the commercial investment background of the BSB Bank Commercial Building, and then analyzes the commercial investment background of the BSB Bank Commercial Building. Through the political law, economy, technical analysis, social literature and commercial real estate environment of the country and Baotou area facing the project development, the paper analyzes the external environment of the commercial building project of BSB bank in detail; Then through the study of BSB bank corporate culture, enterprise management, market operation, financial management and industry transfer, the paper analyzes the related ability of BSB bank, and analyzes the advantages of BSB bank commercial building project development and construction in detail. Finally, the paper puts forward the business development strategy of BSB Bank Commercial Building, and puts forward the strategic correlation needed by BSB Bank in the development strategy of commercial real estate.
