A公司搬遷選址研究

【摘要】:A公司是HC汽車集團(tuán)旗下JB汽車股份有限公司所屬的全資卡車生產(chǎn)企業(yè),產(chǎn)品包括5大系列,其中以承載能力從0.5噸到3噸的輕型卡車為主,同時生產(chǎn)廂式車、工程自卸車、特種車、SUV、皮卡以及客車等。 隨著企業(yè)發(fā)展逐漸遭遇瓶頸,以及競爭對手實(shí)力的不斷增強(qiáng),A公司必須著眼于重新調(diào)整生產(chǎn)結(jié)構(gòu),并完善配套加工生產(chǎn)線設(shè)備,以增強(qiáng)公司實(shí)力,從而在行業(yè)競爭中立于不敗之地。但是,公司現(xiàn)有廠區(qū)面積擁擠,已經(jīng)無法實(shí)現(xiàn)合資合作、整車新產(chǎn)品擴(kuò)充改造和產(chǎn)品開發(fā)試驗(yàn)的要求。此外,SY市城市總體規(guī)劃確定A公司現(xiàn)廠址為商業(yè)住宅區(qū)。目前,A公司周邊已經(jīng)被萬科等高檔住宅包圍,工廠生產(chǎn)對居民生活造成影響。公司地處二環(huán)內(nèi),交通、物流已嚴(yán)重制約企業(yè)的正常經(jīng)營。因此,A公司依托現(xiàn)有廠址進(jìn)行改革和擴(kuò)建的可能性十分渺茫,要想繼續(xù)生存和發(fā)展,A公司必須進(jìn)行搬遷。 對一個企業(yè)來說,設(shè)施選址是建立和管理企業(yè)的第一步,也是事業(yè)擴(kuò)大的第一步。設(shè)施選址影響企業(yè)的運(yùn)營成本和競爭優(yōu)勢。設(shè)施選址與企業(yè)的經(jīng)營戰(zhàn)略密切相關(guān)。選址是一項(xiàng)巨大的永久性投資,一旦在工廠或服務(wù)設(shè)施建成后才發(fā)現(xiàn)選址錯誤,則為時已晚,難以補(bǔ)救。 本文首先從A公司的發(fā)展現(xiàn)狀入手,說明A公司進(jìn)行搬遷的必要性和緊迫性。接著,對設(shè)施選址的相關(guān)理論進(jìn)行綜述,介紹了設(shè)施選址的內(nèi)容、重要性、影響因素和選擇與評價方法等。隨后,將理論聯(lián)系實(shí)際,對A公司搬遷選址的需求進(jìn)行充分分析,根據(jù)A公司的實(shí)際發(fā)展情況確定相關(guān)備選方案并進(jìn)行評價。最后,確定A公司最終選址方案,并對其進(jìn)行經(jīng)濟(jì)性和社會性影響分析,并為A公司搬遷提出建設(shè)性意見。
[Abstract]:Company A is a wholly owned truck manufacturer owned by JB Automobile Co., Ltd. of HC Automotive Group. The products include 5 series, mainly light trucks with carrying capacity from 0.5 to 3 tons, and also the production of vans and engineering dump trucks. Special cars SUV, pick-up trucks and passenger cars and so on. With the development of enterprises gradually encountering bottlenecks, and the increasing strength of competitors, the company must focus on readjusting the production structure, and improve the supporting production line equipment to enhance the strength of the company. Thus in the industry competition in an invincible position. However, the existing factory area of the company is too crowded to meet the requirements of joint venture, new product expansion, transformation and product development test. In addition, the city master plan to determine a company's current site for commercial residential areas. At present, the perimeter of the company has been surrounded by Vanke and other high-grade housing, factory production has an impact on the lives of residents. The company is located in the second ring, traffic, logistics has seriously restricted the normal operation of enterprises. Therefore, the possibility of reform and expansion of the company depends on the existing site is very slim, and it must be relocated if we want to continue to survive and develop. For an enterprise, facility location is the first step to establish and manage the enterprise, and also the first step to expand the enterprise. Facility location affects the operating cost and competitive advantage of the enterprise. The facility location is closely related to the business strategy of the enterprise. Location is a huge permanent investment, once a factory or service facilities are built to find the wrong location, it is too late to remedy. This paper begins with the present situation of A Company, and explains the necessity and urgency of A Company's relocation. Then, the related theories of facility location are summarized, and the content, importance, influencing factors, selection and evaluation methods of facility location are introduced. Then, combining theory with practice, this paper fully analyzes the demand of A company's relocation location, and determines the relevant options and evaluates them according to the actual development of A company. Finally, the final site selection of company A is determined, and the economic and social impact analysis is carried out, and some constructive suggestions for the relocation of company A are put forward.
