重慶市公共租賃房室內(nèi)空間模塊化設(shè)計研究

【摘要】:公租房作為保障性住房的重要組成部分,是落實和保障廣大中低收入階層住房問題得以解決的重大舉措,而標準化設(shè)計作為蘊含著先進生產(chǎn)技術(shù)的建造模式,可以提高住房質(zhì)量和品質(zhì)、縮短工期、節(jié)約建設(shè)成本并減少資源浪費。面對龐大的公租房建設(shè)量,能按時完成任務(wù)并有效控制品質(zhì),,運用標準化設(shè)計及工業(yè)化建造方法是很必要的。 本論文首先通過大量的文獻閱讀,分析總結(jié)日本和香港地區(qū)公共住宅標準化和產(chǎn)業(yè)化的發(fā)展經(jīng)驗和先進技術(shù),并針對重慶市公租房進行實態(tài)調(diào)研,為研究提供詳實的基礎(chǔ)資料。而后借鑒工業(yè)產(chǎn)品模塊分級方法將一套完整的公租房項目分解為“元件、組件、部件”模塊,其中“元件模塊”對應(yīng)行為單元,它們通過一定的規(guī)律進行組合,形成“組件模塊”,即功能房間。文中對起居室、臥室、廚房、衛(wèi)生間四種基本的功能房間模塊進行深入研究,明確各自所需的適宜尺寸和面積,同時分別提出優(yōu)化設(shè)計策略!安考K”則對應(yīng)套型,在限定的面積標準下,結(jié)合公租房功能分區(qū)、流線組織、功能復(fù)合等方面的要求,例舉了三種類型的套型模塊。為了易于組合拼接,各套型模塊進深、開間尺寸均采用系列化、標準化方式進行設(shè)計;套型內(nèi)部盡量采用輕質(zhì)隔墻,廚衛(wèi)空間集中布置,可靈活分隔空間來滿足住戶在不同時期的需求。最后在樓棟平面設(shè)計過程中,通過選取不同的交通空間模塊、不同的套型組合模式來體現(xiàn)居住空間的靈活性,以滿足不同建筑高度和不同用地要求的規(guī)劃設(shè)計需要。 產(chǎn)業(yè)化是未來住宅的發(fā)展方向,而在公租房建設(shè)中實行標準化、模塊化設(shè)計,是一次中國住宅產(chǎn)業(yè)化發(fā)展的大好良機。文章緊緊圍繞功能房間標準化、套型標準化、樓棟標準化等核心問題,對模塊式公租房的相關(guān)基礎(chǔ)理論和設(shè)計策略進行了深入探討。
[Abstract]:As an important part of affordable housing, public rental housing is an important measure to implement and ensure that the housing problem of middle and low income groups can be solved. Standardized design, as a construction mode containing advanced production technology, can improve the quality and quality of housing, shorten the construction period, save the construction cost and reduce the waste of resources. In the face of the huge amount of public rental housing construction, it is necessary to use standardized design and industrial construction methods to complete the task on time and effectively control the quality. First of all, through a large number of literature reading, this paper analyzes and summarizes the development experience and advanced technology of standardization and industrialization of public housing in Japan and Hong Kong, and makes a real investigation on public rental housing in Chongqing, so as to provide detailed basic data for the study. Then a complete set of public rental housing items is decomposed into "components, components" modules by using the industrial product module classification method for reference, in which the "component modules" correspond to the behavior units, which are combined through certain laws to form a "component module", that is, a functional room. In this paper, the four basic functional room modules of living room, bedroom, kitchen and bathroom are deeply studied, the suitable size and area of each room are clarified, and the optimization design strategy is put forward respectively. The "component module" corresponds to the sleeve type. Under the limited area standard, combined with the requirements of public rental housing functional zoning, streamline organization, functional recombination and so on, three types of sleeve modules are given. In order to be easy to combine and splice, each set of modules is deep, the size of the opening room is designed in a serialized and standardized way, and the light partition wall and centralized arrangement of kitchen and sanitation space are used as far as possible to meet the needs of households in different periods. Finally, in the process of building plane design, different traffic space modules and different suite combination modes are selected to reflect the flexibility of residential space, in order to meet the planning and design needs of different building height and different land use requirements. Industrialization is the development direction of housing in the future, and it is a good opportunity for the development of housing industrialization in China to carry out standardization and modular design in the construction of public rental housing. Focusing on the core problems of functional room standardization, suite standardization and building standardization, this paper probes into the basic theory and design strategy of modular public rental housing.
