【摘要】：城市近郊復(fù)合型新市鎮(zhèn)的開(kāi)發(fā)建設(shè)是中國(guó)城市化過(guò)程中出現(xiàn)的新事物。在建設(shè)的實(shí)踐過(guò)程中,有很多的經(jīng)驗(yàn)和教訓(xùn)。本論文通過(guò)對(duì)杭州城市發(fā)展擴(kuò)張過(guò)程中出現(xiàn)的種種現(xiàn)象的分析,著重對(duì)中國(guó)第一個(gè)多種功能復(fù)合的原創(chuàng)性近郊小鎮(zhèn)——良渚文化村進(jìn)行研究,從設(shè)計(jì)理念、項(xiàng)目結(jié)構(gòu)、操作過(guò)程等進(jìn)行全方面思考,探索政府-市場(chǎng)雙向聯(lián)動(dòng)開(kāi)發(fā)近郊新市鎮(zhèn)、實(shí)現(xiàn)新型城鎮(zhèn)化的可能模式。本文首先對(duì)杭州市余杭區(qū)城市化土地開(kāi)發(fā)過(guò)程中,幾個(gè)有特征的樓盤(pán)的操作進(jìn)行分析和總結(jié),包括：萬(wàn)科“良渚文化村”、廣廈集團(tuán)“天都城”等項(xiàng)目的研究,提出三種單一企業(yè)開(kāi)發(fā)城郊的大型社區(qū)的不同模式,從而引出思考——在土地面積足夠大,相當(dāng)于市鎮(zhèn)開(kāi)發(fā)的規(guī)模中,應(yīng)該怎樣操作復(fù)合型市鎮(zhèn)的開(kāi)發(fā)才能獲得最佳的經(jīng)濟(jì)效益、社會(huì)效益、環(huán)境效益。本論文重點(diǎn)分析萬(wàn)科“良渚文化村”項(xiàng)目的特點(diǎn),提出由政府-市場(chǎng)聯(lián)動(dòng)建設(shè)城郊復(fù)合型新市鎮(zhèn)所具有的前瞻性和科學(xué)性并針對(duì)近郊復(fù)合型新市鎮(zhèn)開(kāi)發(fā)中所存在的問(wèn)題來(lái)探求解決的方式。
[Abstract]:The development and construction of compound new towns in the suburbs of cities is a new thing in the process of urbanization in China. In the practical process of construction, there are many experiences and lessons. Based on the analysis of various phenomena in the process of Hangzhou's urban development and expansion, this paper focuses on the study of Liangzhu Culture Village, the first multi-functional compound original suburban town in China, from the design concept and project structure. The operation process and so on are considered in all aspects to explore the possible mode of government-market linkage to develop the suburban new towns and to realize the new type of urbanization. In this paper, the author first analyzes and summarizes the operation of several characteristic buildings in the process of urban land development in Yuhang District, Hangzhou, including the research of Wanke "Liangzhu Culture Village", Guangxia Group "Tiancheng City" and so on. Three different models for a single enterprise to develop large neighborhoods in the suburbs are proposed, leading to thinking that in a large enough area of land, which is equivalent to the scale of the development of a town, How to operate the development of compound town in order to obtain the best economic benefit, social benefit and environmental benefit. This paper focuses on the analysis of the characteristics of Vanke's "Liangzhu Culture Village" project, This paper puts forward the forward-looking and scientific construction of the compound new towns in the suburbs by the government and market linkage, and explores the ways to solve the problems existing in the development of the complex new towns in the suburbs.
