【摘要】：當前城市高速增長,土地資源稀缺,同時伴隨高速城市化往往出現低效率的土地使用。緊湊與多樣是未來城市發(fā)展的重要方向之一,這已經得到學界的普遍認同。本文在緊湊城市的理論基礎上,著眼于城市用地緊湊度與多樣性的研究。用地,是城市物質空間建立的基礎。用地的緊湊與多樣,是衡量土地集約利用的重要標準,也是現代城市可持續(xù)發(fā)展的目標之一。本文通過對不同城市(北京、天津、上海)、不同區(qū)位(城市中心區(qū)、過渡區(qū)、邊緣區(qū))、不同尺度(3km*3km、1km*1km、500m*500m)的用地樣本進行量化測算與統(tǒng)計分析,歸納用地緊湊度與用地多樣性在城市空間分布上的一般規(guī)律,論證用地緊湊度與用地多樣性的正相關關系,并分析其在不同區(qū)位及不同尺度下相關性的變化趨勢。在此基礎上,文章在多尺度(片區(qū)、社區(qū)、街區(qū)尺度)多維度(水平、垂直、時間維度)視角下研究城市用地緊湊度與多樣性建設模式。之后,以揚中市西城區(qū)控制性詳細規(guī)劃為例,綜合考慮多尺度多維度,總結出規(guī)劃實踐中相應的規(guī)劃策略,對規(guī)劃前后及不同方案的用地布局進行量化,佐證文章提出的規(guī)劃策略對于改善用地緊湊度與多樣性的可行性與有效性。
[Abstract]:At present, with the rapid growth of cities and the scarcity of land resources, low-efficiency land use often occurs along with high-speed urbanization.Compactness and diversity is one of the important directions of urban development in the future, which has been generally accepted by academic circles.Based on the theory of compact city, this paper focuses on the study of compact degree and diversity of urban land.Land use is the foundation of urban material space.The compact and diversity of land use is an important standard to measure the intensive use of land, and also one of the goals of sustainable development of modern cities.This paper summarizes the general law of land compactness and land diversity in urban spatial distribution, demonstrates the positive correlation between land compactness and land diversity, and analyzes the changing trend of the correlation between land compactness and land diversity in different location and scale.On this basis, the paper studies the construction model of urban land compactness and diversity from the perspective of multi-scale (area, community, block scale) multi-dimension (horizontal, vertical, time dimension).Then, taking the controlled detailed planning of Xicheng District of Yangzhong City as an example, considering the multi-scale and multi-dimension, the paper summarizes the corresponding planning strategies in planning practice, and quantifies the land use layout before and after planning and different schemes.The proposed planning strategy is feasible and effective to improve land compactness and diversity.
