價值工程在房地產(chǎn)項目管理的應(yīng)用研究

【摘要】:價值工程理論在1978年引入中國,并得到推廣使用。目前在國內(nèi)被認(rèn)為是有著巨大改善潛力的房地產(chǎn)業(yè),對價值工程的應(yīng)用卻松散和緩慢。在實踐操作中,能夠真正有計劃有組織地把價值工程方法應(yīng)用到項目管理中去的房地產(chǎn)企業(yè)可以說是屈指可數(shù)。伴隨近幾年來,房地產(chǎn)市場越來越規(guī)范,土地資源日益稀缺,獲取土地成本越來越高,企業(yè)的開發(fā)成本逐年增加,利潤空間逐年減少;趦r值工程在用來分析問題、解決問題時有獨特的優(yōu)越性和創(chuàng)新性,房地產(chǎn)企業(yè)想獲得長足、穩(wěn)步、可持續(xù)性發(fā)展,就要充分利用價值工程原理應(yīng)用到房地產(chǎn)項目管理過程中,設(shè)法提高產(chǎn)品的核心價值,培育企業(yè)的核心競爭力。文章首先介紹了國內(nèi)外目前對價值工程的應(yīng)用和研究現(xiàn)狀,解讀了我國當(dāng)前房地產(chǎn)項目管理的弊端,進而闡明價值工程方法應(yīng)用可以對房地產(chǎn)項目管理帶來的益處。其次,闡明了價值工程的含義、特征及工作原理,以及房地產(chǎn)項目管理的內(nèi)容和特征。然后,進行了房地產(chǎn)項目管理在策劃、設(shè)計、施工三個階段的價值分析,并通過案例詳細(xì)研究了價值工程理論的具體應(yīng)用方法,論證了價值工程方法能為企業(yè)評選出最佳方案、提高產(chǎn)品功能、提出改進措施、降低成本費用、提高產(chǎn)品價值,促使企業(yè)經(jīng)濟效益提高。其中房地產(chǎn)項目策劃階段的案例應(yīng)用價值工程原理,采用功能指數(shù)法計算出四個策劃方案的價值指數(shù),然后根據(jù)四種情況,分別評價選擇出對應(yīng)合適的策劃方案,滿足房地產(chǎn)企業(yè)對策劃方案的要求;房地產(chǎn)項目設(shè)計階段的案例同樣采用功能指數(shù)法,選出價值指數(shù)最高的設(shè)計方案A,滿足了住宅設(shè)計功能,控制造價成本;房地產(chǎn)項目施工階段的案例采用功能成本法,選出價值系數(shù)小于1的分部工程項目作為改進對象,計算出改善幅度金額和改善優(yōu)先次序,并且提出從施工組織、技術(shù)、經(jīng)濟、合同等四個方面的改進措施和方法,降低現(xiàn)實成本,完成住宅工程項目控制成本目標(biāo)任務(wù)。最后,對文章做出總結(jié)和對價值工程應(yīng)用的展望。其中在總結(jié)里,提出價值工程貫穿于房地產(chǎn)項目管理中,促使項目具有較大市場適應(yīng)性,整體項目價值能得到提升,獲得較高的項目效益;在展望里,指出價值工程應(yīng)用的不足之處,并提出筆者對如何做好價值工程工作的建議。
[Abstract]:The theory of value engineering was introduced into China in 1978 and has been popularized and used.At present, it is regarded as the real estate industry with great improvement potential in China, but the application of value engineering is loose and slow.In practice, there are only a few real estate enterprises that can apply the value engineering method to project management in a planned and organized way.In recent years, the real estate market has become more and more standardized, land resources are becoming increasingly scarce, the cost of acquiring land is increasing, the development cost of enterprises is increasing year by year, and the profit space is decreasing year by year.Based on the unique superiority and innovation of value engineering in analyzing problems and solving problems, real estate enterprises want to achieve considerable, steady and sustainable development.It is necessary to make full use of the principle of value engineering in the process of real estate project management, try to improve the core value of products and cultivate the core competitiveness of enterprises.This paper first introduces the current application and research status of value engineering at home and abroad, interprets the disadvantages of real estate project management in China, and then clarifies the benefits that value engineering method can bring to real estate project management.Secondly, it clarifies the meaning, characteristics and working principle of value engineering, as well as the content and characteristics of real estate project management.Then, the paper analyzes the value of the real estate project management in the three stages of planning, design and construction, and studies the concrete application method of the value engineering theory in detail through the case, and proves that the value engineering method can select the best scheme for the enterprise.Improve the function of product, put forward the improvement measures, reduce the cost, increase the value of the product, and promote the economic benefit of the enterprise.In the case of real estate project planning stage, the value engineering principle is applied, and the value index of the four planning schemes is calculated by using the function index method. Then, according to the four situations, the corresponding planning scheme is evaluated and selected respectively.In order to meet the requirements of the real estate enterprises, the design stage of the real estate project also adopts the function index method to select the design scheme with the highest value index, which satisfies the function of the house design and controls the cost of the real estate project.In the case of real estate project construction stage, the function cost method is used to select the partial project with value coefficient less than 1 as the improvement object, to calculate the improvement amount and the improvement priority, and to put forward from the construction organization, technology and economy,The improvement measures and methods in four aspects, such as contract, reduce the realistic cost and accomplish the target task of controlling the cost of residential engineering project.Finally, the article is summarized and the application of value engineering is prospected.In the summary, it is put forward that the value engineering runs through the real estate project management, and promotes the project to have the greater market adaptability, the overall project value can be promoted, obtains the higher project benefit.The deficiency of value engineering application is pointed out, and the author's suggestion on how to do value engineering work well is put forward.
