【摘要】：房地產(chǎn)的開發(fā)建設(shè)具有投資規(guī)模大、建設(shè)周期長(zhǎng)、影響因素多的跟特征,是一項(xiàng)高風(fēng)險(xiǎn)、高收益的經(jīng)濟(jì)活動(dòng),不僅能夠?yàn)榉康禺a(chǎn)開發(fā)建設(shè)企業(yè)帶來豐厚的收益,也可能使房地產(chǎn)開發(fā)建設(shè)企業(yè)因遭受風(fēng)險(xiǎn)而導(dǎo)致巨大損失。因此,房地產(chǎn)開發(fā)建設(shè)企業(yè)只有全面剖識(shí)并分析開展這一經(jīng)濟(jì)活動(dòng)可能帶來的風(fēng)險(xiǎn),并通過采取切實(shí)有效的風(fēng)險(xiǎn)管理措施,提高抵御項(xiàng)目開發(fā)和建設(shè)帶來的風(fēng)險(xiǎn)的能力,才能在變化萬千、競(jìng)爭(zhēng)激烈的房地產(chǎn)市場(chǎng)中抓住機(jī)遇并降低不確定因素給企業(yè)造成的損失,從而增強(qiáng)企業(yè)的競(jìng)爭(zhēng)能力,促進(jìn)企業(yè)健康、可持續(xù)發(fā)展。本文的撰寫研究以房地產(chǎn)建設(shè)工程項(xiàng)目的風(fēng)險(xiǎn)管理為背景,在全面梳理和總結(jié)了國(guó)內(nèi)外風(fēng)險(xiǎn)管理研究現(xiàn)狀以及對(duì)當(dāng)前風(fēng)險(xiǎn)管理、房地產(chǎn)工程項(xiàng)目風(fēng)險(xiǎn)管理相關(guān)理論和方法進(jìn)行了闡述的基礎(chǔ)上,以房地產(chǎn)開發(fā)建設(shè)項(xiàng)目主要環(huán)節(jié)的風(fēng)險(xiǎn)識(shí)別和應(yīng)對(duì)為研究切入點(diǎn),選材A公司年豐巷施工建設(shè)工程項(xiàng)目為研究對(duì)象,結(jié)合A公司年豐巷施工建設(shè)工程項(xiàng)目的實(shí)際情況,采取分析與歸納、定性與定量相結(jié)合的主要方法對(duì)A公司年豐巷施工建設(shè)工程項(xiàng)目涉及的勘察設(shè)計(jì)、施工建設(shè)等重要環(huán)節(jié)中可能面臨的風(fēng)險(xiǎn)進(jìn)行了識(shí)別和評(píng)價(jià)分析,并提出了相應(yīng)的風(fēng)險(xiǎn)應(yīng)對(duì)措施;另外在最后本文還對(duì)如何確保房地產(chǎn)企業(yè)有效地實(shí)施風(fēng)險(xiǎn)管理進(jìn)行了探討和分析,進(jìn)一步完善了本文的研究分析。通過本文對(duì)A公司年豐巷施工建設(shè)工程項(xiàng)目的風(fēng)險(xiǎn)管理研究和分析實(shí)現(xiàn)了本文撰寫研究的初衷,也為本企業(yè)實(shí)際開展有效的風(fēng)險(xiǎn)管理實(shí)踐提供指導(dǎo)和參考,具有一定的指導(dǎo)意義與實(shí)際意義。
[Abstract]:The development and construction of real estate has the characteristics of large scale of investment, long construction period and many influencing factors. It is a high risk and high income economic activity, which can not only bring rich benefits to the real estate development and construction enterprises. It may also cause real estate development and construction enterprises to suffer huge losses because of the risks. Therefore, real estate development and construction enterprises can only fully identify and analyze the risks that may be brought about by carrying out this economic activity. And by taking effective risk management measures to improve the ability to resist the risks brought by project development and construction, we can seize the opportunity and reduce the loss caused by uncertain factors in the highly competitive real estate market. In order to enhance the competitiveness of enterprises, promote the healthy and sustainable development of enterprises. The background of this paper is the risk management of real estate construction projects. On the basis of comprehensively combing and summarizing the present situation of risk management research at home and abroad as well as the related theories and methods of risk management in real estate project, Taking the risk identification and response of the main links of the real estate development and construction project as the starting point, selecting the material A company as the research object, combining the actual situation of the construction project of the Nian Feng Lane construction project of A company. By adopting the main methods of combining analysis and induction, qualitative and quantitative analysis, this paper identifies and evaluates the risks that may be faced in the important links such as survey and design, construction construction and other important links involved in the construction project of Nian Feng roadway of A Company. In addition, this paper also discusses and analyzes how to ensure the effective implementation of risk management in real estate enterprises. Further improve the research and analysis of this paper. Through the risk management research and analysis of the construction project of Nian Feng Lane in A Company, the original intention of this paper is realized. It also provides guidance and reference for the enterprise to carry out effective risk management practice, which has certain guiding and practical significance.
