【摘要】：隨著我國城市化進(jìn)程的加速和住宅產(chǎn)業(yè)化的發(fā)展,在近幾年國家先后出臺一系列房地產(chǎn)調(diào)控政策和實(shí)際存在的住房供需矛盾的時(shí)代背景下,住宅項(xiàng)目建設(shè)實(shí)現(xiàn)的效果直接關(guān)系到企業(yè)效益和社會效益,也關(guān)系到國家的發(fā)展問題和民生問題。住宅項(xiàng)目建設(shè)是房地產(chǎn)開發(fā)企業(yè)結(jié)合自身經(jīng)營發(fā)展戰(zhàn)略和內(nèi)外部條件,通過實(shí)施項(xiàng)目管理,持續(xù)整合社會資源,實(shí)現(xiàn)項(xiàng)目目標(biāo),取得經(jīng)濟(jì)效益和社會效益的一個(gè)過程。其中工程項(xiàng)目進(jìn)度管理是重要的一環(huán),直接影響著項(xiàng)目成本、資源利用以及企業(yè)的形象等一系列問題。目前房地產(chǎn)開發(fā)企業(yè)的工程項(xiàng)目進(jìn)度經(jīng)常會出現(xiàn)由于實(shí)際進(jìn)度比計(jì)劃進(jìn)度推遲,最終未能按期交房或是為了完成目標(biāo)而采取不合理趕工措施增加了建設(shè)成本的問題。由此,如何通過良好的工程項(xiàng)目進(jìn)度控制使住宅建設(shè)項(xiàng)目又好又快的實(shí)現(xiàn),成為現(xiàn)在每個(gè)房地產(chǎn)開發(fā)企業(yè)致力于研究的重點(diǎn)。本文主要講述工程項(xiàng)目進(jìn)度管理的研究背景和意義、現(xiàn)狀分析、研究的思路和方法等基本情況,運(yùn)用工程項(xiàng)目進(jìn)度管理相關(guān)理論和方法,以SXTG房地產(chǎn)開發(fā)有限公司承擔(dān)開發(fā)建設(shè)的保障性住房濱河苑小區(qū)為實(shí)例,對濱河苑小區(qū)建設(shè)過程的工程進(jìn)度計(jì)劃和控制過程中存在的問題和影響因素進(jìn)行分析,運(yùn)用網(wǎng)絡(luò)計(jì)劃技術(shù)和精益思想對工程項(xiàng)目進(jìn)度管理過程中的工程進(jìn)度網(wǎng)絡(luò)計(jì)劃為滿足工期要求進(jìn)行了調(diào)整和優(yōu)化,并且對進(jìn)度控制過程中的具體問題提出了相應(yīng)的改善策略,以期對SXTG房地產(chǎn)開發(fā)有限公司住宅建設(shè)的工程項(xiàng)目進(jìn)度管理提出指導(dǎo)性建議,也希望對本行業(yè)能有所借鑒意義。
[Abstract]:With the acceleration of urbanization and the development of housing industrialization in China, in recent years, the state has issued a series of real estate regulation policies and the actual housing supply and demand contradictions in the background of the times. The effect of housing project construction is directly related to the benefits and social benefits of the enterprise, as well as to the development of the country and the livelihood of the people. The housing project construction is a combination of the development strategy and internal and external conditions of the real estate development enterprise. Through the implementation of project management, the continuous integration of social resources, the realization of project objectives, and the achievement of economic and social benefits, the project schedule management is an important part, which directly affects the cost of the project. The utilization of resources and the image of the enterprise are a series of problems. At present, the progress of the project in the real estate development enterprise often appears because the actual progress is delayed than the planned progress. Ultimately, failure to deliver on time or unreasonable rush measures to achieve the goal increase the cost of construction. Thus, how to make the housing construction project better and faster through good project schedule control, This paper mainly describes the background and significance of the project schedule management, the analysis of the current situation, the research ideas and methods, and so on. Using the theory and method of project schedule management, taking SXTG Real Estate Development Co., Ltd. As an example, This paper analyzes the problems and influencing factors existing in the progress planning and control process of the construction process of Binhe Yuan Residential District. The network planning technology and lean thought are used to adjust and optimize the project schedule network plan in the process of project schedule management to meet the requirements of the project schedule, and the corresponding improvement strategies are put forward for the specific problems in the progress control process. With a view to the SXTG Real Estate Development Co., Ltd. residential construction project schedule management guidance suggestions, but also hope to this industry can be used for reference.
