【摘要】：商業(yè)地產(chǎn)項(xiàng)目在人員安排、物資調(diào)配以及資金周轉(zhuǎn)等方面都具有極其復(fù)雜的特征,其風(fēng)險(xiǎn)管理是一個(gè)十分具有挑戰(zhàn)性的課題。目前,我國(guó)商業(yè)地產(chǎn)開發(fā)項(xiàng)目上處于發(fā)展的初級(jí)階段,項(xiàng)目計(jì)劃性差以及缺乏項(xiàng)目風(fēng)險(xiǎn)管理意識(shí)等問題的存在依然很大程度上阻礙了項(xiàng)目管理的完善。本文針對(duì)目前商業(yè)地產(chǎn)市場(chǎng)和宏觀環(huán)境以及商業(yè)地產(chǎn)開發(fā)項(xiàng)目風(fēng)險(xiǎn)管理的現(xiàn)狀,以南通某高層星級(jí)酒店建設(shè)工程為依托,對(duì)商業(yè)地產(chǎn)開發(fā)項(xiàng)目風(fēng)險(xiǎn)管理問題進(jìn)行了研究。首先對(duì)商業(yè)地產(chǎn)開發(fā)項(xiàng)目風(fēng)險(xiǎn)管理進(jìn)行了總體的概括,對(duì)論文研究的背景、目的及其意義做了簡(jiǎn)單的闡述。隨后對(duì)國(guó)內(nèi)外商業(yè)地產(chǎn)項(xiàng)目風(fēng)險(xiǎn)管理的研究進(jìn)行了綜述。然后提出了風(fēng)險(xiǎn)管理應(yīng)該從組織風(fēng)險(xiǎn)管理和過程風(fēng)險(xiǎn)管理兩個(gè)方面進(jìn)行分析。由項(xiàng)目風(fēng)險(xiǎn)管理進(jìn)而深入到商業(yè)地產(chǎn)開發(fā)項(xiàng)目管理的風(fēng)險(xiǎn)識(shí)別、風(fēng)險(xiǎn)評(píng)估和風(fēng)險(xiǎn)應(yīng)對(duì)方面。結(jié)合建設(shè)工程風(fēng)險(xiǎn)管理的各種理論,針對(duì)該酒店工程的背景和特點(diǎn),對(duì)其建設(shè)過程中可能存在的各種風(fēng)險(xiǎn)因素進(jìn)行識(shí)別,明確風(fēng)險(xiǎn)管理中需要重點(diǎn)關(guān)注的風(fēng)險(xiǎn)因素,按照風(fēng)險(xiǎn)管理的相關(guān)理論,分別對(duì)其進(jìn)行定性和定量的分析。針對(duì)不同階段的風(fēng)險(xiǎn)因素,提出有針對(duì)性的風(fēng)險(xiǎn)防范和控制措施,用較小的管理成本,最大限度地降低風(fēng)險(xiǎn)損失的可能。
[Abstract]:Commercial real estate projects have extremely complex characteristics in the aspects of personnel arrangement, material allocation and capital turnover, and its risk management is a very challenging subject. China's commercial real estate development project is in the initial stage of development, The problems of poor project planning and lack of awareness of project risk management still hinder the improvement of project management to a great extent. This paper aims at the present situation of commercial real estate market and macro environment and the risk management of commercial real estate development project. Based on the construction project of a high level star hotel in Nantong, this paper studies the risk management of commercial real estate development project. Firstly, it generalizes the risk management of commercial real estate development project, and gives the background of the paper. The purpose and significance of risk management are briefly expounded. Then the research on risk management of commercial real estate projects at home and abroad is summarized. Then, the author puts forward that risk management should be carried out from two aspects: organizational risk management and process risk management. From the project risk management to the commercial real estate development project management risk identification, Risk assessment and risk response. Combined with various theories of risk management in construction project, according to the background and characteristics of the hotel project, we identify various risk factors that may exist in the process of construction. Make clear the risk factors that need to be paid attention to in risk management, and analyze them qualitatively and quantitatively according to the relevant theory of risk management. Aiming at the risk factors in different stages, the paper puts forward the corresponding risk prevention and control measures. Minimize the possibility of risk loss with small management costs.
