壽光市軟件園文化創(chuàng)意大廈建設(shè)項(xiàng)目成本控制研究

【摘要】:項(xiàng)目成本控制研究必須是從項(xiàng)目建設(shè)初期出發(fā),對(duì)項(xiàng)目的建設(shè)成本結(jié)合分析研究,并進(jìn)行合理的論證,從而確定該項(xiàng)目的可行性,為該項(xiàng)目的決策投資提供有序的科學(xué)依據(jù)。項(xiàng)目管理包括成本管理、質(zhì)量管理、安全管理、工期管理等,但成本管理是項(xiàng)目管理的關(guān)鍵,其他管理都是為其服務(wù)的。如果說(shuō)實(shí)現(xiàn)利潤(rùn)最大化是企業(yè)的最終目標(biāo),那么最大程度地降低成本就是施工企業(yè)的目的。由此看來(lái),只有對(duì)項(xiàng)目成本進(jìn)行合理控制,才能讓施工企業(yè)的利潤(rùn)實(shí)現(xiàn)最大化,企業(yè)才能得到良好的發(fā)展,員工的積極性才能得到提高,企業(yè)的市場(chǎng)地位也會(huì)得到提升。由此看來(lái)項(xiàng)目的成本控制管理具有非常重要的現(xiàn)實(shí)意義。本文針對(duì)壽光市軟件園文化創(chuàng)意大廈項(xiàng)目管理中成本的組成部分及運(yùn)行現(xiàn)狀,以項(xiàng)目管理相關(guān)理論為基礎(chǔ),并結(jié)合成本控制的基本理論,對(duì)軟件園項(xiàng)目在施工過(guò)程中成本控制中面臨的各項(xiàng)問題進(jìn)行研究,如投資方面臨的各項(xiàng)成本控制經(jīng)驗(yàn)缺乏、資金在建設(shè)期無(wú)法一次性投入到位、各成本控制單位中各自的本位主義等,提出了軟件園文化創(chuàng)意大廈在進(jìn)行成本控制中的程序和步驟,通過(guò)對(duì)各成本控制中面臨的問題進(jìn)行分析,對(duì)限額設(shè)計(jì)、引入招標(biāo)競(jìng)爭(zhēng)、轉(zhuǎn)移控制風(fēng)險(xiǎn)的經(jīng)營(yíng)方式等方面進(jìn)行成本控制研究,對(duì)該項(xiàng)目的成本控制風(fēng)險(xiǎn)進(jìn)行了闡述。通過(guò)將實(shí)際與理論相結(jié)合,將成本控制及風(fēng)險(xiǎn)研究的理論知識(shí)與實(shí)踐進(jìn)行分析,以成本控制的原始數(shù)據(jù)為基礎(chǔ),通過(guò)工作分解結(jié)構(gòu)圖、掙值法對(duì)具體數(shù)據(jù)進(jìn)行分析后,得出數(shù)據(jù)分析的結(jié)果,并通過(guò)相應(yīng)的表格及圖表,對(duì)項(xiàng)目成本控制的具體措施提出了個(gè)人見解,從而達(dá)到項(xiàng)目成本控制的目的。
[Abstract]:The research of project cost control must proceed from the initial stage of the project construction, analyze and study the construction cost of the project, and make reasonable demonstration, so as to determine the feasibility of the project. The project management includes cost management, quality management, safety management, time limit management and so on, but cost management is the key of project management. If profit maximization is the ultimate goal of the enterprise, the purpose of the construction enterprise is to minimize the cost to the maximum extent. From this, it is only reasonable to control the cost of the project. In order to maximize the profits of construction enterprises, enterprises can get good development, and the enthusiasm of employees can be improved. Therefore, the cost control management of the project has a very important practical significance. This paper aims at the cost components and operation status of the Shouguang Software Park Cultural and Creative Building Project Management. Based on the theory of project management and the basic theory of cost control, this paper studies the problems of cost control in the construction process of software park project, such as the lack of experience in cost control faced by investors. During the construction period, the funds can not be put into place at one time, and each cost control unit has its own orientation. The procedures and steps of the cultural and creative building in the software park in cost control are put forward. Through the analysis of the problems faced in the cost control, the cost control research is carried out in the aspects of quota design, the introduction of bidding competition, the management mode of transferring control risk, and so on. This paper expounds the cost control risk of the project. By combining the practice with the theory, the theoretical knowledge and practice of the cost control and risk research are analyzed. Based on the original data of the cost control, the structure diagram of work decomposition is adopted. After analyzing the specific data by earned value method, the results of the data analysis are obtained, and through the corresponding tables and charts, the author puts forward personal opinions on the specific measures of project cost control, so as to achieve the purpose of project cost control.
