【摘要】：我國快速城市化進程中,由于歷史街區(qū)既要保護又要開發(fā),目前存在兩種比較突出的現(xiàn)象。一是經(jīng)濟發(fā)達地區(qū),往往存在歷史街區(qū)的過度商業(yè)化開發(fā),歷史街區(qū)變成純粹的旅游景區(qū),有違原真性保護原則。二是一些經(jīng)濟相對不發(fā)達的地區(qū),受制于巨額的保護經(jīng)費,普遍存在歷史城區(qū)衰敗現(xiàn)象,歷史街區(qū)往往淪為中低收入城市居民、外來人口和老年人的聚居區(qū)。 基于對臨海歷史街區(qū)的現(xiàn)狀調查,臨海的歷史街區(qū)商業(yè)業(yè)態(tài)存在多業(yè)態(tài)、多業(yè)種、多層次的消費形式。通過繼承前人的研究經(jīng)驗,結合臨海歷史街區(qū)實際情況,對臨海歷史街區(qū)布局進行定位、理念、功能分區(qū)、布局規(guī)劃等方面的研究,強調歷史文化是歷史街區(qū)商業(yè)業(yè)態(tài)需求融入的重要內(nèi)容,離開歷史文化的商業(yè)業(yè)態(tài)將是空洞而無生命力的。旅游商業(yè)是歷史街區(qū)不可或缺的商業(yè)業(yè)態(tài),應該得到關注和重視。商業(yè)業(yè)態(tài)的多樣性是歷史街區(qū)有機更新和煥發(fā)活力的根本保證。 通過現(xiàn)狀商業(yè)和需求系統(tǒng)分析后,對臨海歷史街區(qū)按照需求三大類型布局商業(yè)業(yè)態(tài),形成臨海歷史街區(qū)獨特的商業(yè)業(yè)態(tài)布局形式。在商業(yè)業(yè)態(tài)布局中,盡量融入臨海地方文化和歷史街區(qū)內(nèi)在的文化,使歷史文化成為商業(yè)業(yè)態(tài)獨具魅力的焦點,進一步促進商業(yè)業(yè)態(tài)健康和諧發(fā)展。
[Abstract]:In the process of rapid urbanization in China, there are two relatively prominent phenomena at present because of the need to protect and develop historical blocks. One is the over-commercialized development of historical blocks in economically developed areas. The historical block becomes a pure tourist spot, which is contrary to the principle of protection of the original truth. Second, some areas with relatively underdeveloped economies are subject to huge protection funds, and there is generally a phenomenon of the decline of historical urban areas. Historical blocks are often reduced to low-and-middle-income urban residents, immigrants and the elderly. Based on the investigation of the present situation of the historic district near the sea, the commercial pattern of the historic district near the sea has many forms of business, many kinds of industries, and multiple levels of consumption. By inheriting the previous research experience, combined with the actual situation of the historic district of the sea, The location, concept, function zoning, layout planning and so on of the historical district layout are studied, emphasizing that the historical culture is the important content of the integration of the commercial demand of the historical district. The business form of leaving history and culture will be empty and lifeless. The tourist business is an indispensable business form in the historical district. The diversity of business forms is the fundamental guarantee for the organic renewal and vitality of historic districts. Based on the analysis of current commerce and demand system, the unique commercial layout form of the historic block near the sea is formed according to the three types of commercial forms of demand. By integrating the local culture and the inner culture of the historic district, the historical culture becomes the focus of the unique charm of the commercial form, and further promotes the healthy and harmonious development of the commercial style.
