支撐體住宅多適性及其體系設計研究

【摘要】:隨著改革開放30年來中國城市化進程加速,各種城市矛盾也在日益凸顯。首當其沖的就是越來越多的農(nóng)村人口涌入城市,預計到2020年,我國城市人口將占全國人口總數(shù)的55%,城市化進程也將處于巔峰期。屆時,城市人口的暴增與城市住房的緊缺將成為城市發(fā)展的主要矛盾。 近年來我國各城市房價的一路飆升,上至北上廣等一線城市,再到各省會城市,下到二、三線城市都無一例外?梢,住房問題已然成為整個社會的頭等大事。國家出臺加速保障住房建設政策,旨在從最基本的住房供求關系上解決房地產(chǎn)市場所存在的問題。在未來五年內(nèi)將建設三千六百萬套保障性住房,以切實實現(xiàn)民有所居。我國住宅建筑基數(shù)較大,需求量也大,但在建筑的全壽命周期內(nèi),能耗較日本、美國、荷蘭等發(fā)達國家高出30%左右;加之近年來我國城市的迅速發(fā)展,“大拆大建”之風盛行,造成了資源能源的極大浪費。因此,轉(zhuǎn)變住宅建筑的生產(chǎn)方式已迫在眉睫,這不僅僅是經(jīng)濟發(fā)展,節(jié)約資源的需要,更是我國住宅建設可持續(xù)發(fā)展的需要。 為了滿足城市人口日益增長的住房需求和居民變化多樣的生活問題而發(fā)展的新型住宅形式——SI住宅成為我國乃至全世界住宅建筑發(fā)展的一個重要方向。實行住宅產(chǎn)業(yè)化是我國住宅產(chǎn)業(yè)從粗放型轉(zhuǎn)向集約型,科學化,低碳綠色的最佳選擇。 CSI住宅是SI住宅結(jié)合中國具體國情發(fā)展而來我國特有的支撐體住宅,是參考了國外支撐體住宅、SI住宅和日本的KSI住宅等先進理論和具體工程實踐而提出的,具有可變性、多適性和高耐久性等特點。CSI住宅能解決不同職業(yè)、不同家庭結(jié)構(gòu)、不同時期的功能需求,符合我國即將步入老齡化社會的家庭結(jié)構(gòu)變化需求,從而彌補了現(xiàn)有城市普通住宅的不足和劣勢,緩解普通住宅中存在的問題,進而提出一個可能解決我國住宅問題的方向。 本文在前人CSI住宅理論的基礎上,借鑒荷蘭、日本住宅體系,對CSI住宅的多適性,支撐體、填充體設計與組合等方面做了研究總結(jié),結(jié)合“明日之家二號”項目把CSI理論與實際項目聯(lián)系起來,并針對SI住宅在中國三十年的發(fā)展所取得的成果和不足進行探討。
[Abstract]:With the acceleration of urbanization in China during the past 30 years of reform and opening up, various urban contradictions are becoming increasingly prominent. The first thing to bear the brunt is the influx of more and more rural people into the cities. It is expected that by 2020, The urban population in China will account for 55% of the total population in China, and the process of urbanization will also be at its peak. At that time, the sharp increase in urban population and the shortage of urban housing will become the main contradiction in urban development. In recent years, the price of house prices in various cities in our country has soared all the way, from the north to the first tier cities such as Guangzhou, then to the provincial capitals, down to the second and third tier cities without exception. We can see that, The housing problem has become a top priority for the whole society. The state has issued a policy to accelerate the construction of housing. The aim is to solve the problems existing in the real estate market from the most basic housing supply and demand relationship. In the next five years, 36 million sets of affordable housing will be built in order to realize the people's living. However, in the whole life cycle of buildings, the energy consumption is about 30% higher than that of Japan, the United States, the Netherlands and other developed countries. In addition, the rapid development of cities in China in recent years has caused a great waste of energy and resources. It is urgent to change the production mode of housing construction, which is not only the need of economic development and resource saving, but also the need of sustainable development of housing construction in China. In order to meet the increasing housing demand of the urban population and the diverse living problems of the residents, a new type of residential form has been developed: SI residence has become an important direction in the development of residential buildings in our country and even in the world. Industrialization is the transition of housing industry from extensive to intensive. Scientific, the best choice of low carbon green. CSI residence is a kind of support housing which is developed by SI residence in combination with China's specific national conditions. It is proposed by referring to advanced theories and concrete engineering practices such as foreign support housing and Japanese KSI residence, and has variability. CSI housing can solve the functional needs of different occupations, different family structures and different periods, which is in line with the changing needs of family structure in an aging society. Thus, it makes up for the deficiency and disadvantage of the existing urban ordinary housing, alleviates the existing problems in the ordinary residence, and then puts forward a possible direction to solve the housing problem in our country. On the basis of the previous CSI housing theory and the reference of the Dutch and Japanese housing systems, this paper makes a summary of the research on the suitability, the support, the design and the combination of the CSI housing, and so on. Combined with the project of "tomorrow House No. 2", the CSI theory is connected with the practical project, and the achievements and shortcomings of the development of SI residence in China over the past 30 years are discussed.
