【摘要】：我國(guó)老齡化進(jìn)程不斷加快,城市老年人養(yǎng)老居住問題越來越明顯,改善城市老年住宅居住環(huán)境已成為人們的共識(shí)。伴隨著我國(guó)社會(huì)經(jīng)濟(jì)發(fā)展、老人養(yǎng)老觀念的轉(zhuǎn)變,社區(qū)養(yǎng)老模式逐漸受到認(rèn)可。我們需要在我國(guó)老齡社會(huì)特點(diǎn)的基礎(chǔ)上制定出加快推進(jìn)適老化住宅的建設(shè)思路,從開發(fā)建設(shè)和運(yùn)營(yíng)模式等多方面提出可行性強(qiáng)的意見和建議,促進(jìn)適老化住宅建設(shè)能真正落到實(shí)處,切實(shí)有效解決社會(huì)老齡化問題。 本文以適老化住宅社區(qū)為切入點(diǎn),分析比較國(guó)內(nèi)外適老化住宅社區(qū)的發(fā)展和實(shí)踐,結(jié)合我國(guó)城市老人養(yǎng)老居住需求調(diào)研,對(duì)適老化住宅的定位、選址和設(shè)計(jì)特點(diǎn)進(jìn)行分析研究。根據(jù)我國(guó)“居家式社區(qū)養(yǎng)老為主,機(jī)構(gòu)養(yǎng)老為輔”的養(yǎng)老模式。適老化住宅開發(fā)建設(shè),除了建設(shè)養(yǎng)老機(jī)構(gòu)外,更需要建設(shè)適應(yīng)老齡社會(huì)的通用住宅,堅(jiān)持新建、改建與擴(kuò)建并舉,打造社會(huì)效益與經(jīng)濟(jì)效益均衡的良好局面。 接下來結(jié)合我國(guó)國(guó)情,針對(duì)適老化住宅運(yùn)營(yíng)管理服務(wù)體系進(jìn)行分析,得出適老化住宅社區(qū)運(yùn)營(yíng)管理實(shí)踐的相關(guān)啟示,構(gòu)建出我國(guó)適老化住宅運(yùn)營(yíng)管理服務(wù)體系。以烏鎮(zhèn)某項(xiàng)目進(jìn)行案例分析,充分體現(xiàn)了適老化住宅區(qū)從定位、選址、設(shè)計(jì)和開發(fā)建設(shè)等的實(shí)戰(zhàn)經(jīng)驗(yàn),并對(duì)后期運(yùn)營(yíng)進(jìn)行了展望。 最后對(duì)我國(guó)理想的適老化住宅發(fā)展趨勢(shì)進(jìn)行了總結(jié)和展望。
[Abstract]:The aging process of our country is speeding up, the problem of the elderly living for the aged is becoming more and more obvious. It has become a common understanding to improve the living environment of the old people in the city, along with the social and economic development of our country. With the change of the concept of old-age care, the mode of community old-age support is gradually recognized. We need to develop the idea of accelerating the construction of aging housing on the basis of the characteristics of aging society in our country. This paper puts forward some feasible opinions and suggestions from many aspects, such as development, construction and operation mode, so as to promote the construction of suitable aging housing and solve the problem of aging of society effectively. This paper analyzes and compares the development and practice of the aging residential community at home and abroad, and combines with the investigation and research on the housing needs of the elderly in China, the orientation of the aging housing. The location and design characteristics of the analysis and study. According to the "home based community pension, institutional old-age care auxiliary" old-age model. Suitable for the development and construction of aging housing, in addition to the construction of pension institutions. It is even more necessary to build a general house suitable for the aged society, and to build a good balance between social and economic benefits by building new buildings, rebuilding and extending them at the same time. Then according to the situation of our country, the paper analyzes the service system of the suitable aging housing operation and management, and draws the relevant enlightenment of the community operation management practice of the suitable aging residence. A case study of a project in Wuzhen shows the practical experience of the aging residential area from location, location, design and development. And the future operation is prospected. Finally, the development trend of the ideal aging housing in China is summarized and prospected.
