【摘要】:中國的房地產(chǎn)行業(yè)經(jīng)歷了幾十年的發(fā)展進程,由于項目前期成本控制會嚴重影響到房地產(chǎn)行業(yè)的盈利水平,這引起了業(yè)界的廣泛關(guān)注。幾十年的實踐經(jīng)驗告訴我們,房地產(chǎn)開發(fā)項目的前期成本控制是影響項目是否達到利潤目的最重要的因素。為了達到少投入、多產(chǎn)出的項目投資目標,必須要采取措施對房地產(chǎn)項目前期成本進行控制。 本文在搜集大量相關(guān)文獻資料的基礎(chǔ)上,針對煙臺市陽光上城房地產(chǎn)開發(fā)項目前期成本控制問題進行了探究。本文對成本控制的相關(guān)理論進行了綜述,闡述了價值工程理論、敏感性分析方法及可拓學理論;深入分析了陽光上城房地產(chǎn)開發(fā)項目在前期策劃、可行性研究及設(shè)計三個階段的成本構(gòu)成和影響因素;針對該項目可能出現(xiàn)的問題,,運用本文闡述的相關(guān)理論對其進行了定性和定量理論分析,提出了三個階段的成本控制措施,從而保證了該項目的順利實施和成本控制。 房地產(chǎn)項目的前期成本控制是房地產(chǎn)開發(fā)企業(yè)成本控制的關(guān)鍵階段,關(guān)系到一個企業(yè)、一個項目的盈利水平。因此,在房地產(chǎn)開發(fā)項目中,應(yīng)盡量早的找出前期各個階段成本構(gòu)成的影響因素,并加以理論分析,從而提出相應(yīng)的解決措施,這對一個企業(yè)的發(fā)展和成本控制非常重要。本文得出的一些結(jié)論,對房地產(chǎn)企業(yè)的成本控制有一定的參考價值,對房地產(chǎn)業(yè)的發(fā)展具有一定的理論和現(xiàn)實意義。
[Abstract]:China's real estate industry has experienced decades of development process, because of the pre-project cost control will seriously affect the real estate industry profit level. This has caused widespread concern in the industry. Decades of practical experience tells us that the pre-stage cost control of real estate development projects is the most important factor that affects whether the projects achieve the profit goal. In order to achieve less investment. The multi-output project investment target must take the measure to control the real estate project pre-stage cost. On the basis of collecting a large number of relevant documents, this paper probes into the cost control problems in the early stage of the real estate development project of Yangshangshangcheng in Yantai. This paper summarizes the related theories of cost control. The theory of value engineering, the method of sensitivity analysis and the theory of extension are expounded. The paper deeply analyzes the cost composition and influencing factors of the three stages of the real estate development project of Sunshine Shangcheng: early planning, feasibility study and design. In view of the possible problems of the project, the qualitative and quantitative theoretical analysis of the project is carried out using the relevant theory described in this paper, and the cost control measures in three stages are put forward. Thus ensuring the smooth implementation of the project and cost control. The pre-stage cost control of real estate project is the key stage of cost control of real estate development enterprise, which is related to the profit level of an enterprise and a project. Therefore, in the real estate development project. We should find out as early as possible the factors that affect the cost composition of each stage of the early stage, and make theoretical analysis, so as to put forward the corresponding measures to solve the problem. This is very important for the development and cost control of an enterprise. Some conclusions drawn in this paper have certain reference value to the cost control of real estate enterprises and have certain theoretical and practical significance to the development of real estate industry.
