【摘要】:當(dāng)前,我國(guó)正在實(shí)行“節(jié)能優(yōu)先、結(jié)構(gòu)優(yōu)先、環(huán)境友好”的可持續(xù)能源發(fā)展戰(zhàn)略,實(shí)現(xiàn)建筑業(yè)可持續(xù)發(fā)展是我國(guó)實(shí)現(xiàn)資源節(jié)約型社會(huì)的重要舉措。商品房作為我國(guó)居民解決住房問(wèn)題的主要形式,其綠色性能也受到有關(guān)行業(yè)與消費(fèi)者的廣泛重視。建立一套全面、客觀、公正的綠色商品房評(píng)價(jià)體系對(duì)于切實(shí)推動(dòng)我國(guó)建筑的可持續(xù)發(fā)展有著重要的意義。目前已有的綠色建筑評(píng)價(jià)體系大多集中于技術(shù)層面,針對(duì)商品房的經(jīng)濟(jì)效益、社會(huì)效益、環(huán)境效益的綜合評(píng)價(jià)研究尚屬薄弱領(lǐng)域。文章研究的主要內(nèi)容正是針對(duì)綠色商品房評(píng)價(jià)這一主題。 文章首先對(duì)國(guó)內(nèi)外已有的綠色建筑評(píng)價(jià)體系進(jìn)行了較為全面的總結(jié)與回顧,提出綠色商品房評(píng)價(jià)體系研究的重要性;谌珘勖芷诶碚撆c綠色建筑評(píng)價(jià)標(biāo)準(zhǔn),獲取了綠色商品房評(píng)價(jià)指標(biāo),并將商品房在全壽命周期內(nèi)的成本效益也作為指標(biāo)之一。之后運(yùn)用模糊聚類(lèi)分析法對(duì)指標(biāo)進(jìn)行了分類(lèi),在此基礎(chǔ)上運(yùn)用層次分析法對(duì)各指標(biāo)的權(quán)重進(jìn)行了確定,并最終建立了綠色商品房評(píng)價(jià)體系。針對(duì)綠色建筑成本效益研究尚不完善這一問(wèn)題,文章在建立綠色商品房評(píng)價(jià)體系之后,給出了全壽命周期綠色商品房的成本效益進(jìn)行貨幣化的定量計(jì)算方法。最終對(duì)一項(xiàng)工程實(shí)例的全壽命周期成本效益進(jìn)行了計(jì)算,并運(yùn)用上述建立的評(píng)價(jià)體系對(duì)其進(jìn)行評(píng)價(jià),得出了評(píng)價(jià)結(jié)果。
[Abstract]:At present, our country is carrying out the sustainable energy development strategy of "energy saving priority, structure priority, environment friendly". To realize the sustainable development of construction industry is an important measure to realize the resource-saving society in our country. Commercial housing is the main form of solving the housing problem of Chinese residents. Its green performance has also been widely valued by the industry and consumers. To establish a comprehensive and objective. The fair evaluation system of green commercial housing is of great significance to promote the sustainable development of Chinese architecture. At present, most of the existing evaluation system of green building focuses on the technical level, aiming at the economic benefits of commercial housing. The research on the comprehensive evaluation of social and environmental benefits is still a weak field. The main content of this paper is aimed at the theme of green commercial housing evaluation. First of all, the article summarizes and reviews the existing evaluation system of green building at home and abroad. Based on the whole life cycle theory and the evaluation standard of green building, the evaluation index of green commercial housing is obtained. And the commercial housing in the whole life cycle of the cost-effectiveness as one of the indicators. Then the use of fuzzy cluster analysis to classify the indicators, on the basis of the use of AHP to determine the weight of each index. And finally established the green commercial housing evaluation system. In view of the green building cost-benefit research is not perfect, the article in the establishment of green commercial housing evaluation system. This paper gives a quantitative calculation method of the cost benefit of the green commercial housing in the whole life cycle. Finally, the cost benefit of the whole life cycle of an engineering example is calculated. The evaluation system is used to evaluate it, and the evaluation results are obtained.
