【摘要】:我國房地產(chǎn)市場隨著政府調(diào)控政策的頒布和城市化進(jìn)程的加快,導(dǎo)致開發(fā)商及地方政府紛紛將目光轉(zhuǎn)向商業(yè)地產(chǎn)市場,帶動(dòng)了商業(yè)地產(chǎn)的快速崛起。但是由于商業(yè)項(xiàng)目自身開發(fā)建設(shè)環(huán)節(jié)的特殊性和復(fù)雜性,我國房地產(chǎn)開發(fā)商在應(yīng)用傳統(tǒng)開發(fā)理念與管理模式過程中均出現(xiàn)了不同程度的問題。因此,引入對商業(yè)項(xiàng)目的開發(fā)建設(shè)進(jìn)行全壽命周期的信息管理的BIM技術(shù),強(qiáng)化開發(fā)商對信息和資源的共享能力,就能夠大幅度的提升管理能力,有效控制項(xiàng)目成本。 本文將建筑領(lǐng)域最熱門的建筑信息模型BIM技術(shù)引入商業(yè)地產(chǎn)的開發(fā)過程中,首先介紹了商業(yè)項(xiàng)目的概況以及現(xiàn)階段房地產(chǎn)商對商業(yè)項(xiàng)目成本管理工作的現(xiàn)狀與不足,對于BIM技術(shù)在商業(yè)地產(chǎn)成本控制中應(yīng)用前景進(jìn)行價(jià)值分析。而后以商業(yè)地產(chǎn)全壽命信息框架為線索,,對商業(yè)項(xiàng)目開發(fā)決策、設(shè)計(jì)、施工、運(yùn)營等階段具體的成本控制工作進(jìn)行分析,重點(diǎn)研究了決策階段和設(shè)計(jì)階段成本控制過程中價(jià)值工程方法與BIM技術(shù)的結(jié)合。其中利用BIM模型對于工程快速統(tǒng)計(jì)算量、可視化及4D模擬的強(qiáng)大優(yōu)勢,在項(xiàng)目規(guī)劃決策階段進(jìn)行方案的有效決策,在初步設(shè)計(jì)階段利用價(jià)值工程模糊層次分析法進(jìn)行設(shè)計(jì)限額的分配工作。最后,結(jié)合項(xiàng)目實(shí)例,肯定了BIM技術(shù)在商業(yè)項(xiàng)目應(yīng)用價(jià)值工程成本控制中的可行性和有效性。
[Abstract]:China's real estate market and the city with the promulgation of government regulatory policies to speed up the process, lead developers and local governments have turned to commercial real estate market, driven by the rapid rise of commercial real estate. But because of the complexity and particularity of commercial project development and construction sectors, China's real estate developers in the traditional development concept and application the management mode in the process there are different degrees of problems. Therefore, the introduction of information management of commercial project development and construction of the whole life cycle of the BIM technology, strengthen the ability of developers to share information and resources, can greatly improve the ability of management, effective control of project cost.
The process of development of building BIM building information modeling technology into the most popular commercial real estate, first introduced the status quo and the problems of cost management of commercial projects project and the present situation of commercial real estate, to analyze the value of BIM technology in the application system of commercial real estate cost control. And then to commercial real estate the whole life information framework for clues on the commercial development of decision-making, design, construction, operation and other stages of cost control are analyzed, with the focus on the cost decision stage and design stage control in the process of value engineering method and BIM technology. The BIM model is used for fast statistical engineering quantity calculation, strong visualization and the 4D simulation, effective decision in the decision-making phase of the project planning, in the preliminary design stage based on value engineering fuzzy analytic hierarchy process In the end, the feasibility and effectiveness of BIM technology in the cost control of commercial project application value are affirmed with a project example.
