【摘要】：城市稀缺的土地資源在不停的應(yīng)對(duì)經(jīng)濟(jì)力量的改變和來(lái)自各方面的壓力，一方面舊城更新這一規(guī)劃手段正被廣泛運(yùn)用于城市建設(shè)之中，另一方面其內(nèi)涵也在不斷的擴(kuò)展。中國(guó)城市的發(fā)展可以用日新月異來(lái)形容，承載著城市深厚歷史文脈的舊城在城市發(fā)展中首當(dāng)其沖，所以社會(huì)各界對(duì)舊城更新這一課題的關(guān)注與重視程度也在日益凸顯。 亞洲城市有著與西方不同的城市背景，一些重要城市如香港的城市化進(jìn)程已然先于廣州，分析這些城市當(dāng)前的發(fā)展趨勢(shì)和面臨的挑戰(zhàn)能夠更加清楚的為中國(guó)內(nèi)地城市未來(lái)的發(fā)展提供參考，避免重蹈覆轍。香港作為亞洲高密度發(fā)達(dá)城市的代表之一，香港政府近年來(lái)更是廣泛吸收各方意見(jiàn)，積極研究制定舊城更新策略，應(yīng)對(duì)不斷變化的社會(huì)環(huán)境。 首先從國(guó)內(nèi)外目前對(duì)于舊城更新整體核心價(jià)值取向的分析入手，對(duì)香港舊城更新歷程及策略進(jìn)行全面、詳盡的回顧與分析，，并結(jié)合實(shí)地調(diào)研、詳細(xì)的案例解析對(duì)其特色策略進(jìn)行分析研究，總結(jié)其經(jīng)驗(yàn)教訓(xùn)及未來(lái)發(fā)展方向。最后結(jié)合廣州市目前舊城更新的發(fā)展情況、實(shí)施策略及暴露的相關(guān)問(wèn)題的分析，探討香港經(jīng)驗(yàn)對(duì)廣州市的舊城更新策略帶來(lái)的啟示及優(yōu)化建議。 本文主要內(nèi)容分為三個(gè)部分： 第一部分：（第一章）主要闡述了本文的研究背景、意義和方法，現(xiàn)有的相關(guān)研究和兩地舊城更新現(xiàn)狀，為本文研究奠定理論基礎(chǔ)。 第二部分：（第二、三、四章）首先概述了香港城市發(fā)展背景及城市規(guī)劃發(fā)展背景，突出強(qiáng)調(diào)影響香港市區(qū)重建發(fā)展的因素，接著詳細(xì)分析了香港市區(qū)重建發(fā)展概況和發(fā)展歷史，梳理其發(fā)展歷程及主要更新策略制定的歷程。第三章通過(guò)結(jié)合香港市區(qū)重建實(shí)踐案例及第一手文獻(xiàn)資料，擇取在對(duì)香港市區(qū)重建策略研究中注意到的特色策略如公共參與計(jì)劃、補(bǔ)償安置、項(xiàng)目影響評(píng)估、建筑復(fù)修計(jì)劃、地區(qū)活化策略等進(jìn)行詳細(xì)的分析研究。第四章主要對(duì)香港市區(qū)重建策略的若干需要優(yōu)化的核心問(wèn)題及其未來(lái)發(fā)展目標(biāo)進(jìn)行分析。 第三部分：（第五章、第六章）第五章回顧分析了廣州市舊城更新的發(fā)展歷程及相關(guān)策略，結(jié)合對(duì)廣州市舊城更新項(xiàng)目的實(shí)地調(diào)研、對(duì)政府管理部門(mén)的訪(fǎng)談，反思與總結(jié)了廣州市舊城更新的若干問(wèn)題。第六章分析總結(jié)香港舊城更新經(jīng)驗(yàn)給廣州市舊城更新帶來(lái)的啟示及若干優(yōu)化建議。
[Abstract]:With the changing of urban scarce land resources and the pressure from all aspects , the renewal of the old city is being widely used in urban construction , and its connotation is expanding . The development of Chinese cities can be described by the new moon , so the old city bearing the deep historical context of the city is the first in the city development , so the attention and attention of the various sectors of society to the renewal of the old city are also becoming more and more prominent . The Asian cities have different urban backgrounds , and some important cities such as Hong Kong ' s urbanization process are already ahead of Guangzhou . The current development trend and challenges of these cities can provide a reference for the future development of the Chinese mainland cities . Hong Kong is one of the representatives of the high - density developed cities in Asia . In recent years , the Hong Kong government has extensively absorbed the views of the parties and actively studied the development of old city renewal strategies to cope with the changing social environment . This paper starts with the analysis of the whole core value orientation of the old city at home and abroad , and makes a comprehensive and detailed review and analysis on the renewal course and strategy of the old city in Hong Kong , and combines the field investigation and the detailed case analysis to analyze the characteristics of the old city , summarizes its lessons and future development direction . Finally , it discusses the enlightenment and optimization suggestions of the experience of Hong Kong to the old city renewal strategy in Guangzhou . This paper is divided into three parts : The first part : ( Chapter 1 ) mainly expounds the background , significance and method of the study , the related research and the current status of the renewal of the old city in the two places , and lays a theoretical foundation for the study of this paper . The second part : ( 2 , 3 , 4 ) firstly summarizes the background of urban development in Hong Kong and the background of urban planning development , highlights the factors that affect the development of urban renewal in Hong Kong , and then analyzes the development history and history of urban renewal in Hong Kong . The third part : ( Chapter 5 , Chapter 6 ) The fifth chapter reviews the development course and relevant strategies of the old city renewal in Guangzhou , combines the field investigation of the old city renewal project in Guangzhou , and summarizes the problems of the renewal of the old city in Guangzhou . The sixth chapter analyses the inspiration and some optimization suggestions brought about by the update experience of the old city of Hong Kong to the old city of Guangzhou .
