新型農(nóng)村社區(qū)建設(shè)農(nóng)戶資產(chǎn)變化研究——以重慶市忠縣復(fù)興鎮(zhèn)天子村新型農(nóng)村社區(qū)為例

【摘要】:通過典型示范村實地調(diào)研,運用市場比較法、成本逼近法、基準地價修正法等資產(chǎn)估價方法,分別對天子村汪高居民點建設(shè)前后農(nóng)戶戶均宅基地資產(chǎn)、農(nóng)房資產(chǎn)、及土地房屋總資產(chǎn)價值進行了測試,研究結(jié)果表明:新型農(nóng)村社區(qū)建設(shè),一方面使農(nóng)戶土地房屋資產(chǎn)價值大幅提升,戶均農(nóng)房資產(chǎn)由3.05萬元上升到18.16萬元,戶均土地房屋總資產(chǎn)由8.77萬元上升到19.93萬元;另一方面農(nóng)戶的人居生活環(huán)境得到改善,現(xiàn)實了新型農(nóng)村社區(qū)建設(shè)統(tǒng)籌城鄉(xiāng)公共服務(wù)的目標.
[Abstract]:Through field investigation of typical demonstration villages, using market comparison method, cost approach method, benchmark land price correction method and other asset valuation methods, respectively, before and after the construction of Wanggao residential area in Tianzi Village, the average homestead assets and agricultural house assets of farmers were analyzed. The results show that the new type of rural community construction, on the one hand, has greatly increased the value of land and housing assets of farmers, and the average rural housing assets have risen from 30500 yuan to 181600 yuan. On the other hand, the living environment of peasant households has been improved, which has realized the goal of coordinating urban and rural public services in the construction of new rural communities.
