從SA酒店項(xiàng)目質(zhì)保期內(nèi)的風(fēng)險(xiǎn)談合同風(fēng)險(xiǎn)管理

【摘要】:隨著項(xiàng)目管理系統(tǒng)理論在建設(shè)工程項(xiàng)目的廣泛運(yùn)用和發(fā)展,項(xiàng)目的風(fēng)險(xiǎn)管理理論也深入人心。但由于影響項(xiàng)目風(fēng)險(xiǎn)的因素很多,以及項(xiàng)目本身的特點(diǎn),使得項(xiàng)目風(fēng)險(xiǎn)管理的工作具有一定的難度。如何有效的結(jié)合項(xiàng)目風(fēng)險(xiǎn)管理理論對建設(shè)工程項(xiàng)目風(fēng)險(xiǎn)進(jìn)行管理,是項(xiàng)目管理人員需要學(xué)習(xí)并且提高的技能。 本論文以SA酒店項(xiàng)目為實(shí)例,以質(zhì)保期為切入點(diǎn),探討了此項(xiàng)目在進(jìn)入項(xiàng)目質(zhì)保期后,參與項(xiàng)目的業(yè)主方、承包方、酒店管理方所遇到的一系列質(zhì)量、進(jìn)度、費(fèi)用、合同范圍以及人員管理等等的風(fēng)險(xiǎn)問題,通過運(yùn)用專業(yè)技術(shù)方法,即層次分析法,系統(tǒng)地對風(fēng)險(xiǎn)進(jìn)行原因分析,顯示出項(xiàng)目風(fēng)險(xiǎn)里占主要風(fēng)險(xiǎn)的為合同風(fēng)險(xiǎn)。之后運(yùn)用項(xiàng)目管理中風(fēng)險(xiǎn)管理的理論,對產(chǎn)生的風(fēng)險(xiǎn)進(jìn)行系統(tǒng)的可行性分析,再制定出具體的應(yīng)對措施和監(jiān)控的實(shí)施方案,并對合同風(fēng)險(xiǎn)管理措施做進(jìn)一步完善和提高。
[Abstract]:Along with the extensive application and development of the project management system theory in the construction project, the risk management theory of the project is also deeply rooted in people's heart. However, there are many factors that affect the project risk, as well as the characteristics of the project itself. How to effectively combine the theory of project risk management to manage the risk of construction project is a skill that project managers need to learn and improve. This paper takes SA hotel project as an example, takes the quality guarantee period as the breakthrough point, discusses a series of quality, schedule and cost that the owner, contractor and hotel management will encounter after entering the project quality guarantee period. The scope of the contract, personnel management and other risk issues, through the use of professional technical methods, that is, the Analytic hierarchy process, systematically analyze the causes of risk, It shows that the main risk of the project is the contract risk. Then, by using the theory of risk management in the project management, the feasibility of the risk is analyzed systematically, and then the concrete countermeasures and the implementation scheme of the monitoring are worked out. And the contract risk management measures to further improve and improve.
