全裝修商品住宅對(duì)我國(guó)經(jīng)濟(jì)增長(zhǎng)的貢獻(xiàn)研究

【摘要】: 全裝修商品住宅是我國(guó)住宅產(chǎn)業(yè)未來(lái)發(fā)展的方向。何謂全裝修住宅?建設(shè)部早在2002年出臺(tái)的《商品住宅裝修一次到位實(shí)施細(xì)則》中明確提出這一概念:指房屋交鑰匙前,所有功能空間的固定面全部鋪裝或粉刷完畢,廚房與衛(wèi)生間的基本設(shè)備全部安裝完成,簡(jiǎn)稱“全裝修住宅”。 全裝修住宅不但可以保障房屋結(jié)構(gòu)安全,更重要的是它采用的集成化模式,使分散分戶采購(gòu)裝修變?yōu)榧s化設(shè)計(jì)、集中采購(gòu)、集中施工,極大地節(jié)約了成本,減少了社會(huì)總支出水平。據(jù)有關(guān)部門測(cè)算,如果由開(kāi)發(fā)商統(tǒng)一組織裝修,比戶主自己裝修至少要節(jié)省20%的費(fèi)用。據(jù)中國(guó)建筑裝飾協(xié)會(huì)行業(yè)發(fā)展部測(cè)算,住宅裝飾裝修平均一戶可能產(chǎn)生兩噸垃圾,其中有85%是可以回收再利用的資源,全年如果有2000萬(wàn)戶進(jìn)行裝修改造,一年有4000萬(wàn)噸垃圾污染環(huán)境。二次裝修問(wèn)題,是我國(guó)建筑能耗高于國(guó)際平均水平的一個(gè)重要因素。 正因?yàn)槿b修商品住宅具有環(huán)保、節(jié)能等優(yōu)勢(shì),便于規(guī)模化、集約化生產(chǎn),所以,據(jù)來(lái)自“2005中國(guó)精裝修樓盤和木地板行業(yè)發(fā)展高峰論壇”上的一組數(shù)字顯示:北京全裝修住宅占總量的25%、上海約占35%、廣州占50%以上……。隨著時(shí)間的推移,有跡象表明,國(guó)內(nèi)大城市住宅房地產(chǎn)開(kāi)發(fā)正漸次步入“全裝修時(shí)代”。全裝修商品住宅的推行意味著住宅開(kāi)發(fā)產(chǎn)業(yè)鏈的延展,必然改變整個(gè)房地產(chǎn)產(chǎn)業(yè)的開(kāi)發(fā)模式,甚至引起整個(gè)住宅產(chǎn)業(yè)的革命。本文就是在這樣的背景下進(jìn)行研究的。 本論文在國(guó)內(nèi)外研究現(xiàn)狀的基礎(chǔ)上,首先透徹的分析了全裝修商品住宅對(duì)經(jīng)濟(jì)增長(zhǎng)的作用機(jī)理,研究了技術(shù)進(jìn)步與經(jīng)濟(jì)增長(zhǎng)的關(guān)系,進(jìn)而提出了全裝修商品住宅的經(jīng)濟(jì)貢獻(xiàn)源于住宅產(chǎn)業(yè)的“技術(shù)進(jìn)步”。本論文以西方經(jīng)濟(jì)學(xué)經(jīng)濟(jì)增長(zhǎng)理論的研究為出發(fā)點(diǎn),采用科學(xué)的統(tǒng)計(jì)研究方法,運(yùn)用柯布—道格拉斯生產(chǎn)函數(shù)(C-D生產(chǎn)函數(shù))模型和索洛余值法,通過(guò)實(shí)證研究,測(cè)定了1997—2007年全裝修商品住宅投資建設(shè)對(duì)我國(guó)經(jīng)濟(jì)增長(zhǎng)的貢獻(xiàn)率為0.451‰,最后提出了國(guó)際金融危機(jī)形式下我國(guó)房地產(chǎn)業(yè)健康發(fā)展的戰(zhàn)略思想和“集成化”管理模式,從而為企業(yè)的投資決策提供了科學(xué)的指導(dǎo)思想。 本課題的研究成果不僅可以使企業(yè)和政府充分認(rèn)識(shí)到全裝修商品住宅投資建設(shè)對(duì)我國(guó)經(jīng)濟(jì)增長(zhǎng)的重要貢獻(xiàn),而且有利于房地產(chǎn)企業(yè)及時(shí)調(diào)整經(jīng)營(yíng)策略,從而促進(jìn)我國(guó)全裝修商品住宅的健康、可持續(xù)發(fā)展。

This paper is in this context of the study. On the basis of domestic and international research status, this paper first thoroughly analyzes the mechanism of the effect of fully decorated commercial housing on economic growth, and studies the relationship between technological progress and economic growth. Furthermore, the paper puts forward that the economic contribution of the fully decorated commercial housing originates from the technological progress of the housing industry. This paper takes the economic growth theory of western economics as the starting point, adopts the scientific statistical research method, uses the Cobb-Douglas production function (C-D production function) model and the Solow residual value method, through the empirical research. The contribution rate of investment and construction of fully decorated commercial housing to China's economic growth from 1997 to 2007 is determined to be 0.451 鈥,
