【摘要】： 建設(shè)部2002年頒發(fā)了《商品住宅裝修一次到位實(shí)施導(dǎo)則》,明確了商品住宅裝修一次到位的概念,并在全國(guó)范圍內(nèi)推廣全裝修。由于我國(guó)開(kāi)展全裝修時(shí)間不長(zhǎng),只有短短的幾年時(shí)間,雖然國(guó)外的經(jīng)驗(yàn)可以借鑒,但我國(guó)實(shí)施過(guò)程中仍然存在很多的問(wèn)題。在采購(gòu)階段控制粗放,大批量采購(gòu)對(duì)制定詳細(xì)的采購(gòu)計(jì)劃提出了更高的要求,與供應(yīng)商的合作也要求更加緊密;在物料的配送和運(yùn)輸階段供應(yīng)方經(jīng)常出現(xiàn)交貨不夠及時(shí),而采購(gòu)方對(duì)運(yùn)輸過(guò)程無(wú)法控制,從而使相關(guān)各方銜接出現(xiàn)問(wèn)題;現(xiàn)在建筑工程管理中主要以進(jìn)度管理為主,對(duì)于材料的供配管理比較寬泛,往往物流的供應(yīng)成為制約工程進(jìn)度的主要因素。 本文以上述問(wèn)題為出發(fā)點(diǎn),結(jié)合全裝修產(chǎn)業(yè)化和物流管理的特點(diǎn),詳細(xì)分析全裝修物資供配管理體系,確定整個(gè)體系的相關(guān)參與方,通過(guò)供應(yīng)鏈的管理方式互相合作,形成一個(gè)在市場(chǎng)加工、組裝、制造環(huán)節(jié)、流通環(huán)節(jié)、現(xiàn)場(chǎng)施工環(huán)節(jié)之間,業(yè)務(wù)相關(guān)的動(dòng)態(tài)企業(yè)聯(lián)盟這樣一種管理體系。針對(duì)整個(gè)物流體系進(jìn)行流程分析,為管理規(guī)范化提供依據(jù)。合理選擇確定戰(zhàn)略性供應(yīng)商是采購(gòu)管理的重要任務(wù),由過(guò)去的傳統(tǒng)采購(gòu)方式轉(zhuǎn)變?yōu)榧磿r(shí)化采購(gòu)。通過(guò)分析現(xiàn)有配送模式,提出適合全裝修的組合配送模式。提出裝配式施工和模塊化施工,這樣保證現(xiàn)場(chǎng)的物資訂單準(zhǔn)時(shí)發(fā)送和供應(yīng)準(zhǔn)確及時(shí)。設(shè)計(jì)出整個(gè)供應(yīng)鏈的物資供應(yīng)管理信息系統(tǒng),并對(duì)其具體的配送物流和現(xiàn)場(chǎng)物流模塊的功能流程進(jìn)行了設(shè)計(jì)。針對(duì)整個(gè)供配管理體系選取整體性和企業(yè)評(píng)價(jià)指標(biāo),并應(yīng)用相關(guān)數(shù)學(xué)方法進(jìn)行評(píng)價(jià)分析。 最后通過(guò)案例對(duì)現(xiàn)有全裝修物流管理體系的應(yīng)用進(jìn)行分析,并提出了相應(yīng)的意見(jiàn)和建議,希望對(duì)住宅全裝修項(xiàng)目的整體運(yùn)作提供一定幫助。
[Abstract]:In 2002, the Ministry of Construction issued the "guidelines for the implementation of the once in place decoration of commercial housing", which defined the concept of once in place for the decoration of commercial housing, and popularized the whole decoration in the whole country. Due to the short time of full decoration in our country, only a few years, although the experience of foreign countries can be used for reference, there are still many problems in the implementation process of our country. Extensive control during the procurement phase, higher requirements for the development of detailed procurement plans and closer cooperation with suppliers, and frequent delays in delivery during the distribution and transportation phases of materials, However, the purchasing party has no control over the transportation process, thus causing problems in the connection of the relevant parties. Now the construction engineering management is mainly based on schedule management, and the management of material supply and distribution is relatively broad. Often the supply of logistics becomes the main factor restricting the progress of the project. With the above problems as the starting point, combined with the characteristics of the full decoration industrialization and logistics management, this paper analyzes the supply and distribution management system of the whole decoration materials in detail, determines the relevant participants of the whole system, and cooperates with each other through the management mode of the supply chain. Form a dynamic business alliance between market processing, assembly, manufacturing, circulation and site construction. The flow analysis of the whole logistics system provides the basis for the standardization of management. Rational selection of strategic suppliers is an important task of procurement management, from traditional procurement mode to instant procurement. By analyzing the existing distribution mode, the combined distribution mode suitable for full decoration is put forward. Prefabricated construction and modular construction are proposed to ensure timely delivery of material orders and accurate and timely supply. The material supply management information system of the whole supply chain is designed, and the function flow of its distribution logistics and field logistics module is designed. According to the whole supply and distribution management system, the integrity and enterprise evaluation index are selected, and relevant mathematical methods are applied to evaluate and analyze. Finally, this paper analyzes the application of the existing logistics management system of full decoration, and puts forward the corresponding opinions and suggestions, hoping to provide some help for the whole operation of the house decoration project.
