住宅全裝修的集成化管理研究

【摘要】:隨著國家政策引導(dǎo)和房地產(chǎn)市場(chǎng)的快速發(fā)展,住宅開發(fā)的全裝修模式已成為多方關(guān)注熱點(diǎn)。住宅全裝修作為住宅產(chǎn)業(yè)化的重要組成部分在一定程度上增加了國民經(jīng)濟(jì)的增長(zhǎng),也逐步得到購房者認(rèn)同。推廣全裝修住宅已經(jīng)成為我國房地產(chǎn)市場(chǎng)發(fā)展的必然趨勢(shì)。 本文從住宅全裝修的相關(guān)概念入手,提出了住宅全裝修現(xiàn)行存在問題。針對(duì)全裝修項(xiàng)目管理中存在的問題引入集成化管理理論和集成化管理方法,將住宅全裝修管理與集成化理論相結(jié)合,以期實(shí)現(xiàn)住宅全裝修管理水平的全面提高。 從項(xiàng)目管理角度將全裝修項(xiàng)目進(jìn)行維度劃分,對(duì)關(guān)鍵維的管理分為組織集成、過程集成、目標(biāo)集成,闡述了三維結(jié)構(gòu)下全裝修項(xiàng)目管理重點(diǎn)。其中以信息平臺(tái)為支撐,在組織集成中引入供應(yīng)鏈管理模型,目標(biāo)集成引入WBS管理方法。對(duì)輔助維度管理分為技術(shù)集成、部品集成。并選取一定指標(biāo),將項(xiàng)目管理本身及用戶對(duì)產(chǎn)品的滿意度納入評(píng)價(jià)指標(biāo)體系,融入供應(yīng)鏈績(jī)效評(píng)價(jià)思想,運(yùn)用層次分析法和模糊綜合評(píng)判進(jìn)行集成管理績(jī)效評(píng)價(jià)。 最終以恒大知名全裝修項(xiàng)目“恒大·名都”為例進(jìn)行實(shí)證分析,介紹了恒大裝修的品牌戰(zhàn)略,闡述了該項(xiàng)目中恒大應(yīng)用的集成管理措施,通過實(shí)時(shí)數(shù)據(jù)對(duì)該項(xiàng)目進(jìn)行管理績(jī)效評(píng)價(jià),并根據(jù)結(jié)果確定改進(jìn)點(diǎn)。 本文旨在通過集成化管理理論與方法對(duì)全裝修過程進(jìn)行系統(tǒng)化管理,全面提高全裝修項(xiàng)目的管理水平,優(yōu)化全裝修產(chǎn)品品質(zhì),真正推進(jìn)住宅全裝修的產(chǎn)業(yè)化發(fā)展。
[Abstract]:With the guidance of national policy and the rapid development of real estate market, the full decoration model of housing development has become a hot spot. As an important part of housing industrialization, housing full decoration increases the growth of national economy to a certain extent and is gradually recognized by buyers. Popularizing fully decorated housing has become the inevitable trend of the development of our real estate market. This article starts with the related concept of house complete decoration, and puts forward the existing problems of housing complete decoration. Aiming at the problems existing in the whole decoration project management, this paper introduces the integrated management theory and the integrated management method, combines the whole house decoration management with the integration theory, in order to achieve the overall improvement of the housing total decoration management level. From the perspective of project management, the whole decoration project is divided into three dimensions: organizational integration, process integration and goal integration. Based on the information platform, the supply chain management model is introduced into the organization integration, and the WBS management method is introduced into the goal integration. The auxiliary dimension management is divided into technology integration and part integration. The project management itself and the customer's satisfaction to the product are incorporated into the evaluation index system, and the supply chain performance evaluation thought is integrated into the index system, and the integrated management performance evaluation is carried out by using the analytic hierarchy process (AHP) and fuzzy comprehensive evaluation. Finally, taking Evergrande's famous renovation project "Evergrande Capital" as an example, this paper introduces the brand strategy of Evergrande decoration, and expounds the integrated management measures applied by Evergrande in this project. The management performance of the project is evaluated by real-time data, and the improvement points are determined according to the results. The purpose of this paper is to systematize the whole decoration process through the integrated management theory and method, improve the management level of the whole decoration project, optimize the quality of the whole decoration product, and promote the industrialization development of the house decoration.
