【摘要】:從國(guó)家的十二五規(guī)劃,到坎昆世界氣候大會(huì),全球都在說(shuō)一個(gè)問(wèn)題,就是全球氣候變暖,環(huán)境惡化,而創(chuàng)造一個(gè)節(jié)約型社會(huì),一個(gè)環(huán)保、可持續(xù)發(fā)展的社會(huì),成為中國(guó)乃至全球都要面臨的問(wèn)題。能源、資源的短缺會(huì)成為中國(guó)國(guó)家經(jīng)濟(jì)發(fā)展的重要障礙,如何以一個(gè)和諧、可持續(xù)發(fā)展的眼光去看待未來(lái)的房地產(chǎn)發(fā)展,如何用高效、集約化的方式進(jìn)行房地產(chǎn)開(kāi)發(fā),成為我們未來(lái)房地產(chǎn)開(kāi)發(fā)的重要課題,而住宅的精裝修一體化可以解決房地產(chǎn)開(kāi)發(fā)的許多資源浪費(fèi)問(wèn)題,包括策劃資源、設(shè)計(jì)資源、施工資源、部品資源、維護(hù)資源等各個(gè)方面。 從最終的住戶角度來(lái)說(shuō),隨著人們生活水平的不斷提高,個(gè)體的消費(fèi)維權(quán)意識(shí)也在不斷提高,除了“居者有其屋”之外,舒適性、人性化等的生活標(biāo)準(zhǔn)也不斷的在更新和增加,國(guó)家對(duì)于住宅的質(zhì)量安全等各個(gè)方面也會(huì)有新的標(biāo)準(zhǔn)來(lái)衡量,如何適應(yīng)市場(chǎng)、政府等方面的更高、更新的要求會(huì)成為我們未來(lái)設(shè)計(jì)工作的重點(diǎn)和難點(diǎn)。同時(shí),從2009年10月1日開(kāi)始,上海無(wú)論從毛胚房、精裝修房,,強(qiáng)制實(shí)施住宅分戶質(zhì)量驗(yàn)收標(biāo)準(zhǔn),即“一戶一驗(yàn)標(biāo)準(zhǔn)”,因此帶來(lái)的質(zhì)量問(wèn)題也會(huì)更全面,更完整,帶來(lái)的質(zhì)量投訴也會(huì)更多。上海在進(jìn)行國(guó)際大都市的建設(shè),隨著整體國(guó)際形象的提高,國(guó)際化的人才、資源也會(huì)不斷涌入,創(chuàng)造一個(gè)國(guó)際化標(biāo)準(zhǔn)的居住環(huán)境,也會(huì)成為上海未來(lái)的發(fā)展目標(biāo),也是房地產(chǎn)開(kāi)發(fā)層面需要面臨的問(wèn)題,我們需要不斷的進(jìn)行開(kāi)發(fā)、設(shè)計(jì)、運(yùn)營(yíng)環(huán)節(jié)的研究,提高整體產(chǎn)業(yè)鏈的“制造效率、制造質(zhì)量”成為我們的重要使命。 因此,設(shè)計(jì)流程的編制目的主要有如下的三個(gè)目的:1.引導(dǎo)住宅開(kāi)發(fā)流程的合理化,高效化,節(jié)約化,提倡綠色GDP的國(guó)家號(hào)召,推動(dòng)房地產(chǎn)建筑行業(yè)的節(jié)約型開(kāi)發(fā);2.監(jiān)督房地產(chǎn)全裝修產(chǎn)品的開(kāi)發(fā)流程,明確開(kāi)發(fā)各環(huán)節(jié)各責(zé)任主體及連帶責(zé)任主體的權(quán)利和義務(wù),保證全裝修產(chǎn)品的最終質(zhì)量;3.廣大的產(chǎn)品終端客戶提供高質(zhì)量的全裝修住宅產(chǎn)品,滿足廣大消費(fèi)者的基本質(zhì)量需求,提高消費(fèi)者的產(chǎn)品滿意度,創(chuàng)造和諧社會(huì)。 作為整個(gè)產(chǎn)業(yè)鏈的幾個(gè)主要角色,即開(kāi)發(fā)商、設(shè)計(jì)機(jī)構(gòu)、工程施工機(jī)構(gòu)、材料部品機(jī)構(gòu)都應(yīng)該從這個(gè)設(shè)計(jì)流程中去了解自身的工作任務(wù),將自身的工作任務(wù)拆解、安排進(jìn)整個(gè)流程中,將工作的重點(diǎn)分階段實(shí)施,形成各個(gè)角色機(jī)構(gòu)的分項(xiàng)目標(biāo):1.主導(dǎo)住宅開(kāi)發(fā)流程的合理化,高效化,節(jié)約化,降低開(kāi)發(fā)成本,提升項(xiàng)目開(kāi) 發(fā)品質(zhì);--開(kāi)發(fā)商;2.執(zhí)行開(kāi)發(fā)流程的合理化標(biāo)準(zhǔn),提高全行業(yè)的規(guī)范化的運(yùn)行,標(biāo)準(zhǔn)化運(yùn)行;-- 設(shè)計(jì)機(jī)構(gòu);3.保證施工項(xiàng)目的進(jìn)度有效控制,減少返工工作量,提高住宅全裝修產(chǎn)品的內(nèi) 部外部質(zhì)量;--工程施工機(jī)構(gòu);4.推廣住宅產(chǎn)品的生活功能合理化,提倡有效,有序,有利的使用住宅產(chǎn)品材 料及設(shè)備;--材料部品分包機(jī)構(gòu) 本流程的介紹,主要是基于設(shè)計(jì)機(jī)構(gòu)層面的環(huán)節(jié)、技術(shù)介紹,但是我們希望站在開(kāi)發(fā)流程的角度去理解這一流程,因?yàn)樵O(shè)計(jì)不是一個(gè)獨(dú)立、封閉的程序,它涉及方方面面的因素,因此需要考慮各個(gè)環(huán)節(jié)的條件、成果、決策、執(zhí)行、調(diào)整等等情況,我們希望它成為一個(gè)基于設(shè)計(jì)為核心,涵蓋各種因素的完整的設(shè)計(jì)軸線,幫助我們?nèi)チ私馊b修住宅設(shè)計(jì)中需要處理關(guān)鍵問(wèn)題,關(guān)鍵因素,以及設(shè)計(jì)上要處理的方方面面的細(xì)節(jié)問(wèn)題。

At the same time, from the beginning of October 1, 2009, Shanghai from the rough housing, the housing refined decoration, strong implementation of the system of household quality acceptance criteria, namely "one household one standard" therefore, quality problems will be more comprehensive, more complete, the quality complaints will be more. In the construction of Shanghai international metropolis, with the whole international image enhancement, international talent, resources will continue The influx of international standards to create a living environment, will become Shanghai's future development goals, but also the level of real estate development needs to face the problem, we need to continue the development, design, research on the operation process, improve manufacturing efficiency of the whole industry chain, manufacturing quality "has become an important task for us.
Therefore, the purpose of construction design process has three main purposes are as follows: 1. reasonable guide residential development process, high efficiency, saving, promote the green GDP national call to promote economic development in real estate construction industry; development process supervision 2. real estate decoration products, the development of clear rights and obligations link the main responsibility and joint liability subject, ensure the quality of the entire decoration products; the 3. terminal products customers to provide high quality residential decoration products, meet the basic quality requirements of consumers, to improve consumer satisfaction, to create a harmonious society.
