產業(yè)化住宅全裝修項目管理實施研究

【摘要】: 隨著我國住房制度改革的不斷深入,房地產業(yè)得到了蓬勃的發(fā)展。裝修作為住宅產業(yè)的一個重要組成部分,正在成為一種潮流和時尚,在一定程度上拉動和推進著國民經濟的增長。推行和發(fā)展產業(yè)化住宅全裝修,是我國住宅產業(yè)現(xiàn)代化的發(fā)展之路,也是我國房地產市場的發(fā)展趨勢。 這篇論文從產業(yè)化住宅全裝修相關概念、內涵以及主體入手,分析了全裝修在推行過程中遇到的一系列的問題,包括宏觀管理政策支持方面有待健全、開發(fā)商風險增加的抵制、全裝修設計施工部品供應能力不足、購房者觀念未轉變等,提出開發(fā)商在推行產業(yè)化住宅全裝修道路上的努力方向。 作為開發(fā)商,需要從項目管理的角度去解決問題,為全裝修的有效實施做出貢獻。我國全裝修項目管理的現(xiàn)狀是:全裝修可行性研究缺乏、全裝修專業(yè)設計監(jiān)控缺乏、施工控制混亂、全裝修信息管理乏力、物業(yè)管理不到位。為此,開發(fā)商在實施產業(yè)化全裝修項目管理時,需要采取一些措施,利用過程管理、流程管理理論,建立切合實際的流程,實現(xiàn)管理標準化,具體包括引入先進的產業(yè)化全裝修技術,選擇合理的項目管理模式,注重全裝修過程管理,加強外部資源控制,實施品質管理,建立分戶驗收制度等。 上海萬科出于企業(yè)公民所應當承擔的社會責任,以及集團客戶導向戰(zhàn)略的重要組成部分,在產業(yè)化住宅全裝修方面做出了巨大的努力和貢獻,取得了一些技術成果和項目成果,得到了肯定。其在全裝修項目管理方面的經驗有以下幾點:敢于創(chuàng)新,顛覆裝修開發(fā)模式;擁有適合萬科公司的產品研發(fā)體系;對全裝修的推廣有長遠的計劃;能夠不遺余力的培訓合作伙伴,提升其技術及管理水平;注重對內外資源的整合能夠把全裝修實施過程中的成果標準化,指導以后的工作;注重提升顧客價值。這些經驗對于其他開發(fā)上在推行產業(yè)化住宅全裝修方面是可借鑒的。
[Abstract]:With the deepening of housing system reform in China, the real estate industry has been booming. As an important part of the housing industry, decoration is becoming a trend and fashion. To a certain extent, it is the road of the modernization of the housing industry and the development trend of the real estate market in our country to promote and promote the growth of the national economy. This paper starts with the concept, connotation and main body of the full decoration of the industrialized residence, and analyzes a series of problems encountered in the process of the implementation of the full decoration, including the macro management policy support to be improved. The resistance of the increase of the risk of the developer, the insufficiency of the supply capacity of the whole decoration design and construction, the unchanging of the concept of the house buyers, etc., the paper puts forward the direction of the developers' efforts in carrying out the road of the full decoration of the industrialized residential building. As a developer, we need to solve the problem from the perspective of project management and contribute to the effective implementation of full decoration. The construction control is chaotic, the information management of the whole decoration is weak, the property management is not in place. Therefore, the developers need to take some measures when implementing the management of the industrialization full decoration project, and make use of the theory of process management and process management. Establishing realistic process, realizing management standardization, including introducing advanced industrialization full decoration technology, choosing reasonable project management mode, paying attention to the whole decoration process management, strengthening external resource control, carrying out quality management, Establish a separate acceptance system, etc. Shanghai Vanke has made great efforts and contributions to the full decoration of industrialized housing because of its social responsibility as a corporate citizen and an important part of the client-oriented strategy of the group. Some technical achievements and project achievements have been confirmed. Its experience in the management of full decoration projects has the following points: dare to innovate, subvert the decoration and development model, have a product R & D system suitable for Vanke Company; Has a long-term plan for the promotion of full decoration; can spare no effort to train partners, improve their technical and management level; pay attention to the integration of internal and external resources can standardize the results in the implementation of the full decoration process, guide the future work; These experiences can be used for reference in the implementation of full decoration of industrialized residential buildings in other developments.
