【摘要】：居住區(qū)景觀設(shè)計(jì)日益受到廣泛關(guān)注,其主要原因是居住者本身對(duì)于住區(qū)景觀的要求日益提升,住區(qū)景觀環(huán)境越來(lái)越成為消費(fèi)者辨別住宅產(chǎn)品好壞的一個(gè)重要標(biāo)準(zhǔn)。因此,地產(chǎn)開(kāi)發(fā)商在美化住區(qū)環(huán)境、改善居民生活質(zhì)量等方面越來(lái)越重視。然而,如果僅僅追求景觀質(zhì)量和藝術(shù)效果,而不進(jìn)行有效的成本控制,最終將導(dǎo)致房屋建設(shè)成本的上漲,無(wú)論對(duì)開(kāi)發(fā)商或消費(fèi)者來(lái)說(shuō),這都是不小的負(fù)擔(dān)。因此,本研究通過(guò)對(duì)我國(guó)居住區(qū)景觀設(shè)計(jì)的發(fā)展現(xiàn)狀存在問(wèn)題的分析,探索導(dǎo)致居住區(qū)景觀成本過(guò)高的主要影響因素,在綜合分析的基礎(chǔ)上,提出能夠更好的控制景觀成本的方法及建議。研究的主要結(jié)論如下:(1)影響景觀成本高低的因素主要有:設(shè)計(jì)中的空間布局、材料品種的選擇、軟景和硬景的設(shè)計(jì)比例等。(2)增加軟景的設(shè)計(jì)比例減少硬景的設(shè)計(jì)比例,是成本控制的最主要因素。(3)材料選擇方面因場(chǎng)地的屬性而定,軟景方面依據(jù)植物規(guī)格不同價(jià)格不同的理念,比較價(jià)格之間的差異,采取相應(yīng)的控制措施。使成本控制貫穿項(xiàng)目的始終。如果在項(xiàng)目的設(shè)計(jì)階段就能做到有效的成本控制,就能最大限度的對(duì)項(xiàng)目景觀成本進(jìn)行把控,即從源頭上進(jìn)行節(jié)約。
[Abstract]:Residential landscape design has been paid more and more attention, the main reason is that the residents themselves need more and more residential landscape, and the residential landscape environment has become an important standard for consumers to distinguish the quality of residential products. Therefore, real estate developers in beautifying residential environment, improve the quality of life and other aspects more and more attention. However, if we only pursue landscape quality and artistic effects without effective cost control, it will eventually lead to the rise of housing construction costs, whether for developers or consumers, this is not a small burden. Therefore, through the analysis of the problems existing in the development of residential landscape design in China, this study explores the main influencing factors that lead to the excessive cost of residential landscape, and on the basis of comprehensive analysis, The methods and suggestions to better control the landscape cost are put forward. The main conclusions of the study are as follows: (1) the main factors influencing the cost of landscape are: the space layout in the design, the selection of material varieties, the design proportion of soft and hard scenes, etc. (2) increasing the proportion of soft scenes and reducing the proportion of hard scenes, etc. (3) the selection of materials is determined by the properties of the site, and the soft view is based on the concept of different prices of plant specifications, and the corresponding control measures are taken according to the different prices of plant specifications. Keep cost control throughout the project. If effective cost control can be achieved in the design stage of the project, the project landscape cost can be controlled to the maximum extent, that is, saving from the source.
