【摘要】：隨著我國經(jīng)濟(jì)越來越好,特別是自從國內(nèi)實(shí)現(xiàn)了城鎮(zhèn)住房改革之后,住房分配貨幣化、住房商品化早已深入人心,大量的普通中國人第一次不再依賴單位的福利分房,而要靠自己去購買房子,這第一次產(chǎn)生了巨大的“剛性需求”,由此帶來的中國房地產(chǎn)行業(yè)迎來了大發(fā)展。如何更好的進(jìn)行管理就是房地產(chǎn)業(yè)不得不面對的新問題。其中,如何充分利用和管理好物業(yè)維修資金,將是決定物業(yè)管理效果,改善物業(yè)管理方和業(yè)主之間關(guān)系的重中之重!物業(yè)專項(xiàng)維修資金,這種專項(xiàng)維修資金的先天性質(zhì)決定了它的特殊性:數(shù)額巨大、管理復(fù)雜、�？顚Ｓ�、資產(chǎn)共有、比例分?jǐn)偟?都決定了維修資金管理的復(fù)雜。要實(shí)現(xiàn)和諧社會專項(xiàng)維修資金的可持續(xù)發(fā)展,就必須用科學(xué)發(fā)展觀統(tǒng)領(lǐng)日常對專項(xiàng)資金使用監(jiān)管工作的全局,按照嚴(yán)格保護(hù)業(yè)主權(quán)益、維護(hù)資金的可持續(xù)性發(fā)展、有效服務(wù)社會的思路,促進(jìn)物業(yè)維修資金使用的便捷與高效。本文目標(biāo)是基于C#和.NET技術(shù),結(jié)合國內(nèi)外財(cái)務(wù)管理信息化和物業(yè)專項(xiàng)維修資金管理現(xiàn)狀,設(shè)計(jì)一個(gè)能夠幫助政府、物業(yè)、房地產(chǎn)開發(fā)公司和業(yè)主等多種用戶群體的財(cái)務(wù)信息化管理系統(tǒng)。本文從系統(tǒng)設(shè)計(jì)與實(shí)現(xiàn)的研究背景和意義出發(fā),關(guān)注財(cái)務(wù)管理信息化和物業(yè)專項(xiàng)維修資金管理的發(fā)展現(xiàn)狀,結(jié)合本系統(tǒng)的設(shè)計(jì)和實(shí)現(xiàn)的實(shí)際需要,介紹本信息系統(tǒng)實(shí)現(xiàn)所采用的關(guān)鍵技術(shù),其中包括C#、.NET和三層結(jié)構(gòu)以及工作流等技術(shù)。最后對系統(tǒng)的需求分析和設(shè)計(jì)實(shí)現(xiàn)過程進(jìn)行了詳盡的敘述。
[Abstract]:With the economy of our country getting better and better, especially since the realization of urban housing reform, housing distribution monetization, housing commercialization has been deeply rooted in the people. For the first time, a large number of ordinary Chinese people no longer rely on the welfare of the unit, but to buy their own homes, this first time created a huge "rigid demand." As a result, the real estate industry in China has experienced a great development. How to better management is a new problem that the real estate industry has to face. Among them, how to make full use of and manage the property maintenance funds. Will determine the property management effect, improve the relationship between the property management and owners of the top priority! Property special maintenance funds, this special nature of the special maintenance fund determines its particularity: huge amount, complex management, special funds, common assets, proportion sharing, and so on. In order to achieve the sustainable development of the special maintenance funds in a harmonious society, we must use the scientific development concept to control the overall situation of the daily supervision of the use of special funds. According to strict protection of owners' rights and interests, maintaining the sustainable development of funds, effectively serving the society, and promoting the convenience and efficiency of property maintenance funds, this paper aims to be based on C # and .NET technology. Combined with domestic and foreign financial management information and property special maintenance fund management status, design a can help the government, property. Real estate development company and owners and other user groups of financial information management system. This paper from the system design and implementation of the research background and significance. Focusing on the development of financial management information and property special maintenance fund management, combined with the actual needs of the design and implementation of the system, this paper introduces the key technologies used in the implementation of this information system, including C #. Finally, the requirement analysis, design and implementation of the system are described in detail.
