城市老年人居家養(yǎng)老型住宅需求研究

【摘要】:在家庭養(yǎng)老傳統(tǒng)觀念的影響下,老年人對(duì)居家養(yǎng)老型住宅的需求非常旺盛。但當(dāng)前我國(guó)居家養(yǎng)老型住宅的發(fā)展現(xiàn)狀不容樂(lè)觀,在推廣實(shí)施過(guò)程中仍然碰到不少具體問(wèn)題。本研究主要探討城市老年人的屬性特征對(duì)居家養(yǎng)老型住宅需求的影響,目的在于為促進(jìn)居家養(yǎng)老型住宅的發(fā)展提出針對(duì)性的策略建議。 本研究將城市老年人的屬性特征劃分為生活方式、健康狀況、經(jīng)濟(jì)狀況和養(yǎng)老住房政策認(rèn)知度四個(gè)方面,居家養(yǎng)老型住宅需求則分為居住形式需求、居住環(huán)境需求和住宅設(shè)計(jì)需求三個(gè)方面。根據(jù)老年人遷移理論、人居環(huán)境學(xué)理論、老年人需求理論和相關(guān)的老年人養(yǎng)老住房政策認(rèn)知理論,構(gòu)建本文研究模型,并提出了9個(gè)研究假設(shè)。根據(jù)假設(shè)內(nèi)容,設(shè)計(jì)調(diào)查問(wèn)卷。問(wèn)卷主要由七個(gè)分量表組成,具體包括老年人生活方式量表、健康情況量表、經(jīng)濟(jì)情況量表、養(yǎng)老住房政策認(rèn)知度量表、居住形式量表、居住區(qū)環(huán)境量表和住宅設(shè)計(jì)量表。 采用問(wèn)卷調(diào)查法收集數(shù)據(jù),經(jīng)過(guò)項(xiàng)目分析、探索性因子分析以及信度檢驗(yàn),對(duì)問(wèn)卷進(jìn)行了效度和信度評(píng)價(jià)。然后運(yùn)用描述性統(tǒng)計(jì)分析、單因素方差統(tǒng)計(jì)分析等方法對(duì)假設(shè)進(jìn)行檢驗(yàn),結(jié)果顯示,9個(gè)假設(shè)全部得到驗(yàn)證。研究發(fā)現(xiàn),不同屬性特征的老年人具有不同的居家養(yǎng)老型住宅需求。具體來(lái)說(shuō):獨(dú)立自助型老人和代際互助型老人,在居住形式需求方面具有顯著性差異;文化消遣型老人和娛樂(lè)消遣型老人,在休閑場(chǎng)所需求方面具有顯著性差異;消費(fèi)保守型老人、享受生活型老人、經(jīng)濟(jì)狀況不同的老人以及養(yǎng)老住房政策認(rèn)知程度不同的老人,在物業(yè)管理需求方面和室內(nèi)設(shè)施配置需求方面具有顯著性差異。
[Abstract]:Under the influence of the traditional concept of family pension, the demand for home nursing housing is very strong. However, the current situation of the development of residential nursing houses in China is not optimistic, and still encounter many specific problems in the process of promotion and implementation. This study mainly discusses the influence of the attribute characteristics of the urban elderly on the demand of home nursing housing, in order to put forward targeted strategic suggestions to promote the development of home nursing housing. In this study, the attribute characteristics of the urban elderly are divided into four aspects: lifestyle, health status, economic status and awareness of housing policy for the aged, while the demand for home-based nursing housing is divided into residential form demand. The demand of living environment and the demand of residential design are three aspects. According to the transfer theory of the elderly, the theory of human settlements environment, the theory of the demand of the elderly and the related cognitive theory of housing policy for the elderly, this paper constructs the research model of this paper, and puts forward nine research hypotheses. According to the hypothetical content, the questionnaire is designed. The questionnaire is mainly composed of seven subscales, including the lifestyle scale of the elderly, the health status scale, the economic situation scale, the cognition scale of housing policy for the aged, the residential form scale, the residential environment scale and the housing design scale. The validity and reliability of the questionnaire were evaluated by item analysis, exploratory factor analysis and reliability test. Then descriptive statistical analysis and one-factor variance statistical analysis are used to test the hypotheses. The results show that all nine hypotheses have been verified. It is found that the elderly with different attribute characteristics have different home nursing housing needs. Specifically, there are significant differences in the demand for living forms between the independent self-help elderly and the intergenerational elderly, and there are significant differences in the demand for leisure places between the cultural and recreational elderly and the recreational elderly. There are significant differences in the demand of property management and the allocation of indoor facilities among the elderly with conservative consumption, the elderly who enjoy life, the elderly with different economic conditions and the elderly with different cognition of pension housing policy.
