中國城市住宅合作社研究

【摘要】:住宅合作社是社員出于共同的居住需求而自愿聯(lián)合起來成立的互助合作組織。在城市過高房價(jià)的壓力下,住宅合作社模式可以充分利用住房需求者的主觀能動(dòng)性,統(tǒng)籌民間資金,在一定程度上解決長期困擾政府和人民的住房問題,減輕政府在這一問題上的負(fù)擔(dān)。同時(shí),住宅合作社可以成為公民尋求住房保障和住房改善的一種手段。 本文主要分為三大塊內(nèi)容:理論研究、案例分析及可操作模式推演。 在理論研究部分,,首先從國外住宅合作社的發(fā)展脈絡(luò)入手,理清住宅合作社生成的背景以及現(xiàn)實(shí)的發(fā)展?fàn)顩r,明確它在世界住房體系中的地位和作用。并以印度、美國和德國為例,分別對(duì)其歷史,政策,法律及經(jīng)濟(jì)運(yùn)作等進(jìn)行研究,作為中國模式的參照。其次對(duì)中國住宅合作社的歷史及現(xiàn)狀進(jìn)行研究,分析其定位、作用以及存在的問題,為下一步的推演作鋪墊。 實(shí)際案例部分首先以中國福建1949年后的合股土樓為例,分析住宅合作社最本質(zhì)的屬性。接著選用2003年在中國北京發(fā)起并引起全國響應(yīng)的“個(gè)人集資建房運(yùn)動(dòng)”,結(jié)合背景和案例研究,分析其合理性和生命力。其次,通過對(duì)部分國外實(shí)際案例的調(diào)研,從建筑學(xué)層面分析住宅合作社的意義及發(fā)展方向。 論文最后基于理論研究與實(shí)際案例分析的結(jié)果,分別從住宅合作社的確立以及設(shè)計(jì)和實(shí)施等層面進(jìn)行框架的建立,推演中國城市住宅合作社的可操作模式。
[Abstract]:Housing cooperative is a kind of mutual aid and cooperation organization, which is set up by the members of the community voluntarily because of the common housing demand. Under the pressure of the excessive housing price in the city. The housing cooperative mode can make full use of the subjective initiative of the housing demanders, coordinate the private funds, and to a certain extent, solve the housing problems that have plagued the government and the people for a long time. At the same time, housing cooperatives can be a means for citizens to seek housing security and housing improvement. This paper is divided into three parts: theoretical research, case analysis and operational model deduction. In the part of theoretical research, first of all, from the perspective of the development of foreign housing cooperatives, to clarify the background of the formation of housing cooperatives and the actual development of the situation. To clarify its position and role in the world housing system, and take India, the United States and Germany as examples to study its history, policy, law and economic operation respectively. As the reference of Chinese model. Secondly, the history and current situation of China's housing cooperatives are studied, and its orientation, function and existing problems are analyzed, which will pave the way for the next step. The actual case first takes the joint-stock earth building after 1949 in Fujian as an example. This paper analyzes the most essential attributes of housing cooperatives. Then it selects the "individual financing campaign" which was launched in 2003 in Beijing, China, and causes the national response, combining with background and case study. Secondly, through the investigation of some foreign practical cases, the significance and development direction of residential cooperatives are analyzed from the aspect of architecture. Finally, based on the results of theoretical research and practical case analysis, the framework is established from the aspects of the establishment, design and implementation of residential cooperatives, and the operational mode of urban housing cooperatives in China is deduced.
