基于管理視角的寧波老城區(qū)商務(wù)樓宇改造更新研究
[Abstract]:With the rapid development of urbanization, China's urban construction is gradually changing from "construction era" to "reconstruction era". Under this background, the renewal of existing buildings is an important way to adapt to the development of information, relieve the pressure of urban resources, and realize the promotion of urban quality and sustainable development. Commercial building renovation and renewal is a branch of existing building renovation research system. It is a complex system engineering. It not only involves many fields, but also has high technical requirements. It is also related to government departments, building owners and property companies. The game process of multi-stakeholders such as professional department. As a result, China's commercial building reform practice faces many obstacles and difficulties. Therefore, the research of management level is the key to solve the difficult problems and promote the effective implementation of the renewal and transformation of commercial buildings at present, which is of great theoretical and practical significance. On the basis of discussing the research background, this paper combs the relevant laws and regulations policy system of our country and the domestic and foreign related research results, and analyzes the building renovation and renewal cases in Hong Kong, Singapore, the United States, and other countries, such as Hong Kong, Singapore, the United States and other countries. And summarizes the management level of successful experience. Furthermore, this paper analyzes and discusses the renovation practice of commercial buildings in Ningbo Old City. Through data collection and field investigation, we can understand the different positions and concerns of the users and decision makers in the transformation project, and analyze the problems faced by the renovation renewal and the difficulties of the work. On this basis, this paper puts forward the targeted optimization strategy from the two aspects of operation mechanism and process management, and clearly defines the role orientation of the main body, as well as the relationship between the rights and obligations of the management, operation and funds among the main bodies. This paper puts forward the concrete ideas of the management process and the realization path of the management optimization, and with the corresponding safeguard measures, probes into the management optimization direction of the renovation of the commercial buildings in the old urban area of Ningbo.
