基于Business Analyst Online的商業(yè)網(wǎng)點(diǎn)選址分析

【摘要】:在社會(huì)經(jīng)濟(jì)迅速發(fā)展的今天,城市化速度持續(xù)加快,人口規(guī)模和消費(fèi)水平的提高,帶來了商業(yè)網(wǎng)點(diǎn)規(guī)模的不斷發(fā)展和擴(kuò)大。商業(yè)網(wǎng)點(diǎn)的空間布局影響著商業(yè)經(jīng)營狀態(tài)以及居民的日常消費(fèi)行為,進(jìn)而影響城市空間結(jié)構(gòu)。企業(yè)未來的規(guī)劃發(fā)展與商業(yè)網(wǎng)點(diǎn)的位置選擇息息相關(guān),它關(guān)系到企業(yè)經(jīng)營的成敗,因而在進(jìn)行選址時(shí)要慎之又慎。競(jìng)爭(zhēng)力同等的情況下,優(yōu)越的地理位置可以為企業(yè)帶來較好的經(jīng)營效益。企業(yè)如何結(jié)合自身經(jīng)營特點(diǎn)和影響選址的因素來選擇最佳店址,實(shí)現(xiàn)利益最大化,成為決策者在市場(chǎng)拓展時(shí)需要考慮的關(guān)鍵問題。商業(yè)網(wǎng)點(diǎn)的優(yōu)化配置也有利于商業(yè)環(huán)境的協(xié)調(diào)以及商業(yè)業(yè)態(tài)的良性發(fā)展。由于傳統(tǒng)分析研究方法的局限,現(xiàn)代商業(yè)網(wǎng)點(diǎn)的選址迫切需要新的研究方法,以適應(yīng)現(xiàn)代商業(yè)經(jīng)營方式的根本性轉(zhuǎn)變。 本文根據(jù)影響商業(yè)網(wǎng)點(diǎn)選址的主要因素:人口因素、交通因素、市場(chǎng)競(jìng)爭(zhēng)因素展開分析,探討了這三個(gè)因素包含的具體影響因子,如人口規(guī)模和人口結(jié)構(gòu)、家庭結(jié)構(gòu)與生命周期、交通因素的調(diào)查內(nèi)容、市場(chǎng)競(jìng)爭(zhēng)等因素。文中介紹了Esri公司推出的在線商業(yè)選址應(yīng)用—Business Analyst Online的數(shù)據(jù)和主要功能;诰W(wǎng)站中提取的相關(guān)數(shù)據(jù),以KFC快餐店選址為例,對(duì)KFC客流量與選址因素進(jìn)行了相關(guān)性分析,然后利用主成分回歸建模獲得回歸方程,用以預(yù)測(cè)KFC網(wǎng)點(diǎn)在研究區(qū)域內(nèi)的市場(chǎng)潛力等,為決策者進(jìn)行選址分析提供參考依據(jù)。
[Abstract]:Today, with the rapid development of social economy, the speed of urbanization continues to accelerate, and the scale of population and consumption improves, which brings about the continuous development and expansion of the scale of commercial network. The spatial layout of commercial network affects the commercial management state and the daily consumption behavior of the residents, and then affects the urban spatial structure. The future planning and development of the enterprise is closely related to the location choice of the commercial network, which is related to the success or failure of the business operation, so it is necessary to be cautious in the selection of the site. In the case of equal competitiveness, superior geographical position can bring better management benefits for enterprises. How to choose the best shop location according to its own management characteristics and the factors that influence the location selection and realize the maximization of benefits has become the key problem for the decision-makers to consider in the market expansion. The optimal allocation of commercial sites is also conducive to the coordination of the business environment and the benign development of business patterns. Because of the limitation of traditional analysis and research methods, new research methods are urgently needed for the location of modern commercial network to adapt to the fundamental change of modern business operation mode. Based on the analysis of the main factors affecting the location of commercial network, such as population factor, traffic factor and market competition factor, this paper discusses the specific factors, such as population size and population structure, which are included in these three factors. Family structure and life cycle, traffic factors survey content, market competition and other factors. This paper introduces the data and main functions of-Business Analyst Online, an online business location application developed by Esri Company. Based on the relevant data extracted from the website, taking the KFC fast food restaurant location as an example, this paper analyzes the correlation between the KFC passenger flow and the location factors, and then uses principal component regression model to obtain the regression equation. It can be used to predict the market potential of KFC network in the study area and provide reference for decision makers to analyze the location.
