基于商業(yè)邏輯的城市商業(yè)中心建筑設(shè)計(jì)方法研究

【摘要】:商業(yè)是城市中最活躍的元素之一。在當(dāng)今社會(huì),消費(fèi)已成為一種文化的象征,同時(shí)也是城市活力的重要源泉。并且隨著近年來房地產(chǎn)投資的逐步專業(yè)化和資產(chǎn)化,商業(yè)地產(chǎn)也逐漸成為房地產(chǎn)開發(fā)領(lǐng)域的熱點(diǎn)。 與其他大型公共建筑不同,商業(yè)中心從誕生之日起就是一種目標(biāo)明確的建筑類型,即作為商品交易服務(wù)的場(chǎng)所,其設(shè)計(jì)開發(fā)完全基于商業(yè)的需求而發(fā)展演變。在現(xiàn)代社會(huì)中,工業(yè)化的大規(guī)模生產(chǎn)帶來了大量的“冗余商品”,使得人們得以在滿足基本生活需求之外開始無節(jié)制地進(jìn)行消費(fèi),可以說購物者的沖動(dòng)消費(fèi)構(gòu)成了現(xiàn)代商業(yè)繁榮的基礎(chǔ)。這種購物者消費(fèi)模式的轉(zhuǎn)變帶來的是商業(yè)中心設(shè)計(jì)建造的根本性變化。尤其在今天電子商務(wù)的沖擊下,商業(yè)中心尋求變革的趨勢(shì)更為明顯。 因此,商業(yè)中心設(shè)計(jì)的核心任務(wù)就是根據(jù)現(xiàn)實(shí)中商品交易的規(guī)律和消費(fèi)者的購物心理,對(duì)人們?cè)緹o序的沖動(dòng)型消費(fèi)進(jìn)行有目的的組織與引導(dǎo),并在過程中不斷地制造新的購買欲望,最終促成更多交易活動(dòng)的完成。 基于以上背景,本文在總結(jié)既有研究成果的基礎(chǔ)上,,試圖回到商業(yè)建筑的本義來重新梳理與解讀商業(yè)中心的設(shè)計(jì),突出強(qiáng)調(diào)商品交易對(duì)于商業(yè)中心設(shè)計(jì)的決定意義與作用。研究中根據(jù)商品交易的過程與消費(fèi)者的購買行為,將商業(yè)中心的設(shè)計(jì)體系歸納為“場(chǎng)地規(guī)劃—聚集;建筑流線—流動(dòng);商家店鋪—消費(fèi)”三個(gè)層面,每一部分都與商品交易的特定流程與活動(dòng)相對(duì)應(yīng),同時(shí)在相應(yīng)的建筑空間中作出針對(duì)性的設(shè)計(jì)。此外,研究中還涉及到與商業(yè)中心設(shè)計(jì)、開發(fā)、運(yùn)營相關(guān)的經(jīng)濟(jì)學(xué)規(guī)律,以此來理解、指導(dǎo)與優(yōu)化相應(yīng)的建筑設(shè)計(jì),包括地段的選址、業(yè)態(tài)的組合、空間的配比、吸引力的營造等,使經(jīng)驗(yàn)性的商業(yè)建筑設(shè)計(jì)可以被合理地總結(jié)、分析與解釋。
[Abstract]:Business is one of the most active elements in the city.In today's society, consumption has become a symbol of culture, but also an important source of urban vitality.With the gradual specialization and capitalization of real estate investment in recent years, commercial real estate has gradually become a hot spot in the field of real estate development.Different from other large public buildings, the commercial center is a kind of building type with a clear goal from the day of its birth, that is, as a place for commodity trading and service, its design and development is completely based on the commercial needs and evolves.In modern society, the mass production of industrialization has resulted in a large number of "redundant goods", allowing people to begin to consume without restraint in addition to meeting their basic living needs.It can be said that shoppers' impulsive consumption forms the basis of modern commercial prosperity.This shift in shoppers' consumption patterns has brought about a fundamental change in the design and construction of business centres.Especially under the impact of e-commerce today, the trend of business center seeking change is more obvious.Therefore, the core task of business center design is to organize and guide people's original disorder impulse consumption according to the law of commodity trading and the shopping psychology of consumers.And in the process of creating a new desire to purchase, and ultimately facilitate more transactions to complete.Based on the above background, this paper, on the basis of summarizing the existing research results, attempts to go back to the original meaning of commercial architecture to rearrange and interpret the design of commercial center, emphasizing the decisive significance and role of commodity trading for the design of commercial center.According to the process of commodity trading and the purchasing behavior of consumers, the design system of commercial center is summarized as "site planning-gathering, building streamline-flow, merchant-shop-consumption".Each part corresponds to the specific flow and activity of commodity trading, and the corresponding design is made in the corresponding building space.In addition, the research also involves the economic laws related to the design, development and operation of the commercial center to understand, guide and optimize the corresponding architectural design, including location selection, combination of the location of the site, combination of the form of the business, and the proportion of the space.The construction of attraction makes the empirical commercial architecture design reasonable summary, analysis and explanation.
