【摘要】:隨著近年房地產(chǎn)的迅猛發(fā)展,全國房地產(chǎn)市場進(jìn)入新的競爭境界,項(xiàng)目在建筑空間、環(huán)境空間與人文空間都展開激烈的競爭,成熟的開發(fā)模式成為項(xiàng)目成功運(yùn)作的關(guān)鍵!痢磷≌^(qū)開發(fā)項(xiàng)目可行性研究利用可行性研究的一般理論、當(dāng)?shù)胤康禺a(chǎn)開發(fā)領(lǐng)域的實(shí)際情況及建設(shè)方案的完備程度,針對項(xiàng)目的可行性進(jìn)行了細(xì)致的分析。 首先,通過對項(xiàng)目所在地的發(fā)展規(guī)劃全方位的了解及對當(dāng)?shù)胤康禺a(chǎn)市場的正確估計(jì),結(jié)合項(xiàng)目自身特點(diǎn)及建設(shè)單位的優(yōu)勢對本項(xiàng)目進(jìn)行了市場分析、建設(shè)方案分析、投資分析和財(cái)務(wù)分析。 其次,通過大量的數(shù)據(jù)、圖表對項(xiàng)目的可行性逐步論證,得出了無論是對項(xiàng)目開發(fā)者本身,還是對項(xiàng)目所在地的今后發(fā)展,,××住宅小區(qū)開發(fā)項(xiàng)目的實(shí)施都是可行的這一結(jié)論。 最后可知,本研究成果為項(xiàng)目的最終決策提供了充分的依據(jù),同時,在研究中用到的數(shù)據(jù)估計(jì)、圖表分析等方法對類似的項(xiàng)目可行性研究具有一定的意義。
[Abstract]:With the rapid development of real estate in recent years, the national real estate market has entered a new competitive state. The mature development mode becomes the key to the successful operation of the project. The general theory of feasibility study and utilization feasibility study of the 脳 脳 residential district development project, the actual situation in the field of local real estate development and the degree of completeness of the construction scheme, The feasibility of the project is analyzed in detail. First of all, through the comprehensive understanding of the development planning of the project location and the correct estimation of the local real estate market, combined with the characteristics of the project itself and the advantages of the construction unit, the market analysis of the project and the analysis of the construction plan are carried out. Investment analysis and financial analysis. Secondly, the feasibility of the project is demonstrated step by step by a large number of data and charts, and the conclusion is drawn that the implementation of the 脳 脳 residential development project is feasible for both the project developer itself and the future development of the project location. Finally, we can know that the research results provide sufficient basis for the final decision of the project. At the same time, the data estimation, chart analysis and other methods used in the study have certain significance for similar project feasibility study.
