【摘要】：“有機”二字早已深深融入每個人的生活當中。當前，人們提倡有機的生活方式，并將其貫穿于平時的吃、穿、住、行等各個方面。在舊城更新的實踐中，“有機更新”理論也已被國內(nèi)諸多歷史文化名城所接受和采納�！坝袡C更新”最先是吳良鏞先生在菊兒胡同改造項目中提出來的一種維護式的舊城改造方式，也是當前一種較為流行并且切實可行的舊城保護與更新的理論指導(dǎo)方法。但隨著我國城市化進程加快以及房地產(chǎn)行業(yè)的迅猛發(fā)展，有機更新理論的應(yīng)用局限于小規(guī)模漸進式的歷史舊城區(qū)的保護和開發(fā)項目中。近年來，一批盲目追求歷史建筑元素的項目拔地而起，顯得不倫不類�；蚴羌惫刈非蟪鞘行旅婷�，對舊街區(qū)進行粗暴的推倒重建。那么，應(yīng)該怎樣使有機更新理論更好更有效地指導(dǎo)不同類型的舊城更新改造？ 筆者在大量閱讀有機更新理論相關(guān)文獻時，深受啟發(fā)，推想能否將有機更新理論的應(yīng)用范圍進行拓展，運用于更多的一般舊城區(qū)而非歷史城區(qū)的改造？筆者在此提出了本論文的研究問題：在不同類型的舊城中如何運用有機更新理論進行指導(dǎo)，使改造后的舊城煥發(fā)生機、延續(xù)活力？ 基于此，本論文研究分為六個部分。 第一章闡述了論文的緣起，論文研究的問題與對象，研究背景，研究的目的與意義，介紹了研究的方法，并提出論文的框架。 第二章主要通過對相關(guān)學(xué)科理論和實踐的研究，對當前關(guān)于舊城更新的國內(nèi)外相關(guān)學(xué)科及理論進行梳理和分析，以及對當前一般的舊城更新方式做歸納、對比與總結(jié)。 第三章分析了國內(nèi)比較知名的五個經(jīng)典有機更新案例，分析了它們在各自的設(shè)計構(gòu)思、改造模式，從中進行經(jīng)驗總結(jié)，探索出有機更新理論的深層次內(nèi)涵，為本文的設(shè)計策略提出提供了一些啟示。 第四章對有機更新的效益做進一步的分析，對有機更新中的經(jīng)濟收益所涉及到的因素進行歸納和分析，為有機更新的拆遷投資改造模式選取提供一條思路。 第五章結(jié)合筆者實際參與的項目——麓山南路兩廂有機更新項目，以有機更新理論為指導(dǎo)，對項目進行調(diào)研分析和模擬規(guī)劃，進一步探索有機更新的應(yīng)用模式。 第六章是對前文探索的一個總結(jié)，提出在舊城更新中除去需要具有前瞻性和統(tǒng)籌性的規(guī)劃外，更重要的是要結(jié)合項目實際出發(fā)，進行必要的功能置換，且在改造中涉及的各大利益主體需共同協(xié)作，才能取得良好的改造效果。 筆者期望，通過本文的研究，能為我國未來在舊城有機更新上尋找更為合適的方法策略，，引導(dǎo)人們從多角度去解讀和探索有機更新理論，將有機更新理論更好地運用于舊城改造中去。
[Abstract]:The word "organic" has long been deeply integrated into everyone's life. At present, people advocate an organic way of life, which runs through the usual eating, dressing, and living. In the practice of renewal of the old city, the theory of "organic renewal" has been accepted and adopted by many famous historical and cultural cities in China. "Organic Renewal" was first put forward by Mr. Wu Liangyong in the renovation project of Juerhutong. A kind of maintenance mode of old city reconstruction, It is also a popular and feasible theoretical guidance method for the protection and renewal of the old city. However, with the acceleration of the urbanization process and the rapid development of the real estate industry in China, The application of organic renewal theory is limited to the protection and development projects of small scale old historical urban areas. In recent years, a group of projects blindly pursuing historical architectural elements have emerged from the ground. It is not the same. Or the pursuit of a new look of the city with quick success and immediate benefit, the old block rough demolition. So, how should we make organic renewal theory better and more effective to guide the different types of old city renewal and transformation? When I read a large number of relevant literature on organic renewal theory, I was deeply inspired, we can infer whether the application scope of organic renewal theory can be expanded to apply to the transformation of more general old urban areas rather than historical urban areas. The author puts forward the research questions of this thesis: how to use the organic renewal theory to guide in different types of old cities, so that the old city after the transformation of vitality, continued vitality? Based on this, this paper is divided into six parts. The first chapter describes the origin of the thesis, the problems and objects of the thesis, the research background, the purpose and significance of the research, introduces the research methods, and puts forward the framework of the paper. The second chapter mainly through the related discipline theory and the practice research, carries on the combing and the analysis to the current domestic and foreign related discipline and the theory about the old city renewal, as well as to the current general old city renewal way to do the induction, the contrast and the summary. In the third chapter, five famous cases of organic renewal in China are analyzed, and their design conception and transformation mode are analyzed, from which the experience is summed up, and the deep connotation of organic renewal theory is explored. It provides some enlightenment for the design strategy of this paper. Chapter 4th makes a further analysis on the benefits of organic renewal, sums up and analyzes the factors involved in the economic benefits of organic renewal, and provides a way of thinking for the selection of organic renewal mode of relocation investment and transformation. In chapter 5th, based on the organic renewal project of Lushan Road, a project in which the author actually participates, the application mode of organic renewal is further explored, based on the theory of organic renewal, the research and analysis of the project and the simulation planning are carried out to further explore the application mode of organic renewal. Chapter 6th is a summary of the previous exploration. In addition to the need for forward-looking and overall planning in the renewal of the old city, it is more important to carry out the necessary functional replacement in the light of the actual conditions of the project. In addition, all the stakeholders involved in the transformation need to cooperate together in order to achieve a good transformation effect. The author hopes that through the research in this paper, we can find more suitable methods and strategies for the organic renewal of the old cities in the future, and guide people to interpret and explore the organic renewal theory from various angles. The organic renewal theory is better applied to the transformation of the old city.
