【摘要】:房地產(chǎn)行業(yè)是關(guān)乎到國(guó)計(jì)民生重要行業(yè),是國(guó)民經(jīng)濟(jì)的重要支柱。如今我國(guó)房地產(chǎn)行業(yè)已進(jìn)入下半場(chǎng),之前的那個(gè)只要有地就有暴利,只要有房勝似銀行的時(shí)代已經(jīng)過(guò)去。那些資金不強(qiáng)、管理不善的開發(fā)商陸續(xù)破產(chǎn)或被吞并,那么如何能在地產(chǎn)行業(yè)的下半場(chǎng)站穩(wěn)腳跟,贏得一份市場(chǎng)呢?良好的房屋開發(fā)質(zhì)量是一個(gè)房地產(chǎn)企業(yè)的立足之本,在房地產(chǎn)行業(yè)我們更把這種質(zhì)量延展定義為房產(chǎn)的品質(zhì)。房屋作為一種商品,,這種品質(zhì)是應(yīng)以客戶需求為導(dǎo)向的。我國(guó)各房企的工程管理沒(méi)有固定模式,多以達(dá)到國(guó)家規(guī)范為依據(jù),按圖施工為工作方法。工程管理缺乏主動(dòng)性、站在客戶角度的思考力與實(shí)現(xiàn)產(chǎn)品的溢價(jià)能力,將工程質(zhì)量?jī)H僅定義為基本實(shí)現(xiàn)規(guī)范要求的質(zhì)量。本人認(rèn)為,在達(dá)到規(guī)范要求的基礎(chǔ)上實(shí)現(xiàn)客戶對(duì)房地產(chǎn)項(xiàng)目質(zhì)量的認(rèn)可才能最終實(shí)現(xiàn)打造高品質(zhì)地產(chǎn)項(xiàng)目,從而提高企業(yè)的競(jìng)爭(zhēng)力,實(shí)現(xiàn)產(chǎn)品的溢價(jià)、客戶的忠誠(chéng)與追捧,打造企業(yè)的良好品牌。本文通過(guò)研究,力求通過(guò)以客戶為導(dǎo)向意識(shí)改善工程質(zhì)量。
[Abstract]:Real estate industry is an important industry related to the national economy and people's livelihood, is an important pillar of the national economy. Now China's real estate industry has entered the second half, the previous one as long as there is huge profits. As long as the days of having a home are better than a bank, where the capital is weak and the mismanaged developers are going bankrupt or swallowed up, how can they gain a foothold in the second half of the property industry and win a market? Good quality of housing development is the basis of a real estate enterprise. In the real estate industry, we define this quality as the quality of real estate. Housing as a commodity. This quality should be customer-oriented. There is no fixed mode of engineering management in China's housing enterprises, most of them are based on the national norms, according to the drawing construction as the working method, the project management is lack of initiative. Standing in the customer's perspective of thinking power and the ability to achieve the premium of the product, the quality of the project is defined as the quality of the basic requirements of the specification. In order to achieve the quality of real estate projects on the basis of achieving the standard requirements of the recognition of the quality of real estate projects can ultimately achieve the creation of high-quality real estate projects, thereby improving the competitiveness of enterprises, to achieve the premium of products, customer loyalty and pursuit. This paper tries to improve the engineering quality through customer-oriented consciousness.
