【摘要】：隨著我國(guó)總部經(jīng)濟(jì)的發(fā)展，不少具有一定規(guī)模的企業(yè)為了提高其整體的競(jìng)爭(zhēng)力，正在逐漸的將其管理職能與生產(chǎn)職能在空間上進(jìn)行著分離，并把公司的總部或是地區(qū)性總部在某些特定的中心城市或區(qū)域集中。而為了滿足這種現(xiàn)象的需求，總部基地項(xiàng)目也就應(yīng)運(yùn)而生了。但是，由于此類項(xiàng)目具有較強(qiáng)的經(jīng)濟(jì)性和目的性，同時(shí)也還沒有形成相對(duì)成熟的設(shè)計(jì)理論，這就導(dǎo)致了不少開發(fā)商在概念不清的情況下盲目的進(jìn)行著重復(fù)的開發(fā)，已建成的項(xiàng)目也常出現(xiàn)配套設(shè)施不完善以及園區(qū)入駐率較低等問題。而針對(duì)這些問題，本文則主要從以下幾個(gè)方面對(duì)其展開了研究。 首先，本文從總部經(jīng)濟(jì)的概念入手，并根據(jù)國(guó)內(nèi)外已有的相關(guān)理論研究，對(duì)“總部基地”的概念進(jìn)行了界定，同時(shí)，也通過對(duì)總部基地項(xiàng)目建設(shè)現(xiàn)狀的研究，從社會(huì)、經(jīng)濟(jì)、政策等多個(gè)方面對(duì)其興起的原因以及發(fā)展的趨勢(shì)進(jìn)行了系統(tǒng)的分析。 其次，通過對(duì)企業(yè)總部基地功能構(gòu)成以及產(chǎn)業(yè)集群構(gòu)成要素的分析，明確了其與不同類型產(chǎn)業(yè)園之間的差別，同時(shí)也從知識(shí)性、延展性、經(jīng)濟(jì)性等方面，對(duì)其產(chǎn)業(yè)集群的特殊性進(jìn)行了全面的解析。 再次，依據(jù)企業(yè)總部基地功能構(gòu)成與產(chǎn)業(yè)集群上的特色，本文從規(guī)劃布局、功能組織、空間滲透等角度，系統(tǒng)的探討了園區(qū)的群體建構(gòu)邏輯，并以這種群體的建構(gòu)邏輯作為依據(jù)而展開，對(duì)其規(guī)劃方法及設(shè)計(jì)策略進(jìn)行了較為全面的分析與研究。 最后，從節(jié)地模式以及景觀與建筑的整體性設(shè)計(jì)等角度，，對(duì)企業(yè)總部基地規(guī)劃設(shè)計(jì)中新型理念的運(yùn)用方式進(jìn)行了探討，并通過實(shí)際的案例，對(duì)其進(jìn)行了較為具體的分析，從而為今后創(chuàng)新思路的打開提供了方向。 總之，本文的研究旨在通過對(duì)“總部基地”概念的解讀，建立起對(duì)其功能體系較為全面的認(rèn)識(shí)，并試圖通過對(duì)園區(qū)規(guī)劃手法與設(shè)計(jì)策略的研究與探索，來為其今后的開發(fā)建設(shè)提供一定程度的理論依據(jù)和借鑒意義。
[Abstract]:With the development of headquarters economy, many enterprises with certain scale are gradually separating their management function from production function in order to improve their overall competitiveness. And the headquarters of the company or regional headquarters in certain specific central cities or regions. In order to meet the needs of this phenomenon, the headquarters of the base project came into being. However. Because this kind of project has the strong economy and the purpose, at the same time has not formed the relatively mature design theory, this has caused many developers to carry on the repeated development blindly under the condition that the concept is not clear. Problems such as imperfect supporting facilities and low occupancy rate of the park are often found in the completed projects. In view of these problems, this paper mainly studies them from the following aspects. First of all, this paper starts with the concept of headquarters economy and defines the concept of "headquarters base" according to the existing theoretical research at home and abroad. At the same time, it also studies the status quo of headquarters base project construction. This paper systematically analyzes the reasons of its rise and its developing trend from social, economic and policy aspects. Secondly, through the analysis of the functional components of the headquarters base and the elements of the industrial cluster, the differences between them and different types of industrial parks are made clear, and the differences are also made from the aspects of knowledge, extensibility, economy and so on. The particularity of its industrial cluster is analyzed comprehensively. Thirdly, according to the functional composition of the headquarters base and the characteristics of the industrial cluster, this paper systematically discusses the group construction logic of the park from the perspective of planning layout, functional organization, spatial penetration and so on. Based on the construction logic of this group, the planning method and design strategy are analyzed and studied comprehensively. Finally, from the perspective of land saving mode and landscape and architectural integrity design, this paper discusses the application of the new concept in the planning and design of the enterprise headquarters base, and through practical cases. A more concrete analysis is made, which provides a direction for the opening of innovative ideas in the future. In a word, the purpose of this paper is to establish a more comprehensive understanding of the function system through the interpretation of the concept of "headquarters Base", and try to study and explore the planning techniques and design strategies of the Park. For its future development and construction to provide a certain degree of theoretical basis and reference significance.
