【摘要】:建筑業(yè)是國(guó)民經(jīng)濟(jì)的支柱產(chǎn)業(yè)。盡管我國(guó)建筑市場(chǎng)非常繁榮,但建筑行業(yè)卻始終是個(gè)低收益、低效率和低附加值的產(chǎn)業(yè)。隨著中國(guó)進(jìn)入工業(yè)化快速成長(zhǎng)期,中國(guó)建筑市場(chǎng)也進(jìn)人了黃金時(shí)代,但在建筑業(yè)的產(chǎn)出規(guī)模不斷擴(kuò)大的同時(shí),建筑業(yè)增加值增長(zhǎng)率與國(guó)內(nèi)生產(chǎn)總值的增長(zhǎng)率卻呈現(xiàn)越來(lái)越明顯的剪刀差趨勢(shì)。究其原因,除了建筑產(chǎn)品及其生產(chǎn)過(guò)程技術(shù)經(jīng)濟(jì)特點(diǎn)的影響之外,最主要的就是由于建筑產(chǎn)品價(jià)格與其價(jià)值相背離所造成。 對(duì)此,本論文緊密結(jié)合建筑業(yè)經(jīng)濟(jì)活動(dòng)特點(diǎn),運(yùn)用價(jià)格學(xué)理論、價(jià)值鏈理論和價(jià)值創(chuàng)新理論,采用理論分析與實(shí)證分析相結(jié)合的研究方法,,系統(tǒng)深入地研究了建筑業(yè)產(chǎn)品價(jià)格與價(jià)格問(wèn)題,構(gòu)思并論證了解決建筑業(yè)產(chǎn)品價(jià)格與價(jià)值背離問(wèn)題的途徑和方法,進(jìn)而,結(jié)合工程實(shí)際研究和發(fā)展了高附加價(jià)值化的EPC經(jīng)營(yíng)方式的價(jià)值增值空間和運(yùn)作管理技術(shù)。本論文的主要內(nèi)容包括: 第一,.基于價(jià)格學(xué)理論和建筑工程項(xiàng)目分段實(shí)施、多方參與的特點(diǎn),以市場(chǎng)交易行為為前提,界定了業(yè)主方工程造價(jià)和建筑業(yè)產(chǎn)品價(jià)格的內(nèi)涵;通過(guò)對(duì)建筑業(yè)企業(yè)施工承包建造產(chǎn)品價(jià)格構(gòu)成、計(jì)價(jià)方法和依據(jù)的分析,發(fā)現(xiàn)單純以成本要素為定價(jià)依據(jù),施工技術(shù)科技含量難以影響價(jià)格水平以及經(jīng)營(yíng)方式導(dǎo)致過(guò)度競(jìng)爭(zhēng)等,是建筑業(yè)產(chǎn)品價(jià)格與價(jià)值背離的主要原因。研究結(jié)果為尋求解決建筑業(yè)產(chǎn)品價(jià)格問(wèn)題的途徑和方法提供了基本的依據(jù)。 第二,通過(guò)建筑產(chǎn)品價(jià)值鏈及建筑業(yè)企業(yè)價(jià)值增值活動(dòng)的分析,在以建筑業(yè)從業(yè)人員規(guī)模為依據(jù)論證中國(guó)建筑市場(chǎng)供求關(guān)系基本均衡的前提下,提出了解決建筑業(yè)產(chǎn)品價(jià)格與價(jià)值背離問(wèn)題的營(yíng)造制度與環(huán)境建設(shè)新構(gòu)思。 第三,通過(guò)對(duì)產(chǎn)業(yè)價(jià)值鏈、企業(yè)價(jià)值鏈、建筑產(chǎn)品價(jià)值鏈及其內(nèi)在聯(lián)系的分析,建立了EPC經(jīng)營(yíng)方式的價(jià)值增值模型、組織結(jié)構(gòu)模型、經(jīng)濟(jì)分配模型,結(jié)合工程實(shí)踐研究、論證和發(fā)展了基于建設(shè)工程項(xiàng)目業(yè)主的需求和監(jiān)控方式的EPC型工程服務(wù)主體的運(yùn)作g理技術(shù)。
[Abstract]:The construction industry is the pillar industry of the national economy. Although the construction market of our country is very prosperous, the construction industry is always a low income, low efficiency and low added value industry. China's construction market has also entered a golden age, but at the same time as the scale of output in the construction industry continues to grow. The increase rate of added value of construction industry and the growth rate of gross domestic product (GDP) show a more and more obvious trend of scissors difference, which is due to the influence of the technical and economic characteristics of construction products and their production process. The main reason is that the price of construction products deviates from their value. In this paper, closely combined with the characteristics of economic activities in the construction industry, the use of price theory, value chain theory and value innovation theory, the use of theoretical analysis and empirical analysis of the combination of research methods. This paper systematically and deeply studies the price and price of construction products, conceive and demonstrate the ways and methods to solve the problem of deviation between price and value of construction products. Combined with engineering practice, this paper studies and develops the value added space and operation management technology of high value-added EPC management mode. The main contents of this thesis are as follows: First, based on the theory of price theory and the implementation of construction projects in sections, multi-participation in the characteristics of the premise of market transaction behavior, define the owner side of the project cost and construction product price connotation; Based on the analysis of the price structure, pricing method and basis of construction contract construction products in construction enterprises, it is found that the pricing basis is only based on cost factors. Construction technology technology content is difficult to affect the price level and management mode leading to excessive competition and so on. It is the main reason of the deviation between the price and the value of the construction products, and the research results provide the basic basis for finding the ways and methods to solve the problem of the price of the construction products. Second, through the analysis of the value chain of construction products and the value-added activities of construction enterprises, on the basis of the scale of employees in construction industry, it proves that the supply and demand relationship of construction market in China is basically balanced. This paper puts forward a new conception of construction system and environment construction to solve the problem of deviation between price and value of construction products. Thirdly, through the analysis of industrial value chain, enterprise value chain, construction product value chain and their internal relations, the value increment model, organization structure model and economic distribution model of EPC management mode are established. Combined with engineering practice research, this paper demonstrates and develops the operation / principle technology of EPC type engineering service subject based on the demand and monitoring mode of the owner of construction project.
