【摘要】:建筑業(yè)是國民經濟的支柱產業(yè)。盡管我國建筑市場非常繁榮,但建筑行業(yè)卻始終是個低收益、低效率和低附加值的產業(yè)。隨著中國進入工業(yè)化快速成長期,中國建筑市場也進人了黃金時代,但在建筑業(yè)的產出規(guī)模不斷擴大的同時,建筑業(yè)增加值增長率與國內生產總值的增長率卻呈現(xiàn)越來越明顯的剪刀差趨勢。究其原因,除了建筑產品及其生產過程技術經濟特點的影響之外,最主要的就是由于建筑產品價格與其價值相背離所造成。 對此,本論文緊密結合建筑業(yè)經濟活動特點,運用價格學理論、價值鏈理論和價值創(chuàng)新理論,采用理論分析與實證分析相結合的研究方法,,系統(tǒng)深入地研究了建筑業(yè)產品價格與價格問題,構思并論證了解決建筑業(yè)產品價格與價值背離問題的途徑和方法,進而,結合工程實際研究和發(fā)展了高附加價值化的EPC經營方式的價值增值空間和運作管理技術。本論文的主要內容包括: 第一,.基于價格學理論和建筑工程項目分段實施、多方參與的特點,以市場交易行為為前提,界定了業(yè)主方工程造價和建筑業(yè)產品價格的內涵;通過對建筑業(yè)企業(yè)施工承包建造產品價格構成、計價方法和依據(jù)的分析,發(fā)現(xiàn)單純以成本要素為定價依據(jù),施工技術科技含量難以影響價格水平以及經營方式導致過度競爭等,是建筑業(yè)產品價格與價值背離的主要原因。研究結果為尋求解決建筑業(yè)產品價格問題的途徑和方法提供了基本的依據(jù)。 第二,通過建筑產品價值鏈及建筑業(yè)企業(yè)價值增值活動的分析,在以建筑業(yè)從業(yè)人員規(guī)模為依據(jù)論證中國建筑市場供求關系基本均衡的前提下,提出了解決建筑業(yè)產品價格與價值背離問題的營造制度與環(huán)境建設新構思。 第三,通過對產業(yè)價值鏈、企業(yè)價值鏈、建筑產品價值鏈及其內在聯(lián)系的分析,建立了EPC經營方式的價值增值模型、組織結構模型、經濟分配模型,結合工程實踐研究、論證和發(fā)展了基于建設工程項目業(yè)主的需求和監(jiān)控方式的EPC型工程服務主體的運作g理技術。
[Abstract]:The construction industry is the pillar industry of the national economy. Although the construction market of our country is very prosperous, the construction industry is always a low income, low efficiency and low added value industry. China's construction market has also entered a golden age, but at the same time as the scale of output in the construction industry continues to grow. The increase rate of added value of construction industry and the growth rate of gross domestic product (GDP) show a more and more obvious trend of scissors difference, which is due to the influence of the technical and economic characteristics of construction products and their production process. The main reason is that the price of construction products deviates from their value. In this paper, closely combined with the characteristics of economic activities in the construction industry, the use of price theory, value chain theory and value innovation theory, the use of theoretical analysis and empirical analysis of the combination of research methods. This paper systematically and deeply studies the price and price of construction products, conceive and demonstrate the ways and methods to solve the problem of deviation between price and value of construction products. Combined with engineering practice, this paper studies and develops the value added space and operation management technology of high value-added EPC management mode. The main contents of this thesis are as follows: First, based on the theory of price theory and the implementation of construction projects in sections, multi-participation in the characteristics of the premise of market transaction behavior, define the owner side of the project cost and construction product price connotation; Based on the analysis of the price structure, pricing method and basis of construction contract construction products in construction enterprises, it is found that the pricing basis is only based on cost factors. Construction technology technology content is difficult to affect the price level and management mode leading to excessive competition and so on. It is the main reason of the deviation between the price and the value of the construction products, and the research results provide the basic basis for finding the ways and methods to solve the problem of the price of the construction products. Second, through the analysis of the value chain of construction products and the value-added activities of construction enterprises, on the basis of the scale of employees in construction industry, it proves that the supply and demand relationship of construction market in China is basically balanced. This paper puts forward a new conception of construction system and environment construction to solve the problem of deviation between price and value of construction products. Thirdly, through the analysis of industrial value chain, enterprise value chain, construction product value chain and their internal relations, the value increment model, organization structure model and economic distribution model of EPC management mode are established. Combined with engineering practice research, this paper demonstrates and develops the operation / principle technology of EPC type engineering service subject based on the demand and monitoring mode of the owner of construction project.
