【摘要】：在房地產(chǎn)的諸多業(yè)務(wù)管理中,項(xiàng)目管理是關(guān)鍵的業(yè)務(wù),涉及到房地產(chǎn)企業(yè)的資金流、是否能夠及時(shí)交房等諸多的核心管理內(nèi)容。在具體業(yè)務(wù)的管理中,決策對(duì)于工程項(xiàng)目而言至關(guān)重要,在整個(gè)項(xiàng)目管理的周期中都在使用,但是這種以前使用的方式已經(jīng)不能適用于當(dāng)今快速發(fā)展的房地產(chǎn)工程項(xiàng)目中,主要是人為影響的因素較高,不能客觀的對(duì)工程項(xiàng)目建設(shè)中產(chǎn)生的各類(lèi)數(shù)據(jù)信息進(jìn)行統(tǒng)計(jì)分析。本文針對(duì)項(xiàng)目管理系統(tǒng)的特征,結(jié)合日常的業(yè)務(wù)處理要求,對(duì)公司的項(xiàng)目管理系統(tǒng)進(jìn)行實(shí)現(xiàn),首先明確項(xiàng)目管理系統(tǒng)具體開(kāi)發(fā)的目標(biāo)及目的;確定項(xiàng)目管理系統(tǒng)的開(kāi)發(fā)內(nèi)容之后,對(duì)系統(tǒng)需要開(kāi)發(fā)功能進(jìn)行分析,給出系統(tǒng)具體開(kāi)發(fā)的功能需求及性能需求方面的內(nèi)容,對(duì)性能需求的具體指標(biāo)進(jìn)行描述;結(jié)合系統(tǒng)需求分析階段的內(nèi)容,對(duì)系統(tǒng)的總體架構(gòu)進(jìn)行設(shè)計(jì),給出各個(gè)架構(gòu)實(shí)現(xiàn)方面的內(nèi)容,包括系統(tǒng)安全性設(shè)計(jì)采用的措施及數(shù)據(jù)庫(kù)設(shè)計(jì)的內(nèi)容;對(duì)需求分析及系統(tǒng)設(shè)計(jì)確定的內(nèi)容進(jìn)行系統(tǒng)實(shí)現(xiàn),詳細(xì)的內(nèi)容是給出項(xiàng)目信息管理、辦公管理、工程管理等多方面的功能實(shí)現(xiàn)方式的說(shuō)明,對(duì)系統(tǒng)各個(gè)業(yè)務(wù)功能模塊的邏輯設(shè)計(jì)方案進(jìn)行描述;在軟件工程的最后階段,對(duì)系統(tǒng)確定的功能需求方面及性能需求進(jìn)行測(cè)試,從中確定系統(tǒng)開(kāi)發(fā)中存在的問(wèn)題,提交給軟件開(kāi)發(fā)人員進(jìn)行維護(hù),給出每一個(gè)系統(tǒng)功能模塊用例的具體測(cè)試過(guò)程及測(cè)試結(jié)果。華僑城項(xiàng)管理系統(tǒng)在具體部署及應(yīng)用之后,可以有效的提高房地產(chǎn)企業(yè)的信息化水平,對(duì)整個(gè)項(xiàng)目管理進(jìn)行規(guī)范管理。
[Abstract]:In many real estate business management, project management is the key business, involving the capital flow of real estate enterprises, whether the timely delivery of housing and many other core management content. In the specific business management. Decision making is very important for engineering project, which is used in the whole project management cycle, but the former method can not be used in the rapid development of real estate engineering projects. The main human factors are higher, can not be objectively produced in the construction of the project to carry out statistical analysis of all kinds of data information. This paper aims at the characteristics of the project management system, combined with the daily business processing requirements. The realization of the project management system of the company, first of all, the specific development goals and objectives of the project management system; After determining the development content of the project management system, the function of the system needs to be developed is analyzed, the content of the function requirement and the performance requirement of the system are given, and the specific index of the performance requirement is described. Combined with the content of the system requirement analysis stage, the overall architecture of the system is designed, and the implementation of each architecture is given, including the measures adopted in the system security design and the content of the database design. The requirements analysis and the system design of the content of the system to achieve, the detailed content is to give the project information management, office management, engineering management and other aspects of the functional realization of the way. The logic design scheme of each business function module of the system is described. In the final phase of software engineering, the functional requirements and performance requirements of the system are tested, from which the problems in the development of the system are identified and submitted to the software developers for maintenance. The concrete test process and test results of each system function module use case are given. After the concrete deployment and application of overseas Chinese city item management system, it can effectively improve the informationization level of real estate enterprises. Standardize the management of the whole project.
