【摘要】：隨著《不動(dòng)產(chǎn)登記暫行條例》的發(fā)布與實(shí)施,對(duì)城鎮(zhèn)的各項(xiàng)不動(dòng)產(chǎn)數(shù)據(jù)進(jìn)行整合，，建設(shè)城鎮(zhèn)不動(dòng)產(chǎn)統(tǒng)一登記管理信息系統(tǒng),已經(jīng)成為了下一步城鎮(zhèn)不動(dòng)產(chǎn)統(tǒng)一登記發(fā)展的要求。在城鎮(zhèn)不動(dòng)產(chǎn)數(shù)據(jù)庫(kù)整合技術(shù)與方法的研究過(guò)程中,本文首先對(duì)城鎮(zhèn)地籍?dāng)?shù)據(jù)庫(kù)和城鎮(zhèn)房產(chǎn)數(shù)據(jù)庫(kù)進(jìn)行了深入的學(xué)習(xí)和分析,并且認(rèn)真研究了《不動(dòng)產(chǎn)登記數(shù)據(jù)庫(kù)標(biāo)準(zhǔn)》為城鎮(zhèn)不動(dòng)產(chǎn)數(shù)據(jù)庫(kù)的整合夯實(shí)標(biāo)準(zhǔn)依據(jù);結(jié)合新的不動(dòng)產(chǎn)權(quán)籍測(cè)量技術(shù)與GIS平臺(tái)二次開(kāi)發(fā)功能,提出城鎮(zhèn)不動(dòng)產(chǎn)整合的技術(shù)方案和具體的技術(shù)細(xì)節(jié),最后結(jié)合具體的實(shí)驗(yàn)數(shù)據(jù)數(shù)據(jù)完成城鎮(zhèn)不動(dòng)產(chǎn)數(shù)據(jù)的整合。本文主要做了以下幾方面工作:(1)對(duì)城鎮(zhèn)地籍?dāng)?shù)據(jù)庫(kù)、城鎮(zhèn)房產(chǎn)數(shù)據(jù)庫(kù)從建庫(kù)意義、內(nèi)容、結(jié)構(gòu)、方法以及權(quán)屬調(diào)查等方面進(jìn)行全面分析。(2)琛入研究了《不動(dòng)產(chǎn)登記數(shù)據(jù)庫(kù)標(biāo)準(zhǔn)》,研究了不動(dòng)產(chǎn)統(tǒng)一登記數(shù)據(jù)庫(kù)的內(nèi)容、數(shù)據(jù)組織與管理方式、非空間屬性數(shù)據(jù)結(jié)構(gòu)等各方面的數(shù)據(jù)標(biāo)準(zhǔn),為城鎮(zhèn)不動(dòng)產(chǎn)數(shù)據(jù)庫(kù)整合夯實(shí)標(biāo)準(zhǔn)依據(jù)。(3)針對(duì)城鎮(zhèn)不動(dòng)產(chǎn)數(shù)據(jù)整合,結(jié)合“全站儀自由設(shè)站落宗”測(cè)量方法與基于GIS平臺(tái)二次開(kāi)發(fā)的“映射關(guān)系模型”快速建立方法,提出城鎮(zhèn)不動(dòng)產(chǎn)空間數(shù)據(jù)和非空間數(shù)據(jù)的整合方案,并且應(yīng)用上述方案與具體的技術(shù)方法來(lái)對(duì)城鎮(zhèn)不動(dòng)產(chǎn)數(shù)據(jù)進(jìn)行統(tǒng)一整合。(4)基于GIS平臺(tái),結(jié)合河南某縣的不動(dòng)產(chǎn)統(tǒng)一登記項(xiàng)目數(shù)據(jù),應(yīng)用本文提出的不動(dòng)產(chǎn)整合方案和具體的數(shù)據(jù)整合方法,對(duì)城鎮(zhèn)地籍?dāng)?shù)據(jù)庫(kù)和城鎮(zhèn)房產(chǎn)數(shù)據(jù)庫(kù)進(jìn)行實(shí)驗(yàn)性統(tǒng)一整合,實(shí)現(xiàn)了城鎮(zhèn)不動(dòng)產(chǎn)數(shù)據(jù)有效快速的整合。
[Abstract]:With the promulgation and implementation of the Provisional regulations on Real Estate Registration, the integration of all kinds of immovable property data in cities and towns and the construction of a unified urban real estate registration management information system have become the requirements of the next step of urban real estate unified registration and development. In the process of research on the integration technology and method of urban real estate database, this paper firstly studies and analyzes the urban cadastral database and urban real estate database. And studied the "real estate registration database standard" for the integration of urban real estate database consolidation of the standard basis; Combined with the new measurement technology of real estate right and the secondary development function of GIS platform, the technical scheme and specific technical details of urban real estate integration are put forward. Finally, the integration of urban real estate data is completed with specific experimental data. The main work of this paper is as follows: (1) the significance, content and structure of urban cadastral database, urban real estate database, (2) the standard of real estate registration database was studied, and the content, data organization and management mode of the unified registration database of real estate were studied. Non-spatial attribute data structure and other aspects of the data standards, for the integration of urban real estate database consolidation of the standard basis. (3) for urban real estate data integration, Combining the survey method of "Total Station Free Station setting down Zong" and the method of "mapping relation model" based on the second development of GIS platform, this paper puts forward the integration scheme of urban real estate spatial data and non-spatial data. And the application of the above scheme and specific technical methods to integrate the urban real estate data unified. (4) based on the GIS platform, combined with a county in Henan Province real estate unified registration project data, Using the real estate integration scheme and the specific data integration method proposed in this paper, the experimental integration of urban cadastral database and urban real estate database is carried out, and the effective and rapid integration of urban real estate data is realized.
