基于GIS的上海市社區(qū)型購物中心區(qū)位評價研究
[Abstract]:As a large-scale commercial facility, reasonable location choice is very important for the good development of shopping center. In recent years, the shopping center has developed rapidly in Shanghai, and has become the mainstream of the retail industry in Shanghai. The study on the location of shopping center is helpful to the rational distribution of retail development in Shanghai, and can also provide a reference for the future development of Shanghai shopping center towards an orderly, moderate and reasonable goal. At present, the main types of shopping centers in Shanghai are urban areas, while the community shopping centers in the United States, Japan, Hong Kong and other regions account for more than 70% of the total number of shopping centers. With the development of suburbanization in Shanghai and the improvement of community commerce, the development potential of community shopping center is huge, so this paper takes community shopping center as the main research object. In view of the powerful functions of GIS in spatial data processing and analysis, visual representation, model integration and so on, this paper combines the potential model and shopping model of spatial interaction theory based on GIS technology. The location distribution of community shopping center in Shanghai is analyzed and evaluated. In this paper, the concept and classification of shopping center are described in a comprehensive way. Combined with the practical problems to be studied in this paper, the location theory and spatial interaction model are introduced. Secondly, based on GIS technology, this paper analyzes the development status of shopping centers in Shanghai from the aspects of quantity, scale and spatial distribution characteristics, and selects population, traffic and purchasing power as three factors to influence the location of shopping centers. Finally, the potential model based on spatial interaction and the shopping model are used to calculate the attractiveness of Shanghai shopping center and community shopping center respectively, and the location distribution of community shopping center is evaluated by comparing the consistency of the two models. The results show that about 25% of the shopping centers in the community are unreasonable in location distribution and mainly concentrated in the area within the outer ring. In view of the problems existing in the location distribution of the community shopping center, this paper analyzes the causes of the problem and gives some reasonable suggestions for the development of the community shopping center.
