不動(dòng)產(chǎn)統(tǒng)一登記數(shù)據(jù)同步更新方法研究

【摘要】:我國的不動(dòng)產(chǎn)統(tǒng)一登記制度具有明顯的“屬地登記”特征,隨著不動(dòng)產(chǎn)統(tǒng)一登記信息化建設(shè)的推進(jìn),各地方的不動(dòng)產(chǎn)統(tǒng)一登記數(shù)據(jù)逐漸積累,但各地部門橫向之間和上下級(jí)縱向之間的不動(dòng)產(chǎn)登記信息共享困難。為了消除“信息孤島”,實(shí)現(xiàn)不動(dòng)產(chǎn)登記信息跨部門和多級(jí)別的互通共享,國家、省級(jí)需要建立一個(gè)中心數(shù)據(jù)庫來集中管理轄區(qū)的數(shù)據(jù)。盡管各地區(qū)已完成了本地不動(dòng)產(chǎn)統(tǒng)一登記的信息化基礎(chǔ)工作,但由于技術(shù)和人為因素以及各地管理需求的差異導(dǎo)致了各地信息管理系統(tǒng)所采用的數(shù)據(jù)庫和GIS平臺(tái)不同,同時(shí)數(shù)據(jù)庫結(jié)構(gòu)設(shè)計(jì)和表達(dá)內(nèi)容迥異。因此,在異構(gòu)環(huán)境下,研究不動(dòng)產(chǎn)統(tǒng)一登記增量數(shù)據(jù)統(tǒng)一表達(dá)及其同步方法具有重要意義,不動(dòng)產(chǎn)統(tǒng)一登記數(shù)據(jù)的同步更新是實(shí)現(xiàn)該目標(biāo)的關(guān)鍵。本文從縣級(jí)層面出發(fā),首先通過對(duì)不動(dòng)產(chǎn)統(tǒng)一登記權(quán)利體系的梳理,將數(shù)據(jù)分為權(quán)籍?dāng)?shù)據(jù)和權(quán)利登記數(shù)據(jù)并總結(jié)其數(shù)據(jù)更新的特點(diǎn)。其次,分別對(duì)權(quán)籍?dāng)?shù)據(jù)與權(quán)利登記數(shù)據(jù)提出不同的增量提取方法,對(duì)于權(quán)籍?dāng)?shù)據(jù),通過分析不動(dòng)產(chǎn)對(duì)象的時(shí)空變化過程,建立了不動(dòng)產(chǎn)單元生命周期模型,并提出基于拓?fù)鋵傩月?lián)動(dòng)的增量提取方法;對(duì)于權(quán)利登記數(shù)據(jù),則在總結(jié)歸納現(xiàn)有方式和變化數(shù)據(jù)捕捉方法的優(yōu)缺的基礎(chǔ)上,結(jié)合不動(dòng)產(chǎn)統(tǒng)一登記的數(shù)據(jù)模型,提出了基于觸發(fā)器和項(xiàng)目變更控制表的變化捕捉方法,并對(duì)觸發(fā)器進(jìn)行了改進(jìn)和優(yōu)化。接著歸納了現(xiàn)有同步模式,總結(jié)出不動(dòng)產(chǎn)統(tǒng)一登記數(shù)據(jù)同步的特點(diǎn),構(gòu)建了基于XML的數(shù)據(jù)同步體系,并分別對(duì)其核心XML文件的建立方法進(jìn)行研究,具體包括在數(shù)據(jù)同步過程中源數(shù)據(jù)庫與目標(biāo)數(shù)據(jù)庫的結(jié)構(gòu)映射過程、轉(zhuǎn)換映射過程及增量數(shù)據(jù)入庫時(shí)的XML解析,并給出了增量數(shù)據(jù)入庫的具體算法;最后,設(shè)計(jì)了數(shù)據(jù)同步系統(tǒng)原型,并使用海門市的不動(dòng)產(chǎn)統(tǒng)一登記數(shù)據(jù)進(jìn)行了驗(yàn)證,實(shí)驗(yàn)證明以上增量數(shù)據(jù)提取方法與數(shù)據(jù)同步體系是有效的。具體的研究內(nèi)容與研究成果如下:(1)明確不動(dòng)產(chǎn)單元的概念和類型,并構(gòu)建基于不動(dòng)產(chǎn)單元的權(quán)利體系,由不動(dòng)產(chǎn)權(quán)利體系所決定將不動(dòng)產(chǎn)統(tǒng)一登記數(shù)據(jù)分為權(quán)籍?dāng)?shù)據(jù)和權(quán)利登記數(shù)據(jù),并分別總結(jié)了其各自的特點(diǎn)。(2)分別針對(duì)權(quán)籍?dāng)?shù)據(jù)和權(quán)利登記數(shù)據(jù)設(shè)計(jì)了變化數(shù)據(jù)的捕捉、提取方法。針對(duì)權(quán)籍?dāng)?shù)據(jù),通過對(duì)不動(dòng)產(chǎn)對(duì)象變化過程進(jìn)行分析,建立了不動(dòng)產(chǎn)單元生命周期模型,在此基礎(chǔ)上提出了基于拓?fù)鋵傩月?lián)動(dòng)規(guī)則的增量提取方法;針對(duì)權(quán)利登記數(shù)據(jù),提出基于觸發(fā)器和項(xiàng)目變更控制表的屬性數(shù)據(jù)變化捕捉方法,并對(duì)觸發(fā)器算法進(jìn)行優(yōu)化處理。(3)以縣、地市到省級(jí)的同步更新為例,分析了不動(dòng)產(chǎn)統(tǒng)一登記所采用的數(shù)據(jù)同步模式和同步的特點(diǎn)并建立數(shù)據(jù)同步體系,同時(shí)設(shè)計(jì)了空間增量變化數(shù)據(jù)更新入庫的詳細(xì)算法,最后通過同步系統(tǒng)原型的設(shè)計(jì),驗(yàn)證本文同步方法的可行性。
[Abstract]:The unified registration system of real estate in our country has obvious characteristics of "territorial registration". With the development of information construction of unified registration of real estate, the data of unified registration of real estate in various places are gradually accumulated.However, it is difficult to share real estate registration information between local departments horizontally and vertically.In order to eliminate the "information isolated island" and realize the inter-departmental and multi-level exchange and sharing of real estate registration information, it is necessary for the state and provincial level to establish a central database to centrally manage the data of the jurisdiction.Although the information foundation for unified registration of local real estate has been completed in various regions, due to technical and human factors and differences in local management requirements, the databases and GIS platforms used in local information management systems are different.At the same time, the database structure design and express content is very different.Therefore, it is of great significance to study the uniform representation and synchronization method of real estate uniform registration increment data in heterogeneous environment. The key to achieve this goal is to synchronize the real estate registration data.This paper starts from the county level, through combing the real estate unified registration right system, divides the data into the right register data and the right registration data, and summarizes the characteristics of its data updating.Secondly, different incremental extraction methods are put forward for the data of right register and right registration. For the data of right register, the life cycle model of real estate unit is established by analyzing the process of temporal and spatial change of real estate object.An incremental extraction method based on the linkage of topological attributes is put forward. For the data of right registration, on the basis of summing up the advantages and disadvantages of the existing methods and the methods of capturing the changing data, the paper combines the data model of unified registration of real estate.A change capture method based on trigger and item change control table is proposed, and the trigger is improved and optimized.Then it summarizes the existing synchronization mode, summarizes the characteristics of real estate unified registration data synchronization, constructs the data synchronization system based on XML, and studies the method of establishing its core XML file.It includes the structural mapping process of the source database and the target database in the process of data synchronization, the XML analysis of the transformation mapping process and the incremental data input, and gives the specific algorithm of the incremental data input.The prototype of the data synchronization system is designed and verified by using the real estate registration data of Haimen City. The experiments show that the above incremental data extraction method and the data synchronization system are effective.The specific research contents and results are as follows: 1) defining the concept and types of real estate units, and constructing a system of rights based on real estate units.According to the system of real estate rights, the unified registration data of real estate can be divided into right register data and right registration data, and their respective characteristics are summarized respectively.Extraction method.Based on the analysis of the process of real estate object change, the life cycle model of real estate unit is established, based on which the incremental extraction method based on topological attribute linkage rule is proposed, and the right registration data is analyzed.Based on trigger and item change control table, the change capture method of attribute data is put forward, and the trigger algorithm is optimized. The example is the synchronous updating of county, prefecture and city to provincial level.This paper analyzes the data synchronization mode and characteristics of real estate unified registration and establishes a data synchronization system. At the same time, a detailed algorithm for updating spatial incremental data into the database is designed. Finally, the prototype of the synchronization system is designed.The feasibility of the synchronization method is verified.
