琿春東北亞國際文化產(chǎn)業(yè)園區(qū)眾籌模式研究

【摘要】:房地產(chǎn)對一國經(jīng)濟增長起著拉動的效果。伴隨著改革開放,中國逐步放開了房地產(chǎn)市場,在滿足廣大民眾的住房需要的基礎(chǔ)上,也拉動了中國經(jīng)濟的成長。乘著中國經(jīng)濟的起飛,房地產(chǎn)市場的成長迅速,使得很多企業(yè)進入房地產(chǎn)行業(yè),房地產(chǎn)市場逐漸飽和,利潤率降低,成本也上升了,加之在中國房地產(chǎn)市場上,投機行為盛行,使得中國房價飛漲,大大限制了普通民眾的購房。另一方面,不少的公眾還沒有買房,這更吹大了了房地產(chǎn)市場中的泡沫。當(dāng)前中國正處在經(jīng)濟轉(zhuǎn)型的關(guān)鍵時期,正在準(zhǔn)備向高收入國家邁進,但是房地產(chǎn)市場的疲軟以及這所帶來的房地產(chǎn)企業(yè)的債務(wù)問題,這給中國經(jīng)濟轉(zhuǎn)型帶來壓力。因此,增加對中國房地產(chǎn)企業(yè)的融資,促進房地產(chǎn)產(chǎn)業(yè)的逐步穩(wěn)定下來,促使中國房地產(chǎn)泡沫的逐步的破裂,有利于中國經(jīng)濟真正跨過中等收入陷阱,邁入高收入國家。連年來,由于互聯(lián)網(wǎng)不停向?qū)嶓w金融的滲透,催生了互聯(lián)網(wǎng)金融。在這其中,眾籌是其中最為重要的一種形式。在2008年金融危機之后,眾籌網(wǎng)絡(luò)平臺首先在美國出現(xiàn)了,以便為企業(yè)提供資金的支持。眾籌在為企業(yè)融通資金方面起著十分重要的作用,可以說這對于房地產(chǎn)企業(yè)來說有著十分重要的吸引力。因此,隨著互聯(lián)網(wǎng)金融的不斷發(fā)展,催生了房地產(chǎn)眾籌這一新的互聯(lián)網(wǎng)金融形式,為房地產(chǎn)市場的穩(wěn)定發(fā)展有著十分重要的意義。由此出現(xiàn)了地產(chǎn)眾籌,為投資者擴展了投資的渠道的同時也為房地產(chǎn)商供應(yīng)了發(fā)展資金。本文主要談?wù)摿朔康禺a(chǎn)眾籌相關(guān)問題。首先通過對相關(guān)法律法規(guī)的介紹,對房地產(chǎn)眾籌的法律邊界進行了界定,使其能夠在法律的范圍內(nèi)去運行下去,保證房地產(chǎn)眾籌的長遠的發(fā)展。其次,通過對房地產(chǎn)眾籌模式的具體案例的分析,從而對典型的房地產(chǎn)眾籌模式進行全面的展示。最后,通過琿春東北亞國際文化產(chǎn)業(yè)園區(qū)的案例分析,運用案例對房地產(chǎn)眾籌的發(fā)展的模式進行了具體的闡釋,詳細闡述房地產(chǎn)眾籌具體的整個運作的過程,為房地產(chǎn)眾籌的成長帶來了具體的實例,為房地產(chǎn)眾籌的長遠成長帶來借鑒的案例。
[Abstract]:With the reform and opening up, China has gradually opened up the real estate market, on the basis of meeting the housing needs of the general public. It has also contributed to the growth of the Chinese economy. With the take-off of the Chinese economy and the rapid growth of the real estate market, many enterprises have entered the real estate industry. The real estate market has gradually become saturated, the profit margin has decreased, and the costs have also risen. In addition, in the Chinese real estate market, the prevalence of speculation has caused Chinese house prices to skyrocket, greatly restricting the purchase of houses by ordinary people. On the other hand, many members of the public have not yet bought a house. This has inflated the bubble in the real estate market. China is in a critical period of economic transformation and is preparing to move towards high-income countries, but the weakness of the real estate market and the resulting debt problems for real estate companies, This has put pressure on China's economic transformation. Therefore, increasing the financing of Chinese real estate enterprises, promoting the gradual stabilization of the real estate industry, and promoting the gradual bursting of China's real estate bubble, It is beneficial for China's economy to really cross the middle-income trap and step into high-income countries. Over the years, because of the constant penetration of the Internet into real finance, it has given birth to Internet finance. Among these, Crowdfunding is one of the most important forms. After the financial crisis in 2008, crowdfunding network platforms first appeared in the United States to provide financial support for enterprises. Crowdfunding plays a very important role in financing enterprises. It can be said that this is a very important attraction for real estate enterprises. Therefore, with the continuous development of Internet finance, this new form of Internet finance has been spawned. It is of great significance for the steady development of the real estate market. At the same time, it also provides development funds for real estate developers. This paper mainly discusses the issues related to crowdfunding of real estate. First, through the introduction of relevant laws and regulations, This paper defines the legal boundary of real estate crowdfunding, so that it can run within the scope of the law to ensure the long-term development of crowdfunding in real estate. Secondly, through the analysis of specific cases of the mode of crowdfunding in real estate, Finally, through the case analysis of Hunchun Northeast Asia International Cultural Industry Park, the author uses the case to explain the development model of the real estate crowdfunding. Elaborate the real estate crowdfunding process of the whole operation, for the growth of real estate crowdfunding brought concrete examples, for the long-term growth of real estate crowdfunding cases.
